Ever have one of those non-stop weeks? This is one of them, got something going on every night and never seem to be home!

Tonight was our month REI meeting. We had an attorney and a CPA speak, they mostly talked about 1031 exchanges. They will come back to talk about corporate strategies.

On another note, looks like my prospective tenant has passed all the hurdles, now to sign the paperwork. Yeahhhhhhhhh

...Congratulations on getting a tenant for your rental home. Sometimes the effort in finding the right qualified tenant can go a long way. A happy tenant that takes care of the property and pays their rent on time can be worth their weight in gold. Sounds like you had a good REI club meeting. A 1031 exchange can be a great way to defer paying capital gains taxes. This can be a great tool to acquire larger more expensive properties. Good luck on your future deals. OK...this is something that I have not been doing consistently and you need to, in order to succeed in this business...posting bandit signs.

Here's what I did. I got Dean Foreclosure Alert system. I searched pre-foreclosures in on of the cities I am looking for properties in. The I identified the area codes with the most pre-foreclosures. I then mapped them and identified all the major intersections around these area, then I posted 2 signs in each of these intersections. One on the main road and one on the cross street.

Oh...the signs....I buy blank signs from Walmart....they are $1 & change for 5, and use a fat permanent marker...the signs read:

I BUY HOUSES
ANY CONDITION
[MY PHONE #]

How simple is that?

Way to go! Glad you found a tenant that passed all the background checks and all the calling to neighbors etc checked out! Can you tell me the exact name of the signs you buy at Walmart? I'm trying to find them online so my birddog in GA can put them up, but I searched Walmart.com and counldn't find them. I can only find more expensive ones. I need to make sure they'll withstand the rain. You are doing AWESOME!!!!!!! Way to go!

This talks about my first 2 deals, we are signing papers on deal #2, and shortly after this video we purchased a 3rd home which we resold for a profit!

On to the next deal!

Did a drive by on a few prospective properties, they all look good, time to make some offers.

The sign material I use is actually poster board. I would not worry about them holding up to the weather too long, they usually get ripped down anyhow.

I didn't see them on-line, though they did have larger packages, 25, 50 or 100. Search for poster boards, they should come up.

Also, if you want a local phone #, you can get one free from Google!

I can't find where we're supposed to submit the video. ARe there certain requirements. I think I'm ready to do mine. It will always be a work in progress as REI expands! Good job!

Hope everyone had a great Thanksgiving, I know I did! I think the count was 25 for dinner!! Better yet, my wife & I went to New Hampshire to celebrate our wedding anniversary, a little late, but it was the first weekend without football! LOL

On another note, lease was signed, tenants getting ready to move in. Started up the heat and one radiator leaked and a pipe leak in another, they are working to fix it now.

My refinance was approved, just need an appraisal and then it can close!

Tonight I put together the final paperwork and video for the success academy!!! wooo hooooooo

Tuesday is training night, I am going to catch up on the SFL training that I missed.

Tenants should be moving in tomorrow!! Had a issue with the heat, on radiator had a leak an a pipe leak in another location. They will be there tomorrow to fix it....ughhhh...talk about bad timing!

OK, there are lots of things that I want to do, but first I need some deals!

The criteria that I set up based on what I learned from Matt Larson at the EDGE is not turning up many deals. So what are my options??? Expand my area, I always thought about going into Massachusetts, start looking for probates, get some property locators, post bandit signs & flyers??? I think all of the above, there are deals out there, I just need to find them!

Marketing is everything!

Here is what Carol Stinson has posted on her Blog:

20 Ways To Find Properties
1. Bandit Signs – hand written signs seem to get the best response. Post them at intersections or on phone poles in your area.
2. Classified Ads – Post “We Buy Houses” ads on craigslist and your local newspaper.
3. Vehicle Magnet Signs – Magnetic signs will advertise your message while you’re driving.
4. Business Cards – Give your card to everyone! The mailman, the pizza delivery guy and anyone else who drives neighborhoods for a living.
Tell them that you give a referral fee if they give you a lead on a vacant property and you are able to purchase it.
5. Door Hangers - Hang these on doors in your neighborhood. Make sure the message
on the door hanger has your contact info and states the you buy houses.

12. Town meetings- A great way to let the locals know what you are doing.
13. Direct Mail - Crafting a letter and or postcard and mailing them to targeted lists – Probates, Pre-Foreclosures etc.
14. Networking With Professionals - It’s important to build your real estate network with professionals – people who work with real estate
or work with people with real estate. Accountants, Lawyers, Appraisers, Realtors etc.
15. Insurance Companies - Fire damaged and un-insurable properties can be a source of profitable deals.
16. Property Management Companies - These companies could know ahead of time if a landlord is selling a property, if there are problem tenants and a problem property.
17. Department Of Code Enforcement -These are the people who will usually contact you for posting bandit signs but they also know which properties in town are condemned.
18. Estate, Moving And Garage Sales - Drive your area looking for yard sales and garage sales. These are sometimes homeowners preparing to move. Also check your
local newspaper for Estate Sales, Garage Sales etc…
19. MLS - Have your Realtor Look for listings with keywords such as handyman special, motivated seller and properties that have been on the market for a long time.
20. Word Of Mouth Advertising - Let people know that you are looking for properties. Tell others what you do.

Sometimes you getting knocked off track a little, the best thing to do it get right back on again.

Last night I re-read some of my notes and am going to try a few new things in addition to what I am already doing. I read a lot of the information on Carol Stinson's blog...what great information she has. If you haven't been there you need to check it out!

Going to work on training for the video system that was part of the SFL! Get me name out there. I also need to get my marketing improved and get some deals coming in.

Got a call from a fellow DGer yesterday! Not sure how he got my number, but we will be talking and hopefully do some deals together!!!

I started my training with Traffic Geyser and I am working on the assignments. As soon as I get it done I will move onto the next lesson. My plan is to go after probate leads first and drive them to my Set For Life System. It's all a numbers game, the more leads I get the better the chance that one of them leads to a deal.

Once I get that up and running, I plan on using the system to drive leads for foreclosures, cash buyers and private money.

I have spent almost all day reading your blog, top to bottom! It is awesome!

I have taken so many notes. How in the world do you find all these different places to do EVERYTHING? Even "handwrite" our letters for us? Incredible...

By the way, Great video and I checked out all the Edge pics on Facebook. You are a very thorough man!

Well, my current focus is deals!!!! The # of listings that make my filter on the MLS seems to be dropping off, but none the less I have a number of offers in. I know, that on average it will take 25 offers to get a deal, so I will keep plugging.

On another note, I have been hard at work on Traffic Geyser. I am putting together my booklet that will be offered for free to anyone who responds to my videos. This system will drive tremendous traffic to me and I fully expect that it will lead to some deals. The first round of videos will focus on Probate. I want to become the local expert on probate, I don't think any of the local investors are tapping into this market. I want to be the name that comes up when people need to know about probate! I will keep everyone posted!

I am continuing to work on Traffic Geyser. I am working on lesson #3 which goes over setting up a "squeeze page". I also finished up my "free report" that will be given out when they give me their contact information. This is an awesome system!

Have a few offers in on properties, one of them turned into a multi-bid property. I am holding steady on my offer...see what happens.
