OK, I should have started this earlier, so I have some catching up to do.
Saw Dean's infomercial on TV on Nov. 1, order his book the next day. Received his book about a week later, completed both of his books and the "success secrets" booklet on November 23rd.
November 24th, set up my voice mail, posted some adds on Craiglist & Kijiji, set up a new e-mail account, started website. Some of my add got removed?? Maybe I posted too many?
November 25th, opps realized I forgot to leave my phone number on the voice mail. Figured out how to add a closing without re-recording the whole message...whew! Got a few hang-up voice mails, someone listened to the whole message, but didn't leave a message. It's nice to get notification of calls. Ordered AFF, ran a few of the reports, not too many properties came up, all of them were from Craigslist. Have to come up with a script to e-mail the few prospects that did come up. The form generators, and webpage generators that came with AFF are great!! I couldn't get the webpage name that I wanted to generate correctly, I need to come back to that. Need to read up on how to set up the website promotions, the Dan Hollings information was great!! Need to print out some flyers and post them in the local area (grocery stores, library...). Starting to build a contact list of realtors and mortgage brokers that I can begin to contact. Didn't win the scholarship, called to inquire about the academy, I think I waited too late, left a message.
November 26th - Happy Thanksgiving!!! - No work on the business today.
November 27th - Didn't get in as much time as I would have liked today working on my real estate business. Car was in for service, so I didn't make it to the store for printing supplies, will have to do that tomorrow. Set up my home phone to go to voice mail instead of answering machine so I don't have to worry about the boys deleting an important message, plus I now get notified via e-mail if I get a message. Haven't heard back in the academy, will have to call again tomorrow.

Are these locked up under contract by you, or they are deals you are looking into getting under contract?

Still working on the 15 offers I am putting in. Since most of them are REOs or SS we have been submitted Proof of Funds letter with all of them, which takes a little bit of time since they are specific to the property. I have been using Tempo for my letters since you can hit the return button and the information stays so you don't have to retype everything.
One of the short sale properties did not accept an offer form, they actually want the P&S filled out. It was a little scary, especially since I have not seen the property and I lose the inspection right that you get with the offer form. I did a drive by, it looked decent from the outside (as Bill O'Rafferty says, the outside will tell you what the inside is like). It also has a tenant so I know it is livable, as apposed to some of the REOs I have seen that are barely livable.
I have been working hard on Joe's Craigslist / e-bay contest. I have 13 items up for sale on both sites. So far I have sold two items, both off of Craigslist ($95 so far wooo hoooo), I have a couple of big ticket items also and there are a lot of watchers so I am confident I will get my asking price!!!

I still have a bunch of offers out there and am in a multi-offer situation on one property! I have a feeling deal #3 is right behind this one! It feels awesome!
My auction closes tomorrow night, I have over 160 watchers on one item, so I think that one will sell, hoping for a bidding war!!

Signed the paperwork for Deal #2 after my lawyer reviewed it. Woooo Hoooo Now I just have to wait for the bank to sign.
Spent a better part of the night working on a video for Joe's Book contest, not giving up an info on it, have to wait and see!
I took the back roads home tonight, while waiting at a light I looked over and saw a sign for "Dean Bank", how about that! Just might have to call them up!!

Well I signed the P&S and addendum an forwarded to my realtor last night.
The bank had an issue with one of the clauses I added for inspections, so I am removing it from the agreement. They also messed up the buyers name on the agreement, so it has not been signed yet. Hopefully it will be resolved tomorrow.
Took the family out to dinner tonight to celebrate the money I made from Craigslist / E-bay based on the techniques in Joe's Book! I got it all on video, look for it soon!

Well, I had to revise the paperwork for my P&S. The bank would not accept the paperwork with my company name since the offer was made with my personal name...DOHHH They also didn't like any of the clauses that I added so I had to remove them. I should be all set now, hopefully it all goes through tomorrow.

Met with a fellow DGer last night. I was expecting that he was looking for help from me, turns out he wants to help me!! Apparently he has a lot of REI experience and wants to partner on some deals with me. He has a lot of great ideas, and definitely thinks outside of the box. I think think this will be an awesome opportunity. I'll be calling to figure out how we can get started.
I finally have a Saturday with no plans, so I can do some driving through neighborhoods. I have a list of properties that I want to drive by, plus their are a couple of offers that I have out that I need to go look at. Will be a good catch up day.

The P&S for my property was signed today!!!! (see my separate post for details).
Had a good day Saturday, drove two cities to look at some sold, pending and active listings to get a feel for the market. Also inspected one of the properties that I had put an offer in on (going to revised my offer based on the inspection).
Got a call from my Realtor and one of the properties that I had an offer on countered and they are expected another offer. So I had my wife look at it, the property is in great shape, need minimal work. Based on that I raised it slightly. See what happens.
Been listening to books on tape, the latest book I listened two recommended two things. One that you have a daily journal that you write down at least 5 things that you are thankful for that day before you go to bed at night. The other suggestion was to have a "roadmap" sketch book where you record in detail your dreams, pasting in or drawing pictures. I will do this also and make it a point every Sunday to work on it. The more defined the better!
I also picked up a new book "The One Minute Millionaire", seems like a great book so far!

Well I spoke to one of the hard money lenders on my list today. He doesn't fund renovations and 33% of the purchase cost!!! I think I need to talk to someone else. I am moving on to number 2!
On another note, lots of this going on with my offers. I countered on two properties yesterday. I actually lower my offer on one of the properties after looking at it. Turns out someone stripped the copper out of the property, the listing agent doesn't believe me, so my realtor is going by to take some close up pictures.
I have another property that is down to final and best offers, so I need to see what I can do with that one.
I am also working on partner with a local DGer, have a number of properties that I need to screen before I pass them on. This job thing is really starting to get in the way! LOL

I don't expect 5 deals to take till the end of the year, they way things are going it may be the end of the summer!! I'm not stopping anytime soon!!! First major goal is replacing my income so I can do this full time!!

At the rate you are going I expect about 12 by year's end, give or take a house or two. And I checked out that book and picked it up myself. (I am addicted to books - some people smoke, some drink, I go to bookstores and it's dangerous!!!)

OK, trying to remember everything that happened today. One of the houses I had put an offer is a probate, the listing agent agreed to put my offer in (reminds me I need to sign it and get a deposit check).
There was another property that wouldn't accept my offer unless I looked at it. I sent my wife over and she said it is the best one she has looked at yet, so I worked up a offer # and sent it over to my Realtor.
Oh, no word on the hard money loan yet, I have a good feeling about it though.
I have been having my wife make some phone calls to small banks. We didn't have much luck on the REOs, there aren't many with the small banks. I also had her call on loan products at the same small banks. Had some success there, found a bank that has no seasoning requirements, will loan up to 75% of the appraised value, will loan up to $10M, counts rental income and can close in a little as 1-2 days! WOW I think we have a winner!
Listened to a webinar put on by one of our local REI clubs. They had one of the full time successful investors do a session on marketing. I got some good information, most of it is similar to what we teach here with a few good tips thrown in. It was worth listening to.

I am waiting to hear back from a hard money lender, I still have a good feeling. Got plan B just in case.
I also have a short sale that I put an offer in on, could be months before I hear back.
