KEB'S later years

Well, I guess I should start at the begining. After spending six years in the military and marrying a great Korean lady (25 years and counting). I went to work for the DOJ even though I had a burning drive to do my own thing (several small start ups). After several years (13) I had the honor (haa) of meeting a well how do we say, bad inmate that gave me a wake up call. Yea I lost the fight,lost some vision in one eye and had brain surgery (shunt placed in head) and retired medically. Present times: Bought a metal recycling company right before the 2004 olympics and made really good money for several years. Took the money and bought several homes free and clear in Ohio and California (can you say cash flow and ROI). I found that I love teaching what I know to others, that want to learn and to work with them on what I teach them. After I found this site looking around the web one day on vaction in HI when it was raining (12/10) and having read all of dean's books it was time to put it to good use. I have helped a few on the site with my insight on trust deeds, tax leins and others. I teach and invest until i am dead or can't hold my head up. This journal will be a log of what I do every week with real estate. Here we go boys and girls....

Unreal that this stuff happens to me. I think it's the magnet in my head that pulls this stuff to me..lol


Deal closed today

I closed (without escrow) on one of the trailers i sold last week. The end buyer finally got approval from the park and he handed me a 9k CC from a local bank. The other is to close on friday and I will get a hand full of cash (11k) which is the best kind to get right? HEY GUYS IT WORKS..Three closed in June and I still have a few days to close on another one..lol


Short sale city

Hi and sorry for the delay in writting what has been going on. Well, Roberta my partner sold her trailer for full price three days ago for a 115.7% profit on her first deal with me. Great start.... Well tied up another trailer in the same park without going on title and we think we have it sold for 20k so we will make 4k on the deal. Have five short sales in the system and they should be about $500 each when they close (out of state). Just landed another member for my power team in ME who has 26 short sales and no one to do them. Hello buddy......If I do them like the last ones I have done then he will turn them into a wholesale and make great money.. Will let you all know..NOW GO GET SOME


closed on all today

Hi all
Roberta got her final check and turned over the keys and wouldn't you know it I closed and did the same thing on mine!! Funny how that one worked out....The person that bought one of the taft home is paying off early as well so I will get a check for 69,900 next week which is what he owes on the loan. I had to pay the state 3.33% of the sale which is %%^#$$ but profit is profit. If he had not done this I would have made tons more on the deal but I am happy that his company paid it off. The wrap around that we were working on fell out because the buyer leasoned to an agent on the paperwork and he didn't understand the wrap so he told him to run the other way...Thanks butt head...So off to find another buyer....NOW GO GET SOME


training

Roberta and I spent the weekend getting trained on the right way to buy hotels. We were at the Fess Parker hotel in santa Barbara for a three day boot camp which showed us tons of great stuff we didn't know about hotels. Great time and we managed to buy a property in ohio during the training.


Space #141

Well here we go again. I closed on a double wide today in the same park that I have been buying in for the last six months. The dad had pasted in May and mom needed to have 24 hour care so the kids came down from San Jose to move her up. Someone in the park today them aabout me and they called. They had already told the park that they were going to just give the trailer back to the park for back rent when they leave. I offered 3k and they came back with 6-7k which is when I pointed out that it needed that much in repairs and that they take up to four months to sell. I just didn't feel that safe with a total price of 13k! We ended up at $5,500 with it as is where is and how is. Which meant: The stove, frig, frez, washer,dryer, dinning room table and chairs.
When it was all said and done she gave me a big hug and cried. She thanked me and Roberta for helping them out with paying for moms move and some of the first months care by buying the trailer. This is what it is all about people..Now Go Get Some....

How have you been? The park we are doing is a 55+ park in the center of town. It sits on the line between the great side of town and the fair side... Most are older models 70-03 and they need work. The park is under new owners and they are turning it around. Talk with the manager and see if the park has taken back any you can get for free!!!!!!!!!! Look at repairs and sales in the park as well and then make the call. good luck hun

My great partner Roberta landed a money partner in MA today. We met the two of them at the edge in april and they flew out to Ca to met with us in July. We talked a few times to build our relationship and now they are ready to start making deals happen. They will be writing a check on Monday for the one we just bought...Life is much better now...NOW GO FIND SOME....


