Hello all, My name is Kevin, I live in Ky. My REI started many years ago, as I once was an agent. I knew I always wanted to be in real estate from an early age, bought every thing I could get my hands on, nothing worked until now. 5/2010, purchased Deans books PFRERN. and BARM. read through them in about two days. Got motivated, got started, and in less than 2 weeks, got my first deal together. Made 2K in profit for about 2 hrs worth of work. And in the mean time, made homeowner happy, and helped a family looking to purchase a house, that wasn't able to traditional financing. I have met so many wonderful people on here, and all are so very supportive. I believe when you help others succeed, you too will succeed! Be blessed DG family, I figured since Laura poked me, I had better put this up! Kudo's to you Laura! Will see you all at the edge next year. Keep pushing forward and reaching for the stars.. One final note, "Don't let your fear of failure be greater than your desire for success".

Month 2

Starting my second month today, am going to a Master Commissioners sale. got my eye on an old rundown house, That doesn't matter though , beauty is in the eye of the beholder! There are about 8-9 going to be sold today, so, will keep you posted. put little over 2K in my pocket Sat, off the sandwich lease. not one dime of my own money, simple to do, just got to find that motivated seller, find the magic buttons, go to work, be creative.. Get busy out there!! I know you ALL can do this, be blessed and have a great day !

Congrats on starting your journal! I know you will find it a great place to track your RE journey, and we all will profit from following your deals as you share them with us! When I went back to read mine after the end of my first year - I amazed myself haha. Had forgotten all the things I had overcome. I am really happy about your sandwich lease deal...this is a strategy I have not used but fully intend to in the future. Sometimes my fears of speaking with people STILL keep me from investigating 'out of the box' strategies, and you are inspiring and encouraging me to take another step, so thanks! Glad you have the EDGE in your sights...its an amazing experience I wish for every DGer!!!

Thanks Laura for the kind words..I don't have any trouble talking to the sellers, just having trouble finding motivated one's or one's that will do no money down deals, I have a few buyers, but mostly looking for lease option. If I would have had 15 properties in this area, I could have sold/leased them all. Oh well, onto the next one.!

I have still yet to do my first deal but I know it will happen soon enough. I have had 7 deals that could have happened but walked away from them for a multitude of reasons. I know the deals are out there. We need to hook up one of these days my southern neighbor, strength in numbers!!

I am looking at doing a few lease options right now, I actually have 2 that I am thinking of making an offer on within this week, I just want to run the numbers and see if it is possible, my only fear is losing a tenant and then Im in the hole. Any suggestions would be great!

College towns(my preferred favorite)
No money down deals/owner financing

Not sure how far you are from Louisville and UK, but those alone, along with other smaller schools I can't see how they wouldn't bring you in a nice check or deals on a steady basis.

LOL, that's funny! Yeah, There are several properties here especially in my hometown that are close to a college. There is KSU, which was started as an all black college and there are 3 across the street vacant, been sitting there for about 3yrs. Problem is, no one is buying them for some reason. Listed locally in real estate hands. All of the investors here are snobs. Out for #1. Sad, but true. I am not sure how to approach these owners that have these properties, cause they scare me. Must be something wrong somewhere, knowing that they could be rented out by students. My credit is not good enough for a conventional loan, and lease options would require a substantial amount down, monthly payments etc. Then there is rehab costs. But, I will find some way to make it profitable here somehow. I am not satisfied with just one deal, I am even taking college classes again to get my Real Estate lic. back. I let them expire like a do-do in 1999. But I see that as a positive, so I don't have to deal with realtors here. They don't pan out. Best wishes and keep me posted on some of your deals. Kevin Star! ...and see if they have any revitalization programs and let them know you were interested in purchasing said properties. They could either say yes or no.

Every investor is out for #1; wy should they help you??? Unless,....you give them a reason that benefits them and by bringing to their attention that you too are an investor and let your license expire as an agent, but are still active in RE. I wouldn't propose the very moment you meet but put in their head that you're looking for properties and "i'm actually thinking about purchasing that property over there to rent out to college students and was looking for partners,.....
!!!!LIGHT BULB!!!!! As far as them being snobs, you shouldn't care about that; only care that they have money and can help you.

Hit up the colleges, look in the school newspapers, look for 'for rent' and 'for sale' ads, and go to work.

WOW!! I'm sure Dean is PROUD of you for TAKING ACTION and following thru so quickly after getting and reading his books..which, of course, is exactly what he advocates. Continue being such a great "student" and you'll be a Superstar in no time. It's nice that you actually made some money as well on your very first attempt. Way to Go!!! You are an inspiration!

I'm a Newbie to this program and am still reading Dean's Books and this week have been catching up on all the Blogs, Videos and comments for June and July.
I'm also new on the computer and accidently erased a Blog and when I tried to comment on one of them..somehow sent the whole thing to "Trash". recaptured it and then suddenly lost it all for good. Have absolutely no clue at all as to what I did wrong!!.I used to think raising 5 children was a challenge!Turns out that was a piece of cake compared to all of today's new technology.
But learn it I shall..my Plan is to do it all...as Carolyn...from my home office. I'm 82 yrs. old this month. A widow of a WW11 Marine Corps Vet. We were married 57 yrs the month he died in 2004 of lung cancer. The downspirarling economy hit home and because 30 years ago I successfully put together a small real estate "Addition" by buying some farm land, rezoning it,
following thru with the Dept, of Engineers etc. I KNOW I can make $$ in Real Estate. I'll be utilizing the "bird dog" and sandwich sales, to start. No $$ or credit (my 780 is long gone). Carolyn, thank you for the nice comments.. Yes, anyone can do this, takes a little patience and persistence. WOW 82 and sharp as a tack! I understand about lung cancer, my mom is battling it now, never smoked a day in her life. She is 75. But she is strong, sounds like you know what you want and how to get there. I was in the Navy. Kevin, I didn't know you were in the Navy. My father served in the Navy, though it wasn't too long due to an honorable discharge. He wanted so badly to serve the country in the Navy long term, it just wasn't meant to be.

Keeping you and your mom in my prayers. Whatever is going on, I will pray for strength, wisdom and that God touches your life in the most unexpected ways!

What helps me

My drive to help other people helps me, and, just my thoughts of, If I don't do something, no one else is going to do it for me. It is a life lesson. I have difficulties with life just like everyone else, problems, stress, issues, but I do have a loving God that I can call on even in the midst of problems. One thing people forget, In all things put God first, he will make you the head and not the tail. Motivation, determination, not afraid of talking. You will get rejected probably more than you will get deals.Don't let that stop you. But don't forget your creator along the way.

Actually, I don't do that for a living.. I do that as a hobby. Getting close to giving it up. Will be 47 this month, and the old gray mare ain't what she used to be. Haven't posted in a while, but am relocating closer to my fiance's family in Tenn. Nashville to be exact. well, closer to Ky. line. Wanted to give a shout out to all of my DG family out there and say I haven't forgotten you all. Elix, Laura, Tammy, and all of my other Dg friends out there. Will keep u posted when I get another deal in the works. Keep pushing, be patient, everything will work out for the best. We all can and will be successful. I am taking college courses as well. Deal 2

Got back on track this week,was moving but plans changed!! bought a duplex 2 br 1 bath each side, 800.00 down and 500.00 month renting one side out living in the other, building my equity.. Sorry been gone for a while, but am getting back on track. Stay in the game or the game out runs you. Be positive and things will work out. Hey to all my Dg family out there.. !!
