today i have more reading to do. i've wanted to reread tald so i want to get 2 chapters done today. i'm also working on my local team and have to get new realtor set up with my criteria.

getting ramped up after taking off the weekend to recharge. no work or realestate this past weekend. by sunday evening though i was commenting on deans' blog. i just couldn't stay away, but i needed some down time. it seems like i go to work and then come home feed the kids and go to work in my office. i know this is neccessary for a better life, but i need to do better with time management. otherwise i just spend more time getting less accomplished. today i'm back in the saddle. rested and refreshed to get more done this week.

good morning to my dg family. today i'll be talking with my coach chris about taking baby steps to complete tasks. i have a finishing problem so i've been assigned some tasks to do and am finally starting to get my focus.

this weekend i'm changing up my strategies and local area. i'm on the eastern shore of md. and it's a lovely place to live, but nothing happens here. i'm not getting responses on my bandits anymore i don't have any hmls' here and no rei clubs. i know this can happen anywhere, but i want to be around more aggressive people.

getting my bandits up this a.m. i have 7 new buyer calls to make today, but usually get calls all through the week from my bandits. this is a new area i'm trying and so far so good.

it's been a really great ride so far. ups and downs sure, but we're growing and changing our mindset in a good way and looking forward to each new day and it's possibilities. i meet with my life coach today and plan on a great day.

good morning everyone. well it was 2a.m. when i came wide awake for no particular reason so i got up, got coffee and i'm on dg.
today i have more calls to return from possible buyers and after talking with my coach yesterday and saying i have had trouble getting those buyers we looked at what i've been doing. what just hit me as i was telling him was all the marketing i've been doing is geared toward them contacting me. i need to go after those buyers. we all do. sometimes we're so caught up in learning this business that we don't see the forest for the trees. go after those buyers. they need us. they aren't just helping us, we're helping them.

today i have to talk to 7 more potential buyers. yahoo!! i also had a sller send me an email regarding a 7 unit. have to talk to them today.
this is also bandit day, but we have sandy coming up the coast and i don't know if the bandits'll live through it so i may have to cancel bandits just for this weekend. we'll see what the weather does.

well what can i say? it was storming too bad to put out my bandits.
there's also nothing like a sandy storm to let you know where your NEW roof is leaking. not happy about that obviously, but my family is safe and sound and we have so much to be thankful for i can't let that bother me.

hope everyone had a prosporous week, now on to the next one.
today i'm meeting with a new realtor. i also have to rebuild half my team locally(md.) i know things are going to upswing, but so many people aree getting out of their line of work it's unbelieveable. you'd think our downward slide just started. i guess that's how it is though. so many people give up just before they see the fruits of their labor. they may be closer than they think to stepping ahead and give up too soon.
never give up on your dreams. you're the only one who can rob you.

met with my new realtor today. gave him my criteria and told him what i'm trying to accomplish. he seems ready and eager to try. even though by his own admission it's a little different for him he "gets" what i want to do. it's crazy, but i've had more success elswhere than in my own back yard. this could be a good chance to change all that. i remain hopeful.

today it's rainy and i have a mountain of calls to make, some to return. working in my office today. talked to a fellow investor that i'm hoping to work with and network with often. he has given me some great info on reis' in his area that could be of benefit to me. life is getting ready to get really good for my family, i can smell the success and it's getting closer.

you cant make a fire if you dont get off your duff and get some wood and some way to get it lit and then you can get warm, cook and get cleaned up with warm water in the winter or any time of year, well we are making a fire for a better life and future, Jim

thanks for the visit and yes we made it through sandy w/o a scratch. others weren't so lucky though, but if you want to feel sorry for me we lost satelite signal for about 40 seconds.

good monday morning everyone. had a productive weekend(well a productive saturday, sunday was football and recharge day). looked a t a 2 unit and made an offer on it. needs light rehab in one unit the other provides positive cash flow so when finished should be a nice buy and hold.
i have 2 properties to look at today and 1 buyer to talk to.

i work in the delmarva area(delaware maryland virginia) mainly, but also making offers in In.,Ky., and N.C.
i've been beating the bushes more than i've been doing deals, but things are starting to pick up. i'd only done 2 deals before we went to the edge this year. since then i've made alot of offers, but haven't completed any deals until now. i got a 2 unit in md. and have put out offers for 5 duplexes in n.c. owned by a retiring landlord.

hello all my fg family. i hope everyone had a wonderful holiday, but now it's time to go at rei again(actually i was working on the computer when my family went to visit lol).
this morning i've been watching videos and setting up my websites( wow talk about computer lingo overload ).
i just signed and sent back contract for In. property for my wife to wholesale and put out feelers to find out about the 5 duplexes in N.C.
i have to put final touches on agreement for Md. 2 unit and it's before noon.
i love this rei, especially now when i'm finally starting to see things come together. now if i can just make this football shaped body of mine disappear,lol.
