Reat to Own Deal Closed 2/5/14 = $3760

I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

- Yesterday

KNOWLRDGE =
- Starting reading chapter #13 - Be a Real estate Millionaire.

ACTION =
- Wrote down my top 10 people that looking to buy a property soon (By doing this I have them all on one piece of paper with names and phone #'s and I can carry them around with me).
- Recieved a call back from a potiential cash buyer. We discussed doing deals in more detail than yesterday (this guy is a maybe, but it will be good because he will not require deep discounts like experienced REI).
- Got info. from a mortgage broker (that did the loan on my residence years ago) about no seasoning refiances (he has 6 month seasoning but is going to look for no seasoning loan for me this week).
- Called one buyer on my list to discuss homes.

ACTION =
- Called 3 buyers from my buyer list to discuss homes and check their status.
- Offer a written proposal to a potiential cash buyer (in black and white like Dean said, it is easier to sell/discuss).
- Called 1 We Buy Houses sign to see what they are looking to buy/birddog for.

- Continued reading chapter #14 - Be a Real Estate Millionaire.

ACTION =
- Had 1 bandit sign call in.
- Returned 1 bandit sign call.
- Started a list of potiential private money people.
- Spoke to a Mortgage Broker and got all the details on his no seasoning investor loans. He has 75% LTV with 6 months seasoning. But, he can do 90 day seasoning if they REI buys using a private money lender/note. Thats a good starting point.
- Called back one buyer that I am trying to find a house for.

ACTION =
- Spoke to one Lender about their investor loans (As of 12/21/10) First Option Mtg. = 75% LTV with 6 mo. seasoning).
- Got set up on a expired listing email notification system (emails me when any home in my area listing expires.
- Meet with a lady who had just lost her home to Foreclosure. She wants to rent a home within the next 2 weeks, she has to be within a certain sch. dist.

- Spoke to a Branch Manager at Wells Fargo about no seasoning investor loans. As of 12/22/2010 80% LTV, 6 month seasoning using aquisition cost and cost of improvements, or 1 year seasoning using appraised value.
- Added one more city to the expired listing search.
- Went to look at one rental that was also for sale.

I know yesterday day was Christmas. I was truely blessed to have a wonderful Christmas with my Wife, son, daughter, parents, brother and his family. It snowed here, just a little north and west of Atlanta (that was special for all the children). I did add to my KNOWLEDGE and took a some ACTION yesterday. Not alot about 30 minutes. It is not work for me it is becomeing my new passion and area of excitement in my life (I have not had much passion or been excited about alot, except family for too long). I had gotten off track for many years and about 14 months ago I started to get back loving and living life. I usually do not input much in my journal except REI stuff. My reason for that is that this journal is for me to stay accountable and to help others with REI information and to show how I did it. I will be helping others to see that they can too do it by showing exactly how I did it. I too have 2 jobs (a part time job that is humbeling to say the least) and I must provide more for my family.

Please remember life is about the journey not the destination, so have fun, be kind and loving to all on your way to were you are going. I truly wish all the best.

- Researched a Estate sale home on line. Found out that the home is going to sale 1/4/2011. I believe that there is a investor that would be interested in the property prior to sale.
(Exactly how I located the estate sale home was by going to FMLS and selecting under special curcumstances Estate Sale. I currently have 7 in the city I live in Powder Springs Ga.). If you are not a agent, get one and they can pull a list for you.

Hi Dan!

I am glad that you had a wonderful Christmas with your family. I always enjoy your posts and what you get done toward your RE goal every day but it was nice to read the personal bit about you too.

I could relate to what you said about passion and excitement for life having been dormant for a while (except for family).
I think that maybe that is why when I find something that does excite me, like RE, I become obsessed with it! We need to have passion and excitement in life. Its what makes it all worthwhile. Makes us want to get up in the mornings.

I also like how you post the page numbers when you refer to certain sections. That way if we think, "Oh, I need to go back and reread that, too" it makes it much easier to find.

Nice that you got a little snow for Christmas. Christmas was the only time I ever enjoyed snow when I lived back East. It always seems a little odd here (southern CA) at Christmastime and not quite the same when it is in the 60s, 70s or even 80s.

I truly feel in my heart that 2011 is going to be much different for many of us, thanks to Dean and one another, the DG family. Having this passion and acting on it, we will be richer, not only financially, but in our minds and hearts.

I really enjoyed reading your post about the great Christmas you had with your family.

I too, had a wonderful Christmas. My "estranged" daughter vistited for most of the day (along with other family) and it was almost like old times. Brought lots of joy to my heart, catching up for lost time.

It snowed here, also and was beautiful. I live just east of Birmingham. I can't remember the last time it snowed on Christmas.

