OK, I should have started this earlier, so I have some catching up to do.
Saw Dean's infomercial on TV on Nov. 1, order his book the next day. Received his book about a week later, completed both of his books and the "success secrets" booklet on November 23rd.
November 24th, set up my voice mail, posted some adds on Craiglist & Kijiji, set up a new e-mail account, started website. Some of my add got removed?? Maybe I posted too many?
November 25th, opps realized I forgot to leave my phone number on the voice mail. Figured out how to add a closing without re-recording the whole message...whew! Got a few hang-up voice mails, someone listened to the whole message, but didn't leave a message. It's nice to get notification of calls. Ordered AFF, ran a few of the reports, not too many properties came up, all of them were from Craigslist. Have to come up with a script to e-mail the few prospects that did come up. The form generators, and webpage generators that came with AFF are great!! I couldn't get the webpage name that I wanted to generate correctly, I need to come back to that. Need to read up on how to set up the website promotions, the Dan Hollings information was great!! Need to print out some flyers and post them in the local area (grocery stores, library...). Starting to build a contact list of realtors and mortgage brokers that I can begin to contact. Didn't win the scholarship, called to inquire about the academy, I think I waited too late, left a message.
November 26th - Happy Thanksgiving!!! - No work on the business today.
November 27th - Didn't get in as much time as I would have liked today working on my real estate business. Car was in for service, so I didn't make it to the store for printing supplies, will have to do that tomorrow. Set up my home phone to go to voice mail instead of answering machine so I don't have to worry about the boys deleting an important message, plus I now get notified via e-mail if I get a message. Haven't heard back in the academy, will have to call again tomorrow.

Chris, "And it still cash flows" that is great. The best I have found so far here in Atlanta area is 6 months seasoning with 75% LTV, NOO, Cashout? What is the max LTV% at that bank with cashout?

I believe the max was 75% with NO seasoning requirements.
Check with the small banks, they are more flexible than the big ones.

Lots of errands to run in the am...spent the afternoon working on REI!
Got my first REAL lead from SFL! You can tell when they fill in all the blanks! I spoke to the women, seems like a real nice house with a lot of equity in it! Having a hard time getting comps to determine a value. Not a lot of sales in the area recently. I am having my realtor work on some comps for me.
Working on post cards for probate, should have those soon!
Also been working on increasing internet traffic to my web sites!

SFL is starting to pay off! Looks like a got first dibs on a deal from someone who posted their info on my SFL site!!! I am also getting a lot of cash buyers and some deals from the system. Wooooooooo hooooooooooooo

Have a potential deal I am looking at. This person saw one of my ads and posted info on my SFL site. They are looking to locate to a warmer climate and has a rental property they want to sell, the house is not listed or marketed anywhere. Plan on looking at it Saturday.

Got hammered by snow today yet again....about a foot...more storms coming. It's starting to put a damper on the property inspections.....dohhhhh
One good thing, it's easy to see the vacant homes in the snow.

I've been expanding my exposure on the net, I think it is starting to pay off. Got some new prospects plus a new buyer within the last week.
Still digging for deals....haven't found the diamond in the rough yet.

OMG...had to shovel my roof tonight! There had to be at least a foot of snow up there and we are expecting rain tomorrow! Whew....what a lot of hard work. Don't worry I didn't fall off! I made up a tool to do it from the ground, except for the flat roof, I had to shove that off!

It's been a while since my last post. Still plugging along, have one house that I have trying to look at for the past few weeks, but every time we plan on looking at it we get a major storm. Looks like this weekend is finally clear.
Marketing is key! Make sure you have multiple means of marketing. Bandit signs, flyers, craigslist...etc.

Sorry I haven't posted in a while. Yes I am still alive!!!! A few things going on, but not as much as I would like.
First off, my tenants were late with the rent....ugh! They didn't reply to my phone call, texts or e-mails....until, I used the late rent letter from DG.com. That letter sure worked, I hated sending it, but it sure sends the right message.
Went an looked a house from a women who left her info on my website. Had been trying to look at it for weeks, seemed every time we set up an appointment we got a snow storm. The house need more work than I had anticipated, we made her an offer, waiting to hear from her.
I also spoke to another women who was offering owner financing. She wouldn't give me the address of the property, but she did say it was on the MLS, so I found it there. She was asking about $100K over the fmv!! NEXT!

I CAN RELATE...."Had been trying to look at it for weeks, seemed every time we set up an appointment we got a snow storm." I had 3 properties go under contract on me cause I couldn't either get out thru the storm OR couldn't get TO the property (too much snow/ice, uncleared). Being hammered by 5 big storms in a very short timeframe has made things a bit more challenging. Will continue to PERSEVERE! Keep in touch.

Just drove from Bangor, ME to make it home in time to catch Dean's conference call (5 hour drive). Before that took a long weekend and went skiing with my family, other than driving up in a snow storm, everything was awesome!! 8" of new snow, it was sunny an warm (at least for New Hampshire). I did my best skiing ever! Though we haven't done this in 2 years, so I was not used to all the skiing, the heated pool and hot tub was awesome at the end of the day.

Been getting my act together...put together a marketing plan for buyers and sellers.....hired a VA to handle all the seller calls, do research, then hand the deal to me for calculation of the offer, then I hand it back to her to make the preliminary offer call (all while I am on my full time job...for now anyways).
So is this working??? YESSSSS I currently have 3 properties under contract, with a 20 day inspection period, we are making about 50 offers per month and once I get this going looking to expand the market.

As you can see it has been a while since I updated my blog.
I am hitting the reset button, I got Dean's latest book and skimmed through it, so this is what I have decided to do. I am starting from page 1 and will document my daily progress here, both the successes and challenges. My goal, within 30 days to complete a deal based on Dean's latest book and to continue with the plan, by this time next year to be regularly generating $10K a month in profits from real estate.