Running behind

Well I have not been here in a few weeks. Life is that way some times and you get pulled this way and that. I have a few things to report on. Roberta and I just put the project on the market at 34.9k with an owner carry (15k down). This will give our investor all there money back and the three of us $200 per month for the next three years. Found more private money in two different states (go Roberta)to do our deals...
Went and spoke at three of deans events with Roberta last week and there sales were really good (dean you are buying lunch). I spend my time and gas to do these when they come to my area as my way of giving back.
Working on some repairs to a house in Youngstown (sold house at edge) so I can get that issue resolved.
I am also dealing with a big personal issue that I will cover once it is complete..Until then I will talk to you guys later...NOW GO GET SOME


Deal and IE video

I am back here after a short break. I have been working on a few family issues and have worked through them in my head. I will break all that down once it is final. My new video is up on IE today and I put a deal in escrow this morning on a house in paso robles ca. Dad died and mom is in a home, kids said take it please...So, i did....arv is 230k with about 40k in rehab. They signed it over for 60k. Unreal....I am telling you if you talk to people and find out what they need you can make it work out for everyone. There are three of us in this deal all with different jobs to do. I can't even rap my head around how easy it was to do. They have several more homes in the estate and once this one is done we will ask about the others....NOW GO GET SOME...

Thanks for the read. Yes it is one hell of a deal for the three of us once it is complete. I sit here and think wow did we really just do that?? I can't wait to start the project...Have funding lined up (105k) for the purchase and rehab so we are good to go now. Have a few things to work on in ohio before the year is out and I will be ready to turn and burn 2014 like no other year. NOW GO GET SOME

Closed and ready to go

Our deal in Paso closed two days ago so now we have to start the rehab. I will have to get a new crew for this one because my crew in taft is way to slow. He does great work but crap he is slow and in this business you have to get it done.Have made calls and then sent them to one of the partners to screen (brian) who has way more time in this area than me (use what they know). Signed deal for another trailer for 10k with 5k down and payments of 250 per month no 0% interest for 20 months. Needs 4k in repairs and updates and we will sell for 22k with 12k down and three years of payments. We used other peoples money for the deal at 8%. Working to close on another trailer for 8k that needs about 7k in upgrades. Will sell this one for 27,500 with 15k down owner carry at 8% for three years. I never thought I would be doing trailers but they are cashcows.......NOW GO GET SOME

You know I use opm on my deals. The down is the investors money and the payment is split every month. That is the model I work off of now.


Crazy Month

Roberta and I just spent five days in L.A. with James the big money speaker and Les Brown. Les and James have been around for some time and it was an honor to have been in the same room with them. I learned so much my head was hurting.
We have three rehabs going at the same and I am dealing with tenant issues in ohio but life will go on and I will learn from this as well. Going home in VA to see family, it has been some time since I have done that. It will be hard to relate with them because I am not that person anymore and I think way different than they do. My mom already ask me not to talk to my younger brother about real estate while I was home because she thought it would depress him (he has no job). Had to tell mom I loved her but that is not her place to make his call as to what he wants to hear... See what I mean...Long two weeks? will let you know if it was...


Family can be a downer

Family can be a downer sometimes that for sure.... It won't change the REI inside you.just enjoy yourself and appreciate them for who they are.... I don't even discussed business with my family because they think I'm crazy

another one sold

The mobile that I showed the rehab pics on sold full price Saturday. We bought it for 2k and put 7k in repairs to make it a home once again. I sold it this morning for 15.9k. With the holding cost (4 months) which is 2k this will net us 3.9k and we didn't do any repairs because we hired the work out. Not a big one but they all add up.. NOW GO GET SOME
