OK, I should have started this earlier, so I have some catching up to do.
Saw Dean's infomercial on TV on Nov. 1, order his book the next day. Received his book about a week later, completed both of his books and the "success secrets" booklet on November 23rd.
November 24th, set up my voice mail, posted some adds on Craiglist & Kijiji, set up a new e-mail account, started website. Some of my add got removed?? Maybe I posted too many?
November 25th, opps realized I forgot to leave my phone number on the voice mail. Figured out how to add a closing without re-recording the whole message...whew! Got a few hang-up voice mails, someone listened to the whole message, but didn't leave a message. It's nice to get notification of calls. Ordered AFF, ran a few of the reports, not too many properties came up, all of them were from Craigslist. Have to come up with a script to e-mail the few prospects that did come up. The form generators, and webpage generators that came with AFF are great!! I couldn't get the webpage name that I wanted to generate correctly, I need to come back to that. Need to read up on how to set up the website promotions, the Dan Hollings information was great!! Need to print out some flyers and post them in the local area (grocery stores, library...). Starting to build a contact list of realtors and mortgage brokers that I can begin to contact. Didn't win the scholarship, called to inquire about the academy, I think I waited too late, left a message.
November 26th - Happy Thanksgiving!!! - No work on the business today.
November 27th - Didn't get in as much time as I would have liked today working on my real estate business. Car was in for service, so I didn't make it to the store for printing supplies, will have to do that tomorrow. Set up my home phone to go to voice mail instead of answering machine so I don't have to worry about the boys deleting an important message, plus I now get notified via e-mail if I get a message. Haven't heard back in the academy, will have to call again tomorrow.

Got 3 possible deals in the works! Looked at one of them on Saturday, the land may be worth more than the house, it is a short sale with a large outstanding mortgage, exterior of the outside is OK, needs a little landscaping and some cleanup, needs a new roof & 3 new skylights, which have been leaking for some time. I am thinking it may be best to tear the house down and sell the land?? Has anyone done this.
The second house accepted my offer after 3 counters, I am going to look at it tomorrow. The only issue is it is a short sale and I haven't figured out how to wholesale it yet. I have spoken to 3 lawyers so far, none of them have experience with short sales. I spoke to one of my buyers who is an active investor in the area who recommends using a trust to sell the property, but I am not sure how to go about it. I got a call into another lawyer who he recommended, hope to speak with him tomorrow.
The third house I have countered on once, the lower the price within the last week, but have no accepted an offer yet. I am going to figure a second counter offer on that property.

Looked at a property yesterday that my offer was accepted on. The exterior looked pretty good, roof looked fairly new, replacement windows, did need some painted and a little landscaping, but overall not too bad. We go inside, all hardwood floors, a nice fireplace, high ceilings, kitchen needs some updating as well as a 1/2 bath. Nice stairs to the second floor, 4 bedrooms, good size full bath. In the basement, hot water heater looks new, furnace is newer, ut oh...what's this hole in the floor...yuck full of sewage, now that a problem. The selling realtor called while we were in the house to say they had a higher offer....ummm...good luck. Moving on to the next one....

You know they charge extra for those indoor swimming pools Chris! Hope you had an escape clause to get out out the deal and let them have that higher offer.
I am getting stuck with finding some good deals but cannot get the funds together to make a deal. Because of my job situation I cannot get financed and even though I was thinking to get in with hard money and they get a no-seasoning refi, I was told they still have to check my job situation which is still up in the air.
Will have to try harder to find some assignments or birddogs.

I still have 6 properties that we and in negotiations on offers with or are waiting to hear back from. I have also been in touch with a local lawyer that I am going to set an appointment up with to review the process for passing on REOs and Short Sale properties to other investors.

Of the 25 properties I made offers on I am down to 2. I was supposed to look at one today, but got tied up at work. Going look at it on Friday.
Finally managed to get an e-mail address for the lawyer that I have been trying to reach (the phone calls were not working). He responded an put me in touch with one of his assistants to set up a meeting in the upcoming week.

