I ran astray for a while, some of the information will go in the toolbox, that I can pull out later. I printed out all the handouts and have them in a 3 ring binder for reference. I go back to them all the time.

As far as the REI club, I have to help find speakers. Should be a challenge, but will get me talking to real estate professionals on a regular basis. I keep missing my meeting though, either work or other commitments have been keeping me away.

I spoke to one of the investors on my buyers list today. He is going to run some comps and get back to me. Hopefully we can work something out. If not I move on to the next person on my list. I may have to extend the closing at this point, hoping the bank pushes it out!! LOL

I have not finished all of the lessons, but I have gone back numerous times to redo many lessons. I can't seem to digest all that is in there because each time I become aware of something new. You are a very good inspiration. Keep going and keep telling us of all your efforts and successes.

Been on vacation for the last week and vowed to stay off the computer for a week, it was HARD! (I did have a BlackBerry that I checked occasionally). We went camping for a week and had a great time! It started off a little rocky, a armored car came into our lane on the highway and hit our vehicle and camper, some damage but everything was drivable and no one was hurt. Now to deal with the insurance companies.

OK, a lot has happened on my week off. The cash buyer didn't take my offer so I am buying the house. All the paperwork came through after I left for vacation, I have been scrambling to get a hard money lender to purchase the property. Through a broker I lined someone up, a new lender who is more flexible then most lenders. I walked him through the property yesterday and turns out I know him from the local Pop Warner Football League and he lives in the same town!!! He is going to look at the property with his wife tomorrow and is all is well we should close Monday or Tuesday!

The one property that I had an offer on that was a probate has been accepted!!! I want to assign this one so I need to put it out to my buyers list!

So things are finally breaking.

There are a still a few pending deals, and some new properties to consider offers for.

Hey Chris, that is excellent news ! Your starting to build up momentum. Keep the ball rolling and you will be fine. Thats pretty cool that you found a lender with money and easier lending terms to buy the house. And to find out you know each other is a plus! Now you may be unstoppable with this guy in place.

Yeah, things are finally starting to break!

I really want to line up some private money lenders, but been spending all my time getting the deals finalized. Hard money is still restrictive!!!

Tuesday is my training night, now that I finished all the academy lessons I can get caught up on the Empowering Conversations videos! I watched Greg Murphy tonight, I love his concept, and it can work for anyone no matter their situation. I am going to did out all my notes from the EDGE and implement his system.

I need to expand my buyers list, I have a listing of the cash deals in the last few months, just need to make some phone calls.

Getting a little nervous about my number 2 deal, my lender is taking a while to get all the paperwork in order, the bank is ready to pull the plug on me. It could happen tomorrow...crossing my fingers!!!!

Have some interest on house #3, keep playing phone tag.

Deal #4 around the corner!

Still trying to close my second deal, have a new hard money lender so the paperwork is all new, plus he wanted an appraisal and the appraiser got sick....mean while the bank is going nuts, was supposed to close last week, we'll get there, could be tomorrow! Wish me luck.

Deal #3, I have 2 interested buyers right now...haven't called anyone on my buyers list yet....

Looks like deal #4 may pop soon...need to get my exit strategy set up.

No word today from the broker on my hard money loan, makes me nervous, but my wife says not to worry. My realtor is taking a lot of heat from the seller realtor. I am so close I can taste it!!!!

I have not heard back from the two interested buyers on my other property yet, time to start calling my buyers list. Speaking of buyers list, I need to expand mine.

I am waiting to get a look at my next property to put together an estimate for repairs, so I can get ready to move that property.

Lots going on, something has to break soon!

Finally heard from my broker, appraisal was supposed to happen today, then we should be ready to close. Should be Monday, Tuesday at the latest.

Have to make some calls for my next deal #3

Going to look at deal #4 tomorrow to see what kind of work it needs.

Deal #2 is moving forward slowly......waiting on a appraisal, should be able to close Monday or Tuesday.

Deal #3 I am wholesaling....looking for a buyer... $35K and it's yours, PM for details.