ACTION =
- Registered with HUD and looked at some HUD homes online.
- Posted my 1st craigslist ad (kinda funny afterwards I thought that is not a very good ad. Then I remembered telling my 7 year old daughter just the day before that I thought her 1st drawing of a kitty cat was very good and explained that her cats will get better the 2nd and 3rd time that she draws them). Being a dad is a wonderful thing Eye-wink.
- Found a estate sale home. Researched it though online tax records and found that it is free and clear. Called the listing agent to ask about a LO, he said he would check with the 9 sells (yep 9). 9 family members were heirs to the estate. I should hear back from him today.
- Called back 1 IEE buyer set a appt. to meet with her Wed. afternoon.

Day #31

- Watched Carol Stinson's session on The Edge 2010.

ACTION =
- 10:00 appt. with buyer went bust. I called 1 hour prior to appt. her phone was full and no returned call. I continue to follow up.
* So I (got out my new bottle of Duck oil a little joke, just going to let the no show roll off my back and keep moving forward, that is new for me!) decided no problem and I filled that time with more REI work. I went to Carol Stinson's website realwholesaling.com to check it out. Went to a link myhousedeals.com = wholesale homes for sale. I found 2 in my area that look promising. I first checked out the numbers, neighborhood solds and active listings. One looked real good and the other ok. I drove to both to see them. One is listed and the other is available 1/3/2011 with a management co. More info. to follow.
- Called back the cash buy that I had written to offers for. He said he had had an emergency and had gone out of town and that is why he never forwrded the earnest money to me (the offers just sat. on my desk without earnest money to submitt the offers). = More Duck oil. No problem, still mantained my relationship with him (and I now know to use caution with him) and I can send him more deals to potientially partner with. Also, I got his hard money guys contact info. Eye-wink.
- Call another potiential cash buyer and he said he and his partner will call me today from the airport?
* Update concerning letters to cash buyer. - A few weeks ago I had mailed 15 letters to cash buyers who had purchased homes within the past 2 months with cash. They all came back due to the homes being vacant. Just FYI. No problem, insert Dusk Oil Here (lol). I will keep the letters in my car and when I am close to one of the homes I will stop by and try to find the buyer.
* I took the day off yesterday from my job and my part time job. I learned a little and was blessed to see the glass was half full yesterday. In the not so distant past I could have easily been derailed by the 10:00 appt. no show and for that I am most grateful.

- Spent some time discussing various properties with one cash buyers.
- Reviewed tax records on smae home.
- Did new property searches for homes <50k in my area.
- Researched a home on myhomedeals.com - (It was advertised at 29k on Thur. and Fri. it shows up on FMLS for 19k. It still shows up on myhomedeals.com and gives the sellers name and phone number?????

Day #34

- Yesterday

KNOWLEDGE =
- Finished reading chapter #18.
- Then I finished chapters 19 & 20 = Finished the book - Be a Real Estate Millionaire.
- Started re-reading Profit From Real Estate Right Now. I read the introduction and started on chapter #1. Then I re-read Carol Stinson's success story P.169 & 170 and read Anita W. success story on pages 172 -174. I am focusing more on one techinque and getting closer to cash results from continiously gaining KNOWLEDGE and ACTION (thank you Jay for reminding me to focus). This has helpfed me to narrow down the REI work and goes hand in hand with picking one or two stratigies and working them. Now that I finished both books I will continue to read them for motivation and ya ha type thoughts.

ACTION =
- Called back cash buyer and gave him 2 leads on properties that I found (these are REO's, I do not have cash buyer that will partner with me yet. I have a few cash buyers I can assign to but, I am not able to assign reo's. I do not have the funds to purchase and I have not yet been pre-approved for a investor purchase, awaiting on my 2010 W-2 and my 2010 1099's. My credit is excellent I just need the income info. and I should be good to go for small purchases).
- I am his selling agent and then the listing agent when he sells. This is my plan B on REO's until I get a cash buyer that will let me partner with him or until I can purchase myself.
- I wrote down the exact activities to do to in my REI work.
- I wrote down the steps to work to complete a assignment deal (copied from P.169 and 170 what Carol Stinson did to get her first assignment).

Just got caught up on your progress. I have been out in the badlands of REI for the last few days, so I am getting caught up on posts, emails, etc.
I did want to ask how you are doing with bank financing and or private money, which are two areas that will need attention as you move ahead. I am quite sure with your organization that you are on top of it.
It is funny how addicting this site is. I have been here for over 21/2 years now and it is just as exciting as when I first started. So many things have happened for Jeremy and I and mainly because of this site. But you will read about us when you start reading Your Town, Your real estate profits.

As far as bank financing goes I am waiting on last years w-2 and 1099's. Then I am going to see were I am $ amount wise. I have very good credit at this time high seven hundreds. I have started checking on No seasoning refi's. So far the best I have is 90 days after property has been recorded. Today I spoke to a gentalman that told me a little about his private money source and mentioned "I flip". He said he would email me the details. Glad you mentioned the book I will order it later this month. I am excited to read about your success.