Whew, it's been a whirlwind week! Had two computers crash on me, had to get two new hard drives!! Got one back up and running working on the other one now. My son's volleyball team was in a tourament on Saturday, got there around 9am, didn;t leave to after 4pm, but they came in 2nd for the day, and lots of great volleyball, as much as I would have loved to spend time on the business you can get this times back and family is important too!
OK, I went to see the last two properties on my offer list (of 25) one on Friday night and the other on Saturday. They are both REOs and both need some work. The one I saw Friday is the better of the two, I am havign my realtor run some comps before I counter on my offer. I also have a meeting Wednesday with a lawyer who is going to help walk me through how to wholesale these properties, he seems very knowledgeable and comes highly recommend by a local real estate investor.
Can't believe the EDGE is next week!!! Been watching the videos from last year, there was a ton of great information, I am sure this year will be as good as, if not better.

Busy day yesterday, met with a real estate lawyer that was recommended to me. I got there about 5 minutes late, but he as even later, so no problem. As soon as I saw him he looked familiar, turns out he went to one of our local REI meeting last month, except I didn't know he was a lawyer. Seems like a great guy, he is all about real estate, plus he has a staff of short sale negotiators and he is a hard money lender. So over all he will be a great resource. I brought my realtor along, as she wanted to make sure what I was doing would not create any problems.
So from there I ran off to catch about 1/2 hour of my sons volleyball games, then off to the REI meeting. The meeting started of well, the head of the REI did a talk about setting goals. Then the guest speaker came up, talked about his experience as a real estate investor. Parts of it were entertaining, but at the end it was a sales pitch for his program, I don't think anyone bought it.
I am down to 2 deals of the 25 I made offers on, just did the estimates today for the repairs, I know need to calculate my highest offer and come up with a counter somewhere between my original offer and the highest offer. Wish me luck. Can't believe the EDGE is a week away, can't wait!

I need to sign up for the other REI Meeting at the Crowne Plaza next month. I did join the other one but will miss this month's meeting since I will already be in Arizona by the time they start next Thursday. I am so excited and can't wait to get there and meet everyone. Well, I moved to slow on one of the houses, looks like someone else got it. I still have one more to pursue. I am having my realtor resubmit offers on all the houses that are still available. Going to start on round 2 using a different criteria.
Oh, I've been doing a few different things lately. Been watching the EDGE videos from last year before i go to work in the in morning. Then I have been getting books on CD to listen to while I drive back and forth to work. I have been listening to non-fiction CD (mostly self help and motivational). They are free from the library and they are a great way to work on ME, as Matt Larson suggests!

Can you recommend a few good titles? We have a long flight or two coming up next week and I can't read on the plane. I am the most voracious reader in my family and the only one who can't do it on any moving vehicle, plane, train, bus, car...Get so queasy...

I am calling on a bunch of properties and making offers, so far I have only gotten two live voices, the rest have been voice mails.
Got an e-mail yesterday, my property in Florida has a broken sewer line that needs to be repaired.
Going to have my realtor run a new criteria based on what I learned on the EDGE video I have. Going to look for properties that have the words "as-is" and have been on the market for 90 days or more.

Going to start round 2 of the 25-1 program. I learned a lot in round one, I need to move quick on the good deals, get my partner involved to look at properties when I can't and pull the trigger quick! I wish I didn't have a job in the way!!! LOL
Oh, some good news, the company that sold me the house in Florida is taking care of the sewer pipe problem for me! Thank God they stand behind their product. If anyone is looking to buy property in Florida let me know I will put you in touch with them.

Well, it's my birthday today!! Normally I would be in Maine and not get home till after 8pm, got to leave at 1, so I was able to get home in time to have dinner before heading out to see my son play in the volleyball playoffs!

It was good to meet you at the Edge reception the other night. I know I haven't gotten to talk to you a lot since then, and I've been out of journal-land lately, so I'm behind on my DG friends and their successes, but I look forward to catching up more with you!

Isn't The Edge incredible!? I've never been surrounded with so many like-minded people that are so excited about their current and/or future success due to the techniques being shared, and the mutual goal of supporting each other on the way to get there. What a great place to be!

It was great meeting you too, I can't believe how many people I have actually met that are at the EDGE! This group is amazing!! Just getting all of us together to meet each other would have been worth it, but when you add all the training, it just blows my mind! I can't wait to hear what today has in store, I almost don't want to leave, but I miss me family too! (I'll have to bring them next year!).
This is definitely a group of people that I want to be around, wish I could bottle it up and bring it home with me (do I hear regional events?).
One thing I didn't think about was making use of DG.com to partner with others and find private money!!