Deal #4 - Went to look at it today, minor repairs (one broken window), the existing tenants want to stay. Just waiting on final approval of short sale, but looks very promising!

Called everyone on my buyers list today, had some interest earlier in the week. It should sell. I also posted it on Craigslist, Postlets, Sellpoint, Facebook and LinkedIn.

I am realizing that my buyers list is not nearly big enough, so I have a new focus to expand my list! I went through Jeff Jansen's list from here as well as going through my notes and here are the items that jumped out at me that were either new or a new twist:

1. Freebie Newspaper ads (googled a bunch and posted a ghost ad on them).
2. Flyers (put the same ghost ad on flyers - some how I didn't think of this, even better if you have an actual deal).
3. Hard Money Lenders (I e-mailed a bunch of national ones).
4. Private Money Lenders (still working on this one).
5. Local Rehab Projects (most likely an investor)
6. Sold REO (have your Realtor run a list for you, or in RI you can check the newspaper database).
7. www.rehablist.com
8. Call for rent signs
9. Bandit signs - (put ghost ads on them)
10. Landlords (in RI I can run a list of section 8 landlords by city)

I am down to the wire on deal #2....have to close by Wednesday or I lose the deal...my broker is killing me.

I have a lot of interest on Deal #3....

Need to work on deal #4....was thinking of holding...I think I will flip it for a quick buck...

I am working on Deal #3, have to close by 8/16, it is a tough property, but my realtor has an investor that is interested, but I may have to hold the property for 30 - 45 days. Plan B is to renovate it and rent it as a section 8.

I am canceling my offer on deal #4, it was a short sale that I still hadn't gotten accepted. We are going to work on the two properties that we do have and refocus our efforts. I want to build a bigger buyers list, get a tenant list going as well as lining up some private lenders.

AWESOME!! way to crank the deals out!! you are thinking straight on the focus idea ,i know i had to do the same thing .I wanted to keep going and going to do more and more but had to back up and take care of the current situation and deals that i had or things will unravel.great thinking and when you line everything back up ,you can take off running again.way to go brother!!

Well...I am realizing that I need to get my ducks in a row better, I am cutting these deals a little close and could get in trouble. But no way am I giving up!

OK...hold my breathe....didn't actually close yet...minor technicality...should close on Monday.

On to deal #3, only 2 weeks away...

Sorry for not checking in lately, seems like I had something going on every night this week. Can't remember what I did Monday night, Tuesday night I week by my Grandmother's to lock up some Private Money for Deal #3!!! Wednesday was my sons birthday, last night we went by our property to finalize the repair list, the I had a Board Meeting for the Pop Warner Football League....whew busy week.

It has been a busy month, but the groundwork was laid almost 4 months ago when I started putting in offers based on Matt Larson's 25-1 program. It goes to show you that it does work! I put in less than 50 offers and got 2 accepted, I had a potential 3rd, a short sale property, that I withdrew my offer on, it wasn't good enough to wholesale to someone else, plus I had these 2 others deals going.

We have a 50th wedding anniversary for my aunt & uncle today!!! Will get to see a lot of family that I haven't seen in a while. So I only have this morning to get some work done. The most important thing is to finalize the details on my two deals. I have a few lose ends to tie up.

On to renovations!!! Put my scope together and send it off to 3 contractors to bid on, one of them was not interested in any work...how odd. Have to track down a 3 bidder.

Deal 3 should be closing within the week.

Whew...August is sure a busy month!!! Summer is the busiest time at work, throw in football practice 5 nights a week in August..and then purchase 2 houses!!! Weeeeeeee On thing you can't call me is bored!!

I stopped by my son's practice tonight on my way home from work...this is their first week in pads, nothing like the sound of pads hitting each other!!!

Has two contractors go through my house today...asked for numbers by Friday. I originally had a 3rd one lined up but when I called him he said he was not looking for work. Must be nice!! Working on lining up two other Contractors, but not sure the timing will work out.

Hope to get started on work right away!

House #3 should close on Friday!
