I saw Dean infomercial and ordered the book, read it then I got the next book. Very Good! Dean made it seem easy enough that I could do it.So I am.
It is time to get started I met with our realtor today; investor "savey guy" I like him. He is interiged about us as we are him.
I am still scared. we put in 5 offers and will be doing 25 a month minimum. Oh Boy! I still haven't found my niche yet. We sent out 500 post cards and I have 4 ads on craigs list.placing more bandit signs and flyers out tomorrow. I get nervous about someone seeing me hang up the signs...
I want this to work so bad I can taste it, if you know what I mean.
It took a while before I decided what to do "fast cash" thats my game. Buy it cheap and pass it on.
I will try to stay on track.

Today was a successful day! I met with a new PM couple.. they are financing our next fix/rent/refi property! 10% 12 months. No points! They great thing about this is they love doing these types of deals and we have already agreed on more deals.
We looked another house and I negotiated 125 down to 75k and after our walk through i think we could get it a little lower. foreclosure price is 84k so we could offer it at 79k making 4k assignment fee.
And we picked up another duplex for the property management company!

Things are starting to get busy again. That's good because February wasn't good.
We found funding for our latest deal 10% for 12 months not exactly what we wanted but this is the first deal of many with this new lender. And his is proofed to 500k.
Yesterday, Dan found another person with 80k that we know well.It was nice because this person approached him.
We have 4 other houses under contract for wholesaling, and working on one more today. My marketing will go up today.
Sold one of our flips. We profited 7500.00 Not much but Ill take it
I'm writing my first offer on multiplex! and purchasing with another persons money!
Im struggling with getting my signs and flyers out... seems I always run out of time.
We have picked up consistently for 2 months 2 new management accts a week. Woot Woot!
Oh and the other day I was taking pictures of our latest wholesale and the house next door had recently sold to an investor... I noticed him and started a conversation. He is an investor (buy and Hold) guy, new to the area that knows nothing about the local market etc.... He was looking for a property manager and has been trying out realtors and he, like me says, "Nobody in this town wants to work!" Exactly ! I think. Because I haven't been able to find anyone willing to work either that why Im making my own offers!!!!! I gave him my pitch for property management and gave him my business cards. Yesterday he called me and wanted my opinion on potential rents for a property he was looking at, his realtor told him it would rent for 150.00 more than is possible. I let him know my opinion. Anyway, he told me he liked what I had to say about management and hired my company to manage all his properties. He plans on buying 20 locally! Im seeing a win, win here.

I just closed on my first 25:1 deal ! it is a 4 bedroom 3 bath home ARV is 155k We purchased for 82k it needs about 17k it will rent out for 1100/month I am going to fix it rent it and refi it!!! funded with private money.
I have an other one under contract and am now searching for private money to fund it. it is a 4 bed 1 bath ARV is 125k purchase price of 72k it need 7k in rehab to get it rent ready. It wil rent for 950/mo and I have a multi unit pending, 10 units, the 25% down is funded with ..... private money (125k) and bonus my property management company will manage it. we just sold our latest flip didnt make much but we still get to manage it too! The flip was also funded with private money!!! Lots of stuff going on.
We have increased our equity position in the company about 120k in the past month ...... it wont be long and i will be quitting my job!!

2nd day of rehab and the house smells so much better Hahahha! it is amazing how much removing the ruined carpet helps. so far so good no surprises yet.
Still searching for private money for my next deal. I really haven't spent any time on it yet. The seller is so happy she saved me a rhubarb start
It has been my work week so it always feels like I dont get anything done. We got 2 more new property for the management company this week. I believe we have everything ready for the multiunit deal. the inspection is monday. fingers crossed
We received 5 phone calls this week One appt setup for tomorrow. It is a postcard call. I saw a new bandit sign today in my area I called it and it was a new investor. I will add her to my list I could tell by her sign she is NOT a DGer.
I focused on finances today and we are getting stronger every month. Thank you Dean for keeping me and others motivated to keep reaching for success

It has been 2 weeks since i have done any investing and I am glad to have my mind set back!!!
I am a nurse and have been around death and dying for most of my life. But this one so close to me really messed me up. But that's not what my Mom would have wanted. I am more determined than ever to get to the next level!!! It broke my heart to hear my Dad worry about how he could not afford to pay for my Moms funeral! I kept telling him not to worried about it, It will be taken care of.But through his tears I could see the doubt in his eyes. Not again will this happen because I WILL be able to write a check to cover it!
LETS GO!!!

Things are changing around here. Tomorrow is my very last day at my JOB! I am still nervous and the little self doubt is still nagging at me but We have already proven we can be successful REI So I say Lets GO!

So sorry for your loss it sounds like your using this to motivate you to another level. My best friend from high school called me yesterday to tell me that his dad died at of a heart attack while playing tennis at the age of 60. It reminded me that life is so precious and we all need to make sure that the ones we love know we love them because we never know when it may be our time to go...We invest for a better tomorrow but love everyone today like there's no tomorrow.
I'm so excited for you to become a full time REI!!! You're going to ROCK IT!! Your dreams and beliefs are limitless and I have no doubt that you will accomplish all that you have set in front of you, so lets GO!

today is day 3 of my new career.
Im looking at a potential new office today. and we are making several offers.
I am working on streamlining my schedule so that I can maximize my time. LOL never enough of it! Our new bookkeeper is doing great things I am so pleased that everything will be correct!
I am working very closly with my teams now and I will probably drive them crazy! I can see areas that need tightening up!

Just remember that Matt says have $100K in the bank before you start rehabbing and buy and hold. I know you are already doing those other things but put your focus on building that bank acct and have tunnel vision. The fastest way to build that cash is wholesaling.

So today I have been a full time real estate investor for 1 whole week!!
I have been working on mastering wholesaling, getting my team together and streamlining the PM company and the Investing company....So much to do as the boss! But I know I must take time and train them well.
We are developing a new website. Looking for a new office space we are so cramped. I am looking for better exposure and a building big enough to accommodate all of us. Our maintenance crew has been offsite since the beginning. This is simplify communication, billing and productivity.
yesterday I sold a house with a hand shake to a friend and made 10k on the deal and we will still be managing it. Win WIN. We have picked up 2 more management properties.We have one house under renovation and 2 pending. Offering on a 4 plex tomorrow. Closed another deal today and got paid 1800.00 fee
I going to go back and read 30d to Cash.

Oh no Bimal you don't have to pay the Agent. She is an employee of mine and has been for 6 years, She got her real estate license at my request.
In property management a license is required to negotiate with owners and tenants. So she works 7 hours a day and 2 hours a day. I have her doing offers, flyers property research stuff for just investing, the rest of the hours she works for the property management business. So yes I pay her to write offers. However agents normal only get commission on sells, unless they work for a property management company.
I have 2 other agents that work in my office in the property management company.does that clear that up???
