Hello,

My name is Tammy and I bought the Dean Graziosi books on my Thanksgiving vacation. I bought them in audio format as well because I am a stay at home mom to 4, and I homeschool them, so I don't get much of a chance to read these days!(Unless 'The B Book', 'Goodnight Moon', 'Skippy John Jones' and 'The BellyButton Book' count) My children are currently 2,4, 10 and 12. My husband is employed for the county and makes a decent salary, more in flexible benefits.

I have been a REI since 1997, but here I am in 2010 and I have 5 mortgages and my cash flow is pretty poor. I own 5 properties, rent out 3 of them, 1 is my primary home, and we just acquired a sweet divorce sale property in the California mountains. (100K below FMV!).

But, as we secured that sale on our 2nd home, we required a cosigner because of all our mortgages (4 first and one 2nd), and in the end, the bank didn't even WANT us on the loan, despite have a great credit score and proof positive of no vacancies since 1997!!! (Banks will only count 75% of any of your rental income when analyzing income, because they expect you to fail at it; even with 13 years of proven record) My in laws were gracious enough to be on the loan alone while we make all the payments and cover all the expenses. Its unofficially our first PML.

You see, we got traditional financing, secured and guaranteed all these homes ourselves. Our ratios for credit are bad due to having the 5 mortgages, and rental income, so no one wants to extend credit to us. I've never had any lates or collections, and pay on time, there is just a major credit crunch right now and banks unrealistically only counting 75% of our rent income, but 100% of our rent expenses. So now, with the economy the way it is, we were going to have to stop investing, in the BEST market we've ever seen to invest in. I just couldn't accept that and was determined to find something that will work.

After being told by at least 10 people we will not be able to invest in real estate any more, and being stubborn about not accepting that my business was dead, I flipped the channel and found Dean Graziosi. Timing couldn't have been more perfect! (I think God played a big role here, because I rarely watch tv, let alone late at night!) I quickly ordered the books profit From RE right now and Be a RE Millionaire. Smiling That is where I am and where I started.

I waited 3 months to start posting on this site from my initial sign up, didn't realize what a valuable resource I was missing! Stick around! Its invaluable!

Today I got

my auto signs! They are smaller than I thought they'd be, and I didn't know that the back of my SUV isn't metal! The magnets don't stick to the back! WHAT a bummer! I am going to look into getting some lettering for the back of the car. I also ordered professional business cards, and today, I gave a small stack of them to the guy at the bank! He said they work to help their small business customers network and give cards to other business owners! What an opportunity!

I've been listening to the audio book of 'Think and Grow Rich' by Napoleon Hill on my travels up to the cabin on weekends. This is definitely an inspiring and eye opening book well worth the time! What's more, my kids are listening to it and I hear my son applying the concepts ALL the time now! He's learning really young! Laughing out loud And he LOVES real estate and investing at the ripe age of 11! My 9 year old daughter, she's still not thrilled about it. LOL

If you travel in the car a lot, what a great opportunity to listen to material! I'll be doing it from now on! I don't have an MP3 player and I need to learn how to burn Dean's books to CD so I can listen to them in the car too! I think he has directions how to do it, but I just haven't taken the time to do it yet! That is my next small project!

I haven't gotten too much else in REI done in the past 2 weeks. I've been slacking a little bit with the end of the kids schooling; focusing more on making sure all my lesson plans are together, report cards are done, attendance sheets and getting registered for the next year. I homeschool through a Christian school that has vigorous requirements every quarter to make sure we are accountable and stay on track. I'm nervous, next week I get the results to the tests my kids took to assess their academic levels; last year they did really well when they attended the private Montessori school and I'm hoping I didn't reverse what they've learned. Being a first year homeschooler, I feel like its more of a reflection of me!

Oh, yes, I have found 3 auction properties for my friend; I am not sure how I will be able to make any money off of the deal I do with him yet; I'm not looking to make more than the minimum $1000, but I am not sure how I should handle it. I believe he is going to buy using a land trust or he may have me take title to the property and rent it from us for the costs because of his situation not allowing him to take title.

Well, its 11:25 and I'm going to go to bed early tonight again. (I'll probably end up reading a bunch of posts on here and it'll be an hour later before I actually get to bed!) LOL

The first expert I heard of other than Trump was Carelton Sheets and I bought his product right after my first house and would listen to it alllllllllllllllllllllllll the time. Especially when I would drive home from college and vice versa; 8 hours of nothing but me and Carelton.

