hello everyone. well it's time to gear up for the weekend. i've got to get some new bandits ready and have been putting off fighting w/this computer to make flyers lol. it's not that bad, but being computer challenged as i am i always get it done just time consuming. it beats the crap out of a regular job though. keep moving foward, rob

finally got my internet antenna today. after two months of not seeing more than 20 seconds of deans blog at a time w/o waiting for it to reload. i got to get up on the roof or put my laptop under the truck tire lol. hope to see a whole video nonstop today.

ever notice how when you make multiple offers the sellers take part of this offer and part of that offer to the point that you just have to say, "maybe i wasn't clear" about my offers? lol, i sent out three this or that offers this week and got the bits and pieces return on all of them. i'm all for a win win, but come on give me something. ok i've vented now lol. finally making offers on a steady basis so i should look at this as part of the learning curve.

Rob great job on your signs. Getting plenty of calls and good response. How many deals have you done so far? Any wholesales?

I'm actually having some trouble with them, put out about 20 last fri and got alot stolen or lost. Last night I decided to go get all the rest and now I'm going to re-calculate the location. After putting them out and getting close to no response I thought about the location and realized I just blindly put them out there. After going to zillow and doing some research I found out where the most sales are being made in Tampa and this Friday I plan on going to that neighborhood and putting the signs there. Hopefully I'll get some better response.

i don't always put them at busy intersections. also the state and town roads crews will have them all taken down and trashed before 9a.m. monday in my area. i only put them out on weekends. it's the only way to keep them. that's why i'm going to start putting up fliers in the local stores. people can see them anytime and respond. i've honestly been pretty slack in returning the calls. i'll call, get no answer or voicemail. i do leave a message, but it seems like some potential deals maybe getting lost. i've got to be more organized and do better than i've been doing. it's like things are on a fast roll, but i'm on a slow stroll. i must do better.

Just try to adjust. Yes I think where I live there are some road crews that do the same. Oh well, lesson learned now I know to not just put them out anywhere.

And yes flyers, my partner is actually taking care of that this friday.

yes i need to print off my flyers, but i'm going to a r.e.i. club meeting this weekend in raleigh. one of my chosen areas. will put out my flyers in md. next week.

for the ira meeting today. i let my n.c. realtor handle networking because she'll be handling most of this for me anyway. she has hi hopes too so hopefully within the next month we'll have private money for my deals in n.c.

i don't believe in curses friday the 13th is my lucky day(and so is everyday).
i'm getting ready to put out my bandits and i was thinking about a message i read this morning quoting thomas edison "opportunity is missed by most people because it is dressed in overalls and looks like work". i work hard alot of the time, but i also feel as if i fall far short of my capabilities and potential ALOT of times as well. for me it's not cutting myself down, but taking a long hard HONEST look at myself and my accomplishments or lack thereof. i know for myself i just don't feel like i'm moving fast enough or accomplishing enough. this has got to change for me. i need to get at least one more deal done before the edge event. i need to get alot more focused. i need to get way more organised. i need to finish what i start. i need to do it now. most of all i need to practice what i preach and "keep moving forward". rob

hello everyone. i've been out of town all week and hope to return home tomorrow early so i can get back to my r.e.i.
went to watch the live event and got kicked off......no i didn't do anything wrong lol any way i just got done watching the replay and i'm so stoked to try to get another deal going before leaving for the E.D.G.E. woohoo.
i've wanted to attend, but either money issues or unexpected obligations have always crept in to steal my joy, but not this time.

got airfare? check

hello to all my dg family. to everyone that we met at the edge it was great meeting you and hope to see all of you next year. i've already paid so i know i'll be there yippeee . okay, DO NOT lose focus. anyone who reads my posts knows i almost never use caps so it's IMPORTANT!!!
in the next few days i'm going to post a mission statement i'm working on and my hope is that my dg family will come to my journal on a regular basis and keep me accountable. if you see me slacking off do not be afraid of hurting my feelings by giving me a wake up. if i don't move aggressively forward you have my permission to call me a slacker and post it everywhere.

hello all, i've been playing with this re stuff for a couple years now.... no i take that back. i've been reading learning and taking very little ACTION.
my wife was talking to me yesterday when i was really busy. i had a pool deck that i'm in the middle of resurfacing. i had a patio and sidewalks that were going in by a sub contractor who showed up w/o tools while concrete was on the way these jobs are an hour and a half apart my son had to go to the doctor in another direction my wife was at the doctor in another direction and because of weather all my work needed to be done in a day and i was frazzeled. just another day for most folks but i DO NOT multitask very well. anyway she'd gotten home and i got my son back to school, gotten my sub going and was still away from my pool job and she said to me are you a construction worker or a re investor? i took just a moment because it came out of nowhere as my wifes statements usually do and said i'm a re investor. she said i talked to a rental owner who wants to sell one or more of his properties. the pool job will get done, but you have to have re investing as your priority job if that's what you want to be.
i tricked her into going to the edge with me and i've created a re monster !
i really hate it when she's right. i need to prioritize my days around re investing first and i don't want to go back to the edge next year with less than 24 deals. that's 2 per month. if some of these guys are doing 20-30 + per month i should be able to do at least 2.

The more I read your posts the more I realize we have many things in common on this REI journey. I too have read and learned and then read and learned some more but have been severely lacking in taking action on a consistent basis. Also when we were at the EDGE event, my wife asked me a similar question. She asked "are you going to tell people you are a computer programmer or a real estate investor"? I told her that from this day forward I am a real estate investor. I REALLY don't want to go back to the EDGE next year and tell everybody that I meet the same thing I told them this year. That I am still working on getting my first deal done.

hello to all my dg family. things are starting to heat up. now i need to keep up. i find i'm having to be more organized. it's a good thing because i need to be, but out of my comfort zone !!
got a contract signed on another property yesterday, but need to build more buyers. i need to wake up every morning looking for buyers. in fact, i'm going to make that my priority this week.
my goal is to have 4 new buyers on my list by this time next week. come on dg fam, make sure i stick to it. hold me accountable.

put out my bandits for the weekend as usual and got 3 calls this weekend. hopefully it'll be like usual and get more calls through the week. i find people write down the number to call later most of the time. either way as long as they call.
working on my goals for the week, hope to get another one locked up by friday.

Way to stay positive through all of the negativity. I just wanted to shed a little light on the subject of finding the time to make the business successful. Most people wonder where they will find the time to work the business. My best advice is to sit down with your partner and calendar to plan your week out. If you can work it 1 hr on Monday and only 2 hrs on Tuesday and try to put in about 8-10 hrs to get started.
If you make the effort now to sacrifice your time, then you will have success sooner than later and have the time to do the things that you want to do.

i appreciate the info. i put in 20-30 hrs per week, but i'm sure they're not productive by most peoples standards (a little a.d.d ). i read and study,but need to make more offers. i have 1 deal under contract and 2 multi units in some sort of negotiation, but i need to be busier when things are slow (borrowed from ali). i need to be doing more deals, but i'm having trouble investigating my potential deals. i'm very slow. i need to pick up my speed. i'm working on that, but i guess experience and experience are the things needed most to help speed me up in this area.

calling back all my calls from my bandits this week. it's great, but i find where all the time is taken up by playing phone tag. still, i do have potential clients to call back. i geared my bandits more towards buyers this week. i have plenty of prospective tenant buyers, but i need landlord buyers.
it looks like the next two weeks is going to be geared towards that, because i can move quicker on my offers if i have my buyers lined up first. i'll let you know how my calls go.
