Reat to Own Deal Closed 2/5/14 = $3760

I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

- Yesterday

KNOWLEDGE =
- Went to a USDA class. The USDA guarantees loan in rural areas in Ga. They will allow up to 102% LTV / No PMI / Goverment backed Guarantee Rural Housing Loans in Ga. / 640 credit / zero cash to close. To check them out for yourself go to www.rurdev.usda.gov/ga/rhs.thm

ACTION =
- Called one credit Union looking for Cashout Refi money. Delta Credit Union here in Ga. - They want 12 months seasoning for cash out investor refi's. So my best is still Bryden Captial at 6 months seasoning.
- Picked up 1 bandit sign. Have not had a call on in for 2 weeks. I have a buyer from that sign 2 months ago but since I have not had a calll in weeks thought I would move in to another location.
- Spoke to one of my cash buyers. He is going to partner with me on a deal. he has a buyer at the end of March. i have to find the property and the hard/private money.
- Went to look at a Estate Sale home.

Day #73

- Yesterday

KNOWLEDGE =
- WOW, watched the 6 vidieos and voted for my favorite.
- Read some posts and journals.

ACTION =
- Went to look at one foreclosure.
- Spoke to one of my investors some more about how we are going to partner up with his buyer. He wants me to set up/find the hard money and the property and partner on the deal.

*Guess this a good place to put this to rest. Bitter sweet day today. About 3 months ago I found a property that was a deal. I called a friend that I had sold a home to in the past and told him about this deal. I got him to use his bank statement to tie up the deal since it was a REO. We were going to use the 10 day due diligence period to sell the home to a different investor. We were to split the profits 50 - 50. On about day 7 of the due diligence we had no investor and he could not and would not spend his 40k to buy the home. ($40,200 purchase price). So, I called another guy that I had sold a house to and told him I had put together a deal, we had it tied up and tried to sell it to him (Actually we were going to add him to the contract then after close my first buyer was going to quit claim the home to him). The new guy said I am not paying you 4k for this contract. So I asked him to partner with buyer #1 and together they would buy the home. I told them I get to sell it then we take you guys take the profit and lets repeat the process. I would be the buying and selling agent. He said ok. The bank did not want to add him to the contract but I talked them into it for them/the deal.
Here is the painful part. After I found the deal, put the deal together, found both buyers (each only had 25k to spend, 20k each to purchase then rehab money). Buyer #2 calls me up and tells me he is ****ed that I did not bring the deal to him 1st? Then he becomes is hard to nail down for the listing. After 11 calls and 20 days buyer #2 tells me he is cutting me out of the listing and has listed with another agent and he did not even get the buyer #1 to sign the listing. Well the deal closed yesterday and they sold for 67k minus about 4,500 commission and closing cost minus 6.5k rehab. 8k each profit. I found the deal, put it together twice and it closed. I made $844.20 as the selling agent ($40,200 x 3% divided by 70% old companies split). I would have been ok being the listing agent at 3% times 67K = $2,100 or 6% of 67k and $4,200.
The positive is I did it once I can do it again, The next time I will get paid. Buyer #1 is still my friend, buyer #2 is a liar and cheat and I told him so. Buyer #1 is looking to buy and maybe partner with me soon?
*This has not detered me in any way. I am taking it, growing from it and moving on.

- Called one cash investor to discuss homes.
- Worked on my data base.
- Called on Local Small bank looking and asked about NOO, cashout Refi, No Seasoning Loans. = Brand Bank - 12 months seasoning.

ACTION =
- My cash buyer and I looked at the foreclosure i mentioned yesterday. Unfortunatly it is more of a rehab than either one of us thought we should take on. Rook, ceilings, bathroom, kithchen (Minus kitch countertops, the only good thing in the house), exterior siding etc.
- I looked up my 401k's to see about cashing them in to invest. 10k It is start.

- The other cash buyer is on hold due to his wife is ill.

- Went to look at the foreclosure my cash buyer and I are considering purchasing.
- I am grateful for him and his input.
- I liked the home a little and he liked it ok. I believe that someone will make 1ok on that home. The numbers are right. He was concerned that it needed a little more work than he is looking to do (it may need a roof and one ceiling).
- Found another home for us to consider and set appt. to see inside.

Us v.s. Realtors and Real Estate Agents

I have a question that i need help explaining to my Aunt...

What do we have to offer, as far as performance wise, that a Realtor or Real Estate Agent doesn't?
What would make a person selling a house choose US to be their middleman rather than a Realtor or Real Estate Agent?

Jim, with all due respect you did not answer either question, you stated what you would not do x 2. Also, a streach to say "You are going to get their house sold". (Sure if the REI is good, the price is right, the marketing is right, if the timing is right, if the sellers needs are right etc.) Maybe at best, maybe not!

My answer to question number #1. What do you have to offer performance wise -

A) - You can advertise her home (craigs list, etc.) without having to disclose that you are a agent.
B) - You can put a sign in her yard that does not have a agents company name on it in hopes that someone who is not a agent will call and buy it. Also, bandit signs without having to disclose you are a agent.
C) - You can do all the marketing, recieving calls, flyer, signs seaching for loan programs to sell the home and assign it to a buyer for a fee, or buy it the sell it yourself for a profit instead of charging a commision.
D)- You can offer to buy their house then sell their house without paying you a commision. You just make money selling the home aftre you buy it or assign it or LO it etc.
E) - More things I am sure but, I can not come up with more at this time.

My answer to question number #2! I can not say what would make a person pick a investor (that is not a agent), I can say what make me choose a investor or a agent.

If I had a house for sale and you came knocking on my door to sell my house as a investor you better have a buyers list of ready willing a able buyers to buy my home or why else would I want you to try to sell my home?
The techniques on this site are not usually used to sell the average home for sale that is not distressed (I SAID USUALLY). If you do not belive me check the numbers of homes sold by realtors vs investors, forget that ask some of the top producers on this why do they use agents. Dean uses many examples of buying from a agent then letting the same agent sell and he requests/requires them to discount their commision = win/win/win.

Why not find a guy like Bill Rafferty in your area that does both. Your typical agent is not looking for all the ways to sell a home. A REI that is also a agent has many more tools availble than a investor only and the good ones know when to tie it up and flip it, assign it, lease option or purchase it, short sale it or list it and sell it themselves.

Great question and I could debate both sides for hours but, it really more so depends on the sellers needs and the investors abilites vs the agents abilities. Really not able to choose Realtor vs Investor without knowing who the Realtor is and who the investor is?

Let me put it this way just for illustration and fun. You are selling a house a you get it pick Door #1 (investors) or Door #2 (Agents). You pick Door #1 Investors. Now you have to pick Door A or Door B. Behind door A is Our man Dean and behind door B is you (thats weird since you are picking but you get the point) lol.

In my opinion - What I am trying to say it is alot like anything else in life it is the actual person you are dealing with more so than the title they have or do not have or how they label themselves.

I would choose the top investor in your area over the newest agent in day of the week.
Also, I would choose the top agent in your area to sell my home over some newbie REI guy with a book, a DVD and a internet site.

I contacted a few realtors and we met up with a "rock star" realtor. not only did he know the local market like the back of his hand but he provided us with a tremendous amount of additional contacts and resources. This Realtor was actually a super hero and I am sure he had his cape tucked into his coat. As it has often been said, a good realtor can make all the difference. We called around for a good "investor realtor" and heard the standard..."there are no good deals here." Then we found this Realtor and the sky was the limit. He had potential deals around every corner.
