no longer scared to succeed(rob clays'journal)

wasn't able to get schedules straight w/my rehab guy for yesterday, but hopefully today. i mainly want to test myself to make sure i'm on track with my estimations. we'll see
i have three possibles to call today and just working on doing instead of learning. i should know this stuff by now right? i think i just need to get my feet wet and stop loafing.

hello everyone,
have a partner on a deal(he's the money), i'm to do rehab or wholesale on an reo that was accepted today.YEH!!!
i wanted to market this right away to see if i can wholesale w/a back to back close, but the realtor said that even though the contracts are signed we have no right or control over the property until day of close.
if this is true, how can i legally and ethically market this property, sign contracts and do a back to back close?
i don't have a problem with doing the rehab, he(my partner)has a 203k improvement loan for this property. i just thought if we could wholesale and make some quick cash, i'd get my first wholesale and he'd get his money back quicker making him more motivated to keep investing.

good morning to all my dg family:)
well, i got my bandits out for this weekend and went to look at a house yesterday that hasn't had anyone living there for 5 years(mother moved in w/ daughter and family). i knew she hadn't moved out her things, but when i walked in everything was perfect although a little dated, it was if she left to go to the store. no problems at all.
she'd had it listed before with no response and just wants it off her. i suggested a lease purchase and although she was reluctant to do this, you could see the weight come off her shoulders when i told her i would take over all resonsibility for upkeep. since there's no mortgage on it, i'd get homeowners ins. in my name w/her as note holder.
she needs to talk with her family about it and let me know the first of the week.i feel like she's the one taking care of everything, and she'll hopefully push this deal through. a win win.
will keep you posted.

hello everyone. well i finally got to look at the changes made to my lease option form and everything looks okay as far as i'm concerned. i told them if they needed to add anything to make them feel at ease it was fine as long as i had "and or assigns" beside my name.
hopefully tomorrow i'll be posting completion of my first deal finally.

finally finally finally. i can't tell you how long i've felt that i could do this, but felt like a loser because i hadn't done a deal when i know that i know that i know this is real and can be done.

hello everyone. well it's friday night and it's "bandits time".

well it's bandits time again. got 4 calls last week and hope to get more this week.
i've been working really hard on this rehab and it has consumed alot of my time. i had a team in place for md. but they messed my floor up so bad i tossed 'em out and have been working on it myself. at least it's not a total gut, but a total update was in order.
i have 1 bath completed. another half gutted. most of the kitchen appliances are in. the bar floor will be prepped today and finished by the weekend.
i have to find a reliable rehab team for md. but don't have time to work on that for this one. no matter what i'm thankful for getting off my butt and taking action. i will not stay the same. i must keep moving forward, rob

it has been painstakingly difficult for me to admit that all my excuses were just different faces of fear. today i dont feel afraid but i dont feel confident either LOL. to help me along i bought deans new book and am making progress. kinda like a baby who is learning to walk. thank u for being so honest about your experience. it always helps to relate to someone.

hello everyone. after two years of missing my goal to get to the edge i've finally got my tickets. now i need another sale to pay for air and lodging lol.
i'm so stoked. i usually don't want to hurry life, but i can't wait for time to come. i'm setting a goal for five sales before i get to the edge.

well, i put my bandits out this weekend and got 2 calls and 2 hangups.
usually i get alot more so i may have to make a change to area or wording or both, still if 2 calls are serious i just struck gold. i love this business:-)

hello everyone, well i got 2 calls on my bandits this week. one is a little upside down and one has got a total rehab. i can get this one for about 19k, but i'm already involved in a rehab i'm having to do myself because i don't have the team in md. i thought i did. this total rehab is in a good low income area. meaning low income not high crime, so i'm wondering if i could wholesale this one to a rehabber. it's more than i want to deal with. the other alternative is to walk away, but i'd like to help this person while helping myself and gaining experience. any thoughts?

got three new calls off my bandits. one is hopelessly buried and seems to think he can can get 25-30k out of a house that he's upside down on. it could happen, but i don't have time to deal with that one until he sees reality and he hasn't been forthright w/me so cya. i did get two buyers off my we buy houses signs though. deal two is close and i think i'll get deal three (offer on s.s) accepted, but i don't have a buyer for that one yet. i repeat yet.

Hi Rob and all the others on here.When we were born we didnt have any fear of our future or for that matter what we were even going to accomplish in our lives but now we do have and idea and were not alone here, we share, network, learn and grow.That fruit wont come to us unless we reach out and grab it and new things maybe scary, we may think we lack knowledge, experience, we fear rejection, we want that perfect deal right away, you know isnt it true when you really have to work for something you appreciated it more when it happens and doesnt it have "real value then". When we set our goals and reach them arent will on top of the world so to speak( we really are)we made it and were so darn happy and feel just awesome, I dont think anyone on here even the DGer supperstars werent alittle unease at first but our resolve is to move forward no matter what,and as for one is what Carol said( and all of you have great advice as well)when your down and out and you have bottom out and cant go any lower( well maybe six feet under ground but we will forget that) and you need to survive and I know that one very well at this time with this economy, you just do it and trust me the blessings will come and what fun it will be some day to look back and see far we have come and the great people we have met and know and oh how we have grown and the many peole we have helped and the new life we have got know to do the things that really matter to us and the time to do it, isnt it worth all the work and even for some the sweat, you darn well bet it will be!!!!!! Theres nothing for nothing worth while and I think we all can agree to that.Every day I keep getting younger and cant wait to get up and get going, does that mean everyone agrees with me on the age "NO" but who cares, thats how I truely feel with all my heart and thats whats matters at the end of the day!!!!!!!We are in the right place at the right time and the only one that can hold us back is us.Quit being afraid and reach out for that wonderful juicy fruit out on the limb, it sure isnt by the trunk or the center of the tree.If we are truely committed we will suceed no matter if we should fall we will get back up and dust our selves off and say to our selves as so many in the past "well that didnt work" and we have learned that so now we know that that wont work but we are learning just the same and with the info we have with Dean and our big wonderful Dger family it may never happen, hey were committed and we will reach our goals and you can bet on that, Jim

he said i haven't failed once, i've figured out a thousand ways not to do it.
we can all learn lessons here. we learn from dean. we learn from our dg family. we learn by our mistakes, and dean learns from us. we all learn here, and that's the point of this site. noone knows it all and we can all learn from each other and that's a wonderful thing. if i could suggest one thing we all need to learn is none of us knows it all and the world is in constant change. that means new things to learn all the time. look forward to it. embrace it. control what you can, i.e. your future.