Very preliminary, but I was talking to my aunt, and just happened to ask about my cousin's house and if he had found a renter. Turns out he wants to sell it, but can't afford Realtor commissions! Hello Tammy, I stumbled across this site and found your journal. You have wonderful willpower in the face of adversity. I read about your issue with doing business while having screaming kids in the house. I know what you mean. I'm a single father taking care of a 3 and 4 yr old by myself. I too am a real estate entrepreneur among other things so I know how important it is to conduct business and not have screaming kids in the background.

I have a few recommendations. If your talking business via a cell phone I would suggest you invest in the Motorola Endeavor HX1 blue tooth headset. It uses bone conduction technology. Meaning it takes vibration from your ear when you talk so the other party can hear you. Since the sound is coming from your bone and not anything else the only thing the person can hear is your voice, so you can talk with the car window down while driving,tv blasting, etc and all they will hear is your voice. If you were to get the HX1 I would suggest you get a custom mold earpiece from www.averysound.com this will ensure a perfect fit and better sound quality not to mention infinitely more comfortable to wear. They dont have the HX1 listed on their website, you have to ask for it because you have to have a certain ear size for this particular model, so just ask them.

If you want something for at home use that you can plug into a regular phone I suggest www.theboom.com/v/index.html they specialize and make various noise cancellation head sets to work with cell phones, radios, regular home phones. They only have one headset that uses bone conduction technology but that's like $400. But their other products use some sort noise cancellation tech. I dont use their products but they seem very professional and seem to have good products. I would buy something from them if I were to go that route. In my situation I have my calls forwarded to my cell with me wearing my HX1 so I don't worry about noise. Oh check amazon.com for the HX1.

Keep on adding to yourself

Tammy I just love how you keep on adding to yourself. I do the samething in my past 3 jobs I have spent alot of time in my car that allow me to educate/inspire myself instead of listening to things that provide me with nothing.

I recently watched "The Secret" and I have decided I will do so every week until I get my thoughts right....sometimes life has away of taking control of my thoughts and stalls my efforts. No More though. Thanks for your words of encouragements.

Deals are out there

Well, I found a great place to find deals. Believe it or not, this one was at a garage sale! Turns out the people are in dire financial straights and have a couple of homes they want to get rid of quick; less than what the they owe the bank. I now have another prospect, with a couple of properties, and I told him I'm new to this, but I've got a huge support system and am taking courses to learn all the tricks of the trade that the realtor don't know about, and they were ready to do business right then and there! I am excited! This is good news.

I had my contractor in WI (my cousin) go through my auction property in WI. Boy, its a mess Sad Tree fell on the roof, a pipe burst and it needs new bathrooms and kitchen. The mold damage is more than I was told by the realtor. See, these auction homes they don't need to disclose anything. BUT, I got it at such a steal, and I'd already known that the whole thing needed to be redone and there was mold. I didn't know about the roof and additional mold (it was only supposed to be the crawl space.) He's going to get me a time line and the costs required to get it up to par so I can get a tenant in there. So far, I'm still thinking closer to the 80K to fix it up rather than the 60K. But still a good deal because its value is over 200K. A pretty big project for a first deal though boy!

Thank you for all the awesome info on audio supplies! I will definitely check it out. Well, the CD player in my car quit on me. COMPLETELY. And ate my Napoleon Hill CD yesterday. So, I'm in the market for a car stereo unless it can be fixed somehow. Its almost 10 years old, should I even bother?

You know, my dad was an avid stereophile and he would have provided me all sorts of info like this Phantom, your post reminded me of him! Sure miss him, Christmas Day 1999 was a tough day for sure!

I've been feeling extremely beat down and tired lately. A couple of weeks ago I had so much energy and now I'm like a lump of clay. I need to go get it checked out because my motivation is slipping. I have all these things going for me but I think the negativity is really pulling me down. I need to focus on positive things more and get myself back on track. The number of put downs is weighing on me like a barbell. I want to find a quick turnaround deal FAST and get moving here!

I finally managed to get in a success academy lesson. Yeah! I'm going to go do another one right now, and then head to bed, but I'm hoping I'm not having some thyroid issues. I know that I haven't been walking like I used to. I am going to add that to my daily routine starting TOMORROW. No excuses. It gives me so much energy when I am walking, even if its just a couple of miles a day.

Homeschool is DONE for the year! So, I have a lot of extra time to add activity. Hopefully the walking will get me my energy back. I really have to get back into making fresh fruit smoothies too. I'm eating too much junk!

