Reat to Own Deal Closed 2/5/14 = $3760

I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

Dan Early you asked about LLC. I do not have one, so far I've haven't had a need for one, but I don't know about the future. I will check with my Lawyer when that time comes, you should do the same, he's the one that will have to keep you out of trouble.

Day # 12

- Yesterday

KNOWLEDGE =
- Finished reading chapter #9 Be a Real Estate Millionaire.
- I spoke to a agent that explained how buyer rebates work and how if you ask for a buyer rebate up front from a agent you may be able to get it (1% of sale price, in Ga. not sure about other states). Also, some agents can not or there broker will not allow them to give rebates.

ACTION =
- Typed and improved my letter to cash buyers (if anyone reading this has experience/success with letters to cash buyers to build a buyrers list please post a helpful comment). I will post my letter, see next subject/comment below.
- I went to 2 properties that I located where cash buyers had just purchased and put my letter in their mailboxes (1 home was being rehabed but no one was on property).
- I mailed 2 letters to cash buyers on homes they had just purchased.
- I researched 3 homes for cash buyer #1.
- I spoke to cash buyer #1 and he gave me addresses of a couple of townhomes to check out for him (he is illgally blind and has had a different person helping him in the past) It is because of Dean's books that I reconnected with him (I was a loan officer on a purchase of his in 1996).
- I returned a called from a lady who wants to lease Purchase. Said she has 3k to 5k downpayment.

- Called a real estate agent to get info. on a foreclosure.

- Called cash buyer to discuss 4 townhomes.

SSY - I have not done it yet. Well, I have bought 3 properties many years ago with very little money. 1- I did a lease purchase with $480 down and $480 a month (never purchased that one), 2-$1,000 down and monthly until I bought (I bought that one and used it as a rental for many years then sold for a nice profit 3)- bought for #360 down from a company that sold starter homes. So the 2 techniques I am trying to use today are Lease purchase and assignments.

- Researched 4 properties for a cash buyer.
- Found 7 homes that were purchased with cash, in my area & had closed in my area within the last 60 days.
- Put together 15 envelopes/letters for cash buyers.

KNOWLEDGE =
- I started reading chapter #11 - Be a Real Estate Millionaire.

Action =
- I mailed 5 letters to cash buyers (that bought homes in my area in the last 60 days).
- I went to 2 properties to look for any rehab and dropped off 2 letters for the cash buyers.
- I researched 4 properties that cash buyer #1 gave me to gather info on (all 4 were at markert value), so I told him I will locate a property for you.
- I found 1 forclosure for sale at 50% FMV and called cash buyer #1 to discuss.
- I signed papers and moved my real estate license to a company that is investor friendly. Also, they allow me to set/reduce/negotiate my commision. I made this move specifically so my investing goals will be in harmony with my real estate work. No longer woirking a companies plan now, working mine.

Rick while reading your journal I saw that you too would do just fine to start with a few thousand on a deal. Good for you, start then grow. I will go bacck soon and check on your recent progress.

John, thank you I hope my idea about structure would be helpful to others as well as myself. You see, I have started REI in the past (on and off for years) I would start then stop. I have even bought 3 homes through creative financing in the past (long time ago). I made money on one, gave one back and learned lots on the 3rd one. This time I am committed to continiously TAKE ACTION.

Some of what I have learned recently/ this time around is I have to continiously TAKE ACTION as well as grow and learn. The learning each day keeps me focused and motivated. Also, just became aware for me I have to have goals and write offers. If you are not writing offers you can not make any money (just heard that again on from one of the coaches on The Edge 2010.

Another reason for the journal is that when I do start making money others can have a map to follow. At this time I am kinda fishing trying a little of this and a little of that. Once I find my area/nich I will then stick with that technique for the most part.

KNOWLEDGE =
- Watched Dean on disc #3 of The Edge 2010.
- Watched part of Nathan Street's section on Hard Money & No seasoning refi's.
- Started re-reading chapter #11 goals in - Be a Real Estate Millionaire.(Started reviewing my goals in that chapter and started really imagining how I will feel after my first deal, as well as started really thinking and getting excited about my goals).

ACTION =
- Made 1 bandit sign (I know only 1, well that is all that I made time for and my new mind set is do something. Before I would think well I do not have time to make 10 so why make any?) WARNING FREE ADVISE AHEAD - Do not do nothing, like I did for so long. If you do nothing like I did/use to do you get nothing accomplished Eye-wink.
- Wrote 2 low offers on a property for cash buyer #1.
- Found 2 homes to check on for a IEE buyer.
- Spoke to buyer she said she is still interested and wants to see a home.

I noticed a pattern here with you mailing letters to prospective buyers. Have you tried just a cold call to them to break the ice. I feel letters are so informal. It is just my 2 cents, but something for you to think about. That personal touch and a voice might be of help to you. Again, just my thoughts...Jan

Thank you for your idea.
These are buyers that I have found by having a sold property list pulled from FMLS. The properties have just been purchased with cash. They have not yet reached the tax office / been recorded so at this point I do have have the owners name. I only have they address, sold amount, list price days on market. I could pull older sold homes and get the tax information with the names. But not sure how to get the phone number afterwards? I have gone to a few homes and found dumpsters in driveways for rehabing, I just have not found anyone on site as of yet.

- Mailed 1 Cash buyer letter.
- Searched CL for properties for a IEE buyer.
- Called 1 investor that has owner occupied properties for sale. He gave me his list of homes. I do have a IEE buyer that is looking for a home simular to a few of his. He only wants $2,500 down then $900 a month.
- Called 3 IEE buyers to discuss properties
- Called 1 renter to discuss rentals.

That clears things up, I must have missed a step.
We use Craiglist to find most of our buyers and we network through our local REI club where the exposure is priceless. I also drop my business cards off every where I go. I have even had people come to my house and ask me about houses for sale. Jeremy and I concentrate on buy and holds with owner financing, so we don't use our buyers list that much although we have just looked at a flip deal so our list will come in handy. In time your name will get out there and you will build your list, it just takes a little time. With your knack for being well organized you will have more buyers than you know what to do with. You are doing great, just keep the momentum going...Jan


Hi Dan!

One tip that I picked up on Chris Brindamour's journal that I am planning to use--call contractor's and ask them if they work with investors on rehabbing and ask for a couple of investor references. Voila! Investor names and phone numbers you can call and ask if they would like to be added to your buyer's list.

- Called a guy that sold a business awhile back for 175k to see if he would be a possible cash buyer/interested in buying.
