My husband and I have been on this journey for a few years now. We have some investing but limited to buying rental units. We have been stagnent for a year or so. I saw Dean infomercial and ordered the book, read it then I got the next book. Very Good! Dean made it seem easy enough that I could do it.So I am.
It is time to get started I met with our realtor today; investor "savey guy" I like him. He is interiged about us as we are him.
I am still scared. we put in 5 offers and will be doing 25 a month minimum. Oh Boy! I still haven't found my niche yet. We sent out 500 post cards and I have 4 ads on craigs list.placing more bandit signs and flyers out tomorrow. I get nervous about someone seeing me hang up the signs...
I want this to work so bad I can taste it, if you know what I mean.
It took a while before I decided what to do "fast cash" thats my game. Buy it cheap and pass it on.
I will try to stay on track.

closed another deal Friday. It of coarse was complicated LOL It had 2 real estates contracts and the original owner died years ago. It took 4 weeks for title to be cleared It is a 1 bedroom 1 bath duplex. our payment is about 400/mo expenses is 200/mo toal expenss 600/mo, total rents received is 925 which makes monthly cash flow = 325/mo Not too bad. And Oh we ised private money at 10% we did have to put up 2700 on this one.
Now we are working on 3 lease option deals.

Lease option I think about it all the time your doing good. Sometimes I wonder when will I do my first deal and I think about some of the things I read you went through to get yours. I must keep fighting! Stay posting and I will keep following.
Isn't it crazy how we fight for so long and just keep hitting the wall and then all of a sudden--BAM!!! We break through!

What a busy couple of weeks! We are so dang busy. Today we signed up a lease option family and received 10k nonrefundable fee... Sweet. And I picked up another managment acct. WOOT WOOT!!

This month has been pretty good for us we met our goal:) first we lease option one of our properties for 10k 5 years contract. It will cash flow about 100/mo and we will make about 50k on the back end. The tenant buyers move in tomorrow and have already done aboout 2500 in repairs/upgrades faucets, ceiling fans, flooring. next we extended another LO this one a sandwich leas option. We received another 1500.00 fee for the extention and another 100/mo for 3 more years. Next we picked up another LO where we will take over thier payments. Next we purchased a duplex with private money, 2k down. It will cashflow about 300/mo. We will probably flip this one. Then as a realtor I have closed 3 deals and we have picked up 4 more properties for our management company.
It is always an eye opener when I write it all down. I have to remember to reward myself and acknowledge the successes that we accomplish. WOOT WOOT!!!
On a personal note my parents' health is failing and they now need daily assistance. I hve to figure out how to balance that...

March 7th, Dan and signed up another lease option house. :)The Pennsylvania home; We have it under contract on a 5 years note, no money out of pocket, for the loan balance at the time of purchase. The sellers are so happy. It a good deal. We will option it out for 5k.the numbers work so here it is. The balance of the loan now is 119k, FMV is 135k currently. We are seeing a 3% appreciation right now so we will be able to give equity to our tenant buyer.the loan payment is 717/mo PITI. So we will lease option it on a 3 year contract for 135k purchase price, 975/mo and 5k down. On the back end we will make around 7-8k. and we will make 9252.00 in cashflow over the 3 years. Oh and 5k upfront. The tenant buyer will refinance 130k at the time of closing. and the FMV should by approxiamatily 145-150k at that time. I really love doing these lease options
Lease option number 2, The Church home; This is a house we have had as a lease option for 4 years,It was are very first lease option and we made a few mistakes...... a few months back the house payment went up do to a change in the taxes and DAn and I had been covering a 144/mo difference. Well ya know that had to stop!!! So we renegotiated with the seller, they do NOT want the house back. So we extended the contract for 5 more years. Then we met with our tenant buyers who had not exercised ther option, thier contract had expired. So we renegotiated with them. They love the house by the way. They have to give us another 1500.00 to renew the contract, they had already given us 5k.This contract is for 3 more years and thier payment go up to cover all of the mortgage payment,and a little for us not much cashflow on this one. So we turned the situation around and made a win/win/win
Lease option number 3, we finalized our lease option on the Rose valley home. It is our old personal residence. We owe just under 80k, We lease optioned it for 150k, ona 5 year contract, 1150 a month and we received 10,000.00 down! Now to find a tenat buyer for lease option number 1.

You are not going tobelieve this but while at work today on a 15 hours shift I picked up 2 units to manage, one buyer per approved for 270k, and another person who has two house she wants me to list!!! I don't think I can totally quit my JOB!!
DAn and I have decided that I will go part time... I am nervous because we tried this befoer but this time I am way more knowledgable, more savey and way MORE determined!! I am so excited and scared at the same time.

Wow what a weekend!
Saturday;I was honored to be ask to be part of the Live Cast event. I had such a great time. Spending time with Gena and Jen was so cool. We talked about so much and I got some great advice. I was very nervous but evertone make me feel like part of the family It was just great!
Sunday; We went to my Son and Daughter in laws house nd had dinner. While my daughter in law, Gena, and I were preparing dinner. She asked if we would ever rent a house to 4 teen single moms.???? Well, that is risky but..Gena is a social worker at one of the local highschools and works with teenage mother that attend schoold there. She explained that it is difficult for these girls to get housing. she told me of another school that has a programs that does this. My thoughts were this could be a win/win/win.... and I like that. Gena will see if we can do this here.
Monday; Dan and I went to our local REIA meeting. first thing someone recognized me from the Live CAST!!! LOL What a hoot. We met 2 potential buyer and met 2 private money people. NETWORKING is so important!

You did a great job on the webinar. Loved watching it. One thing you could
do for the teen mom, is rent by the room as opposed to the house, that way
you can just keep the door revolving. I don't know if these girls are on assistance or what but you could provide all inclusive housing for them
and that way can get a higher rent that may or may not be paid by county. Have been trying to do this here, am working with County services, but haven't got it in place yet. Can tell you more about it at the edge.

Another busy day but not enought RE. We reorganized our office. I pulled my 1 # person out of the reception area so that she can focus on property management. This should help free up my time at least thats the plan. My #2 person also moved which should also allow her to focus on her tasks. I convinced the other business to split the cost of a receptionist. I have been working on streamlining our busniss since Febuary I took over management in February. I am too busy with it though.
We have 2 LO going looking for 2 tenant buyers. We should have them wrapped up by the end of the month... Starting again to make offers. Bnadit signs are going out next week...

DAn and I wrapped up another sandwich lease option! we received 5k concideration money. We spent anout 20 dollars and about 2 hours time.
WE have one more to go. Our goal was to lease option both of these propeties before the end of April I believe we are going to make it. We are suppose to sign up the other tenant buyers Monday unless they back out so wish me luck!
The the deal was a sandwich lease option. So there are 2 parts. We set up a 2 year contract with the TB and a 5 year contract with the seller. We took over the house with the existing loan in place the payments are 717.00 a month, which includes taxes and insurance. The TB will pay 900.00/mo so that cashing 189/mo. The sellers owes 119k on the loan and we are selling it for 130k. We won't mak much on the back end but we will make cash flow every month and thats what we are looking for on this one.

You may not make only make 11k on this deal but your cash on cash return is through the roof! $20 into it? I would count this as a no money out of pocket deal. Awesome. Can't wait to talk to you at the EDGE