The building inspector is going out next week on the WI home. The auction company is telling me the closing date is still the 22nd even though the seller didn't sign until the 1st. I have to clarify that tomorrow, as when it was signed I understood it was 30 days from an executed contract, not from when I signed it. I am arranging a WI contact to meet him there. I wish he could get out this week, but he was booked solid! Sad

The foundation is build of cinder blocks and the inspector said that because they never pulled a permit to build the house, he is going to go over and look at it. I explained that this is my only way out of the contract or to reduce the price to adjust it to a knockdown and rebuild versus a complete rehab and foundation repair. I'm praying for a good outcome! If I can attain the property for 5-10K, that would even be better; as it should have been sold as 'value only in land' instead of as a SFR, and Fannie Mae needs to get rid of stuff. This may be a blessing in disguise!

i understand about the negativity and you have to just keep building yourself back up. you have so much going for you! it's just hard to see it because you're in the middle of it. as for the thyroid, Mary Shomon has several books on Amazon about the thyroid and she is very knowledgeable. your doctor needs to be sure to check your T4, T3 and Free T3, as well as everything else. also have your iron checked because thyroid problems can cause anemia and i know from first-hand experience. i know everything will work out for you and be good. please keep hanging in there and remember, your kids are watching you. you might have a couple or more investors by the time they are in their teens. wouldn't that be great???!!!

Hey Tammy, I'm sorry to hear you are not feeling well. I will keep that before God in my meditation time. Last week I really felt like I was dealing with a lot of negative vibes so I have increased my prayer and meditation time and stayed plugged in while in the care listening to things that add to me and pump me up. It has worked out quite well.

Hey after you do those things like adding back your walking and changing back up your eating habits , you might want to try a detox that always helps me cleaning out my system. Make sure your getting in your water also that makes a differnce. Maybe add some green tea to your diet thats my favorite.

Oh well good like with your WI house I hope it turns out in your favor.

is SOO draining Linda! It isn't like I can simply avoid being with him or around him.

Erika, thanks for the prayers, I REALLY need it! My husband is just waiting with baited breath for me to fail.

Update on the WI home; I wrote up an email and sent it to the auction company and told them instead of buying a house, what I am buying is land with a house on it that needs to be knocked down.

I asked in lieu of this that we renegotiate the price and/or I exercise the clause that states if there are any violations of building codes, the contract can be canceled. We've asked for the price to be 5K, max 7500. All we can do is wait to hear their answer. If they won't take it, I'm walking and will get the earnest deposit back!

My husband wants to stay closer to home, but I think its imperative to branch out to other states.

Other good news is that I secured another Visa card for the business by writing back in response to the denial letters. So, 4 out of 5 of the rejections I've turned around into approvals and am building business credit! Great!

Business Credit ?????"s

Daily in your walk down the road of REI journey you are making long strides and changing the legacy of your family....that is something to be proud of...God can and will change your husbands view on REI I just know he will....Enough of that. You love him and he loves you and at the end of the day that is what matters, right?

Ok on the subject of business credit, I found both of the books that you mentioned. Tell me a few things do you have your # for your business through your local company or did you use one like the service Dean suggested? I working on all of the foundation so I can build credit. I am first starting with our home repair company. I ask that b/c I phone # is through Ring central and not the local company.

You continue to inspire me to my next level.

be it your husband, wife, kids, mailman, mistress, mantress, pastor, etc.

RE is your time; Use that time to your advantage and enjoy it. Make your money, make your phone calls, just make yourself happy.

Your husband not having your best interests can be quite telling, and this isn't the forum for that, but you've got to just make the most of the time you have to devote to this, and whether or not a deal falls through, you enjoyed the process nonetheless.

You think Kobe cares if his wife gets mad that he has to be at practice an hour longer than normal???

You think Trump cares if his wife is mad that he has to travel to Japan to buy some property and will be gone for a week???

Don't care if your husband is jealous, envious, or just doesn't have your best interests when you're cashing checks and building something for yourself. At least don't care during that time. There is a time to address that situation.

I hated to use that same title again. But marriage is a team effort and he has to get on your team. My spouse and I just had a great conversation about this very subject this morning to make some adjustments and make sure we were both still going in the same direction. He is my biggest fan....it is so funny I think he thinks there is nothing I can do wrong....little does he know. But I said that to say it makes it easier when you are both on the same page but, even if he is not all in if you believe in what you are doing and have peace about your journey then don't look back and turn into a pilar of salt like Lot's wife keep moving in the direction that God is leading you and turn hubby over to Jesus...He can and will make everything alright.

I think my husband wouldn't be able to handle it if I succeed, so he's making it that much more difficult. It does bring me down, but when I get past it, I'm motivated to PROVE that I am capable of doing this and bringing in income, plus do all the other things I do on a daily basis, while maintaining a good relationship with and teaching my children. My son, age 11, is already ready to do deals! He could set a DG record as the youngest investor! Laughing out loud And he's so motivating to me, he tells me to ignore daddy's negative comments and 'you can do it mom!'. He listens to the Think and Grow Rich when we're on our drives up to the mountains.

