hi all, hope everyone had a good weekend.
i decided to look at a house today to rehab.
not sure if i'll rehab and keep it or flip, guess it depends on what my contractor tells me. i'm wanting to see his projections on rehab costs.
i'm thinking hm lender if the arv is high enough, do the rehab refi if it'll cashflow and rent it out, we'll see.

good morning everyone,just watched bill o'rafferty last night in my edge dvds'. yea he talks fast but you can understand everything he's talking about. very good teacher. if you haven't heard of this guy,check his journal out. looked @ my first possible rehab last week, met with a few of my contractors to get bids to decide whether to keep or flip. should get all my info by tomorrow.
feels good to be taking action, still a little scared but nothings going to get better until i make it better.

hope everyone is having a fine and prosperous new year.
haven't been able to find any local rei clubs here on the eastern shore of md.
and the clubs on the western shore might as well be in another time zone,lol.
the problem with this area is that they are so different that it wouldn't do me any good to try to network these far away clubs, because the markets are night and day.
i have however started a rei club here for these eastern shore people,and anyone else who'd like to network with us.
if anyone has any insight on how to start a rei club, i'd welcome any help.

i've decided to read less and look more this week, and noticed 4 new fsbo's in my local area. got voicemail on all but left messages.
found some flyer templates to work on and personalize this weekend.
i really don't know why i've been so apprehensive(big word for sceeered lol),but i figure i'm not going to get ahead until i take action.
i know that i know success is just around the corner for me and i need to go for it
NOW. so that's what i'm gonna do, watch me fly and wish me success!

hope everyone has had a prosperous week so far.
finally got my cl ads in today.
the bad news is my dryer broke today, the good news is when i went to the laundrimat i found places to put my new flyers.
i've made a goal to talk to at least 2 buyers or sellers per day.
i figure if i do this no matter what my buyers and sellers lists have to grow, which is currently zero.
i've been spending so much time getting jerked around by hml's that i've decided to advertise for potential lease option and preforeclosure properties.
who needs banks and hml's anyway? if they don't want to make me wealthy, i don't need to make them wealthy.
i'll just get a different strategy.

on the new strategy. Hang in there. We all have our bank/hml hard days, and there are plenty of deals without them, as you mention! They will come to you later!

i put bandits out this weekend in my immediate area, put them out saturday morning about predawn and picked them up after i took the kids to school monday morning and got 6 calls and 1 hangup.
i think i should've called the hangup 1st just out of principle,lol.

why did you pick them up?

first off thank you for the visit.
i take them up because the town people take them up for me if i don't, although i've seen one bandit sign that's been in place for 2 months.
i also believe if they stay there they become invisible to people after while.

My suggestion is to put away the books and start making offers. You know the theory of REI by now I am sure. Take action, get out there and learn your local market, ARVs, repair costs. Meet people in your area that are ACTUAL players. You do this by getting out there and trying to get REAL DEALS under contract and execute your exit strategy. Don't become a professional student, become a professional investor. I don't mean you should stop learning! NEVER STOP learning, there is just a difference between doing and theory!!

finally found a rei club that i like.
there aren't any in the area where i live, but there's this one in my buy and hold target area in n.c.
i was really glad to become a member and join this group because even though i've been reading and studying, i haven't taken the steps that i need to take.
i have been trying to pay my bills through the winter so i could devote my full time to r.e.
unfortunately life always seems to get in the way so if i wait i'll regret it, i know i will and i know i've got all the knowledge i need.

Hi Rob,
I just wanted you to know that you are not the only one trying to get things going and constantly getting sucked back in to you day-to-day life. I too have been struggling to get a deal done. BUT like you, I have made a firm committment to myself that I will do this no matter how long it takes!!!! I admire your persistence and know that we will both succeed eventually.

Also, getting past the little voices in your head is hard. It's hard to change how we've been programmed to think in our society. Just be confident that you have the knowledge you need for the most part now, and go do it! (I am laughing at myself now because I need to take my own advice!)

just got done watching the rock bottom live call and all i can say is WOW!!!
people that read my journal know that i hardly ever use caps so...lol
just want to say thanks to everyone involved and it looks like an absolutely awsome system.
i would like to know however, the difference ( hopefully in detail ) between the rock bottom and the sfl? is one better than the other and if so how?
i'd also like to know if they compliment or overlap each other?

hello everyone, just checking in to see how y'all are doing.
i've as usual been busy in my real for now job and haven't had much time for anything else,(got to do dean's time tracker because i know i blow alot of time).
need to get myself organized to make the most of each and every day.
typical for me is i've now got the rbbp and sfl and have yet to blend them together or take the time to do it as if just having them will make me money.like getting salads, putting them in the fridge and wondering why you're not losing weight,lol. i'm sure some things'll overlap, but others may compliment each other, like lists of the cash buyers, etc.
today i'm getting started on page 2 of the 30 day quick start.( it's only taken me 2 weeks, but for me that's good)
also want to pick my mentor and get caught up now that my season is slowing down( how about Matt's post today,wasn't that awesome? ).
think i'll see what he's doing.
i've been thinking about selling my equipment and then i won't have any excuse not to devote myself to my dream of investing full time. so far i haven't been able to juggle very well, but i won't give up no matter how long or how hard it is. i know i've just become complacent again and i'm not going to get where i want to be doing what i'm doing now. i here people tell me well you're self employed, it must be nice to be your own boss. i know that can be true with real estate, but in a service business every customer is a boss. some are nice, some are idiots, and some are outright thieves. all i know is i've got a week of rain and i'm going to make the most of it digging into the rbbp. i have gotten a realtor that says she has no problem thinking outside the box and understands what wholesales and back to back closes are all about.
i'm currently waiting on my list of 18 properties she wants me to look at. i told her we need to get our rhythm together and i've set a goal to do 10 deals per month average,( pretty tall talk from someone who has yet to do 1 deal, but i believe this is a realistic goal. once i get my feet wet the fear will melt away ).

let's take a moment this morning to pray for those lost in the most cowardly act against our country.
as for me, i'm working on my r.e. every day.
had a realtor who was on board and finally looked like i was going to pick up momentum. she had properties for me to look at yadda yadda, and never showed... never called!
if she'll do this to me she'll do it to my customers.
i'm thinking maybe going with greg murphys' strategies because even though i'm sure they're out there i haven't found any and i'm tired of waiting on someone else concerning my future.

my private money person submitted the offer himself for me to flip.
question is should i have him ratify his contract "and or assigns", or should that be done on my end between us?

working on my rbbp and wondering how to merge sfl with it.
since i got sfl i've never been through it or set it up, now i have rbbp and i'm sure some things will overlap but does anyone use both and if so is there a fairly seamless way to work both systems together?

Hey Rob clay, I cant take it anymore. You need your but kicked in gear. I been at this a few months now and hav made some serious money. I want to help you get going cuz it will also be profitable for me. Find me pre-foreclosures that the owners are current on their payments or maybe a few months behind, their house is underwater and if we dont help them they will lose their home and mess their credit for a decade. Some of these sellers may be retiring, divorcing, have medical bills, job loss etc and will be willing to let us take over thier mortgage. You find us some of these distressed sellers and I'll walk u thru the deals and split the profits with you. i have bandit signs but i put them up on friday afternoon and take them down monday mornings (this way the town puts up with me. they take others down.)
