KEB'S later years

Well, I guess I should start at the begining. After spending six years in the military and marrying a great Korean lady (25 years and counting). I went to work for the DOJ even though I had a burning drive to do my own thing (several small start ups). After several years (13) I had the honor (haa) of meeting a well how do we say, bad inmate that gave me a wake up call. Yea I lost the fight,lost some vision in one eye and had brain surgery (shunt placed in head) and retired medically. Present times: Bought a metal recycling company right before the 2004 olympics and made really good money for several years. Took the money and bought several homes free and clear in Ohio and California (can you say cash flow and ROI). I found that I love teaching what I know to others, that want to learn and to work with them on what I teach them. After I found this site looking around the web one day on vaction in HI when it was raining (12/10) and having read all of dean's books it was time to put it to good use. I have helped a few on the site with my insight on trust deeds, tax leins and others. I teach and invest until i am dead or can't hold my head up. This journal will be a log of what I do every week with real estate. Here we go boys and girls....


Closed

The house I have been taking about in Lompoc closed escrow (bank side) Friday mid day. Saturday we had our guy go clean out the place so we can show it Monday for an as is purchaser and a few other callers. If it doesn't sell by Tuesday, we start rehab for a retail flip. Either way we will be in and out of this one in 30 days (rehab). If you read my posted this was a none of our own money deal. Working our butts off the next two weeks to get all the company stuff complete in order to start our next 120 plan...NOW GO GET SOME


OGM week for making it happen

Ok, The house we closed on in Lompoc turned out to be a cash cow. This house was at the start of the foreclosure process when we turned it into a short sale. Used opm to buy it for 235k, spent about 1k to clean the stuff out, inspection and insurance. We put signs out for a lease option and what do you know. We signed the lease with 15k option fee (not off the price), lease is $1,500 per month (same) and at the end the price is 300k. WOW
Here is where it gets fun. We also did a subject too the same way for even more money at the end. Bought another trailer for $3,200 on Friday and sold it Monday for $13,000 and got a ref fee from our short sale company. What will next week bring....NOW GO GET SOME


off to ohio

We are heading out to ohio to replace my property manager and check on the six plex there. This is my first trip there and its starting off on a bad note with the manager. He like one of the tenants a little to much. Left flowers on her kitchen table and sent her over 100 texts. You can control a lot of things but you can't control that. He has to go...it is what it is..


all good

We are back from ohio and we got everything done thanks to the help of Roberta. Filed charges on the so called PM and hired a locale one there that deals with 220 properties. Just finished our local club meeting about an hour ago and it went well. In the AM we are heading to an expo in san jose. Busy

We just got back from ohio and then we packed up again for the expo in san jose. Good turn out and meet tons of new people. Found a private money person and maybe landed a few new people for our team... Get out there and make it happen.. NOW GO GET SOME


Day Off

Finally got to take a day off and ask Roberta to do the same. Friday we went to Bakersfield to check on our last trailer we are selling there. Have had lots of people call but no money for the 5k down. We have our profit tied up in this one because we made sure that all our investors were paid off when we sold the last two. So, Saturday was the day off and I just sleep in until 8am and the just did a long walk and read. That's it.. Now I need tot some deals in the pipeline. NOW GO GET SOME


New deal

Got a call from a yellow letter today and went to see the house. The owner passed at 94 and left it to his son who has been cleaning all the stuff out of it. After three years it still needs a roll off box to come. Ask if he would carry his equity over time and he stated yes. He wanted far market and I ask for terms which he gave me. So, looks like 2k down and payments for 15 years and that will let us go a lease option for five with 15k down and a payment higher than the one to the owner. CASHFLOW.......Now go get some

Donna I found it driving for dollars. Sent yellow letter took him two month to get back to me. We are still talking but I think it will happen.

I just did some driving around my town and found 13 homes that I think I have a shot at putting under contract. Yellow letters went out today and within a week or so I will know the return rate. NOW GO GET SOME

taxes done

Boy that was fun. Just now got 2013 taxes done and now starts taxes for the llc for the first time as well. Learned a ton about the write offs one can take.
Just started working on a kick ass deal that will be the one....That's right... The big taco.... the grand pobaa.... One of our students found it on vacation off her car lettering. Older man owns a ton ( several homes, MHP and some apartments)and they are all free and clear, willing to carry and the list goes on. Wow and get this.. this is the students first deal. Nice start is all I can say... Will keep you posted


Lazy Day

Hi all
Just wanted to post here and let you all know whats happening in my life. Students is still getting info on the big deal. The guy that owns it has done a ton of work by replacing old trailers with newer ones, sewer lines, laundry room addition and so on. Sharp guy so it will be some work to get what we are looking for. If I plan this out well enough then it will be a no money deal with the owner getting 200k down? Yep it can happen...
Anyway, doing videos today (10) for IE and my group and getting caught up on my stuff. That's about it from here. I will relax today and hit it hard in the am..NOW GO GET SOME

Dean weekly wisdom

I ended a relationship of 27 years last dec with a person I love but just couldn't change. I came to realize that I had no right to change anybody but me so that is what I did. The next thing is that I am going home to see family and let me tell you they are news people in a small town so I will have to be on my A game for two weeks until I come back. I will be my best #1 while there and just hope that I can in some way rub off a little DG on them...

ViVa Los Vegas

Heading out to vegas today to meet with our CPA and Corp filing company. They are hosting a work shop at the Hard Rock Hotel this week. Going to a large reia while there to network and let others know about our services. That will be a candy store for Roberta..lol Have some new ways to do deals that as far as I know most people don't know of. I hope they call on us to teach on the stage at the edge because this one will blow you away. Now GO GET SOME...