Speaking of, my CD player started working again on Saturday! God is GOOD! I had the one I wanted all picked out, but it saves me from having to spend $250 bucks right now! So, I guess I need to figure out how to convert the MP3 Dean files to regular CD.

The WI deal is gone. I will get a full refund due to reading the contract over THOROUGHLY when I signed it. Otherwise, they were going to play hardball with me using the 'buyer's due diligence' and 'as is' clauses. PERSIST! It is essential to success!

One of my strengths is that I'm a very good technical and legal writer; and I am very detailed. I believe it really helped to be able to present my side to them in an articulate manner. I made a mistake buying this property sight unseen, but I was able to rectify it and learned some valuable lessons. I also gained a great WI realtor, private money lender and a contractor for my WI powerteam. So, good things came of it.


Progress

So, I decided to take the letter that is in Dean's PFRERN realtor section and put it on Craigslist to recruit a decent agent! Out of that effort, I've got 2 realtor leads and a private money lender so far! I talked to one of the realtors and she is actually in VA and going to be moving to CA. She is one of those go getters who really thinks outside of the box to find properties! Impressed with her; can't wait until she moves out here to start making some money with her! The next guy is a realtor who works directly with asset managers all over Southern California including 3 areas I'm targeting! SAAWWWEEETT! I am awaiting a return call from him.

The other guy does private and hard money loans and is ready to lend to me once I secure a property. All of this in 3 days time! God sure is good!

Ebbs and tides, thats how it is in this business. Things may seem down and low for a bit, but the tide always rises, so always hold on for the ride and never give up!

Oh, one more thing. I have a BANK calling me wanting my business to do a loan with them! It is the bank I've had my business account at since I incorporated in 2005, but they wanted NOTHING to do with giving me loans before! HAHAAHAHAHAHA! Now THAT is quite an accomplishment seeing as not a one would even LOOK at my company before this!

I've almost completed my private money recruiting website using a platform on wordpress. I can't figure out how to blank out the testimonials and when I put in my tagline, it still isn't showing, and the form for my free report has disappeared, AND I have to put in my projects (I'm selling land in the beautiful Poconos, PA right now and I advertise my rental properties extremely early, so I'll put the NC one in for next year as well Sticking out tongue) and of course the deal I can see and smell in my vision right now but won't lock up until next week! Cool, but the most time consuming part it is finished! Check it out!

Well,

I *MAY* have a new re agent that's up to the task of working with me! Smiling I hope so! Spent a lot of time on the phone yesterday; no easy task with the 2 little ones following me all around the house. I'd go in one room, lock the door to be alone; they (the 3 and 1 year old, yes) figured out how to bypass the lock. So, I ran downstairs, and they followed, and then outside, and then finally I locked myself in the bathroom, as they sat outside banging on the door. *sigh*.

I swear, they NEVER do this when I'm not on the phone. They were playing nicely and content as can be. Until they see I'm on the phone or that I've secretly left the room. Suddenly, that is much funner and more important than playing with their toys. The older ones were glued to the computer and wouldn't keep them busy for a few minutes so I could have a decent phone conversation. I really need to get that headset you recommended. I don't have cell signal at my house so I'd need to get the landline version.

I got the check returning my earnest money for the WI house today. Laughing out loud

The Ad

I'll reveal it here. It is nothing secret. The ad is in PFRERN in Chapeter 6, part II. It is the letter to find a real estate agent. That's it. I wasn't even targeting private money lenders. I put it in Craigslist under Real Estate Services! Waalaa! Results. Too easy! I also got 2 agent leads and an asset manager who sells bulk REOs ... individually. SO, I can attain one property at bulk REO pricing. They also will pay bird dog fees for sending other buyers their way. I'm excited about this for sure!

Partnering UP!

Well, In my most recent endeavor, I'm going to partner up with blessed beyond measure on a deal in KY! I'm excited about my first ever partnership endeavor. Its in the preliminary stages, but its a wonderful opportunity! Now, we've got to figure out all the paperwork and such! Calling the academy! Laughing out loud

OH, I bought yet ANOTHER private money program and another automated program and website for lead generation. I'm so sick of trying to build my own websites only for the dumb program to quit on me and having to make calls all the time to try to have them figure out how to fix the problem. On of them I haven't been able to update for a month and they can't figure out why! Sad (my www.zionpropertiesandinvestments.com) So, putting an end to all that. I want to spend my time doing REAL ESTATE, not trying to figure out technical difficulties! Hoping I can still use my web address. Looking at transferring them using www.godaddy.com. Laughing out loud
