Well, I guess I should start at the begining. After spending six years in the military and marrying a great Korean lady (25 years and counting). I went to work for the DOJ even though I had a burning drive to do my own thing (several small start ups). After several years (13) I had the honor (haa) of meeting a well how do we say, bad inmate that gave me a wake up call. Yea I lost the fight,lost some vision in one eye and had brain surgery (shunt placed in head) and retired medically. Present times: Bought a metal recycling company right before the 2004 olympics and made really good money for several years. Took the money and bought several homes free and clear in Ohio and California (can you say cash flow and ROI). I found that I love teaching what I know to others, that want to learn and to work with them on what I teach them. After I found this site looking around the web one day on vaction in HI when it was raining (12/10) and having read all of dean's books it was time to put it to good use. I have helped a few on the site with my insight on trust deeds, tax leins and others. I teach and invest until i am dead or can't hold my head up. This journal will be a log of what I do every week with real estate. Here we go boys and girls....


fresno area

Tin can

Well the trailer is about done. All we have left is the carpet and out trim paint which should only take a day or so. I will market it for 14.5 with owner carry at 8% with 6k down. It should fly off the shelf..NOW GO GET SOME

Two great things happened today and one bad. The bad was I had acl surgery on my right knee which gives me a match set. The good is that I have 4000 points from posts on dg . Now the edge contest video is finally up. Good week all and all. Also, bought another trailer for 3,250. Yea.....

I look at this and see the change in me from last year until now...Holly crap what a difference a year and putting deals together can make. It was an honor to be on stage last year and I would love to be there again but more than that I would love to help others get to the place I am now. A place that the worry of bills is gone, The place where I can take off (work if you want to call it that) and take the kid camping, the place of calm and warmth, the place were I turn around and reach out my hand to help the person behind me. I live by the code now( if i am ahead of you and don't turn around and put my hand out to help you forward then shame on me, If i do and you don't take it them shame on you)


Another one

Wow this park has turned into a goldmine for me. The park manager called me in today and ask me to look at another one that he just took back from the family of a lady that was placed in a home. The family trust lawyer signed it over to the park last week because she can not show any money (income for what she has) in her account or property in her name. It is a doublewide in really good condition. I think 5k will get it from them...I will put 2k in it and sell it for 15k with owner carry at 7k...Income...income...income is what ii is all come down to..8% interest over three years on 8k is $1,025. I like the mobile home field..NOW GO GET SOME


Bond

Went to the Deans event last night in Santa Barbara, CA which had Ryan as the main host speaker. What a great guy and the people loved him. I spoke with him before it started and let him know who I was and that if he needed my help he could call on me as long as it was ok to plug my club as well as the Santa Barbara club. Boy did he plug me (7 times total) he called on me or my partner Roberta. The first words out of my mouth were that Dean is the real deal and his stuff works if you use it. Then I called on Dan to let everyone know that they had a club in SB and that it is held in this hotel once a month. Then I let them know about mine and that I had fliers to hand them if they asked... After the first break as we were getting ready to leave Dan came up and shook my hand and stated I can't thank you enough for doing that for me. I told him that this is what it is all about and that is helping each other out. The host speaker then asked me for my business card and I told him if he is within 100 miles and is the host to call me and I will help. Great networking...NOW GO GET SOME


A few things

Well i am surprised that the trailer has not sold yet with the owner carry i put on it. Have a few people looking but no one has stepped up yet. I will drop the price 1k so that I can move on to the others.
As of monday my video was the highest rated video ever on the Dg site. I past Matt larson and the chip and andrea this week. Check that goal off the pocket list....Then andrea emailed me and ask me to help the IE with some daily wisdom videos. Then I get an email from the Dg admin office asking for more details on some of the deals I have done for dean to look at.... Wow I think I can check off goal #4 which is to get their attention at DG. All I can say is thank you Roberta Eastman for showing me marketing 101. We will see how it all plays out in the end but win or loose I thank all for your help getting here.

I made the finals again this year thanks to the work that I did on me and the help that I have been to others. I have always said that everything you do good comes back to you ten fold. I want to thank my partner in crime Roberta Eastman for all her help this year and I look forward to thanking her at the edge if I win because I could not have done all this without her...


Taft

Well it was going to happen sonner or later going to Taft. I made a trip to taft to help someone that got into a bad deal on a house in taft (37k plus 10k in repairs) fix it and turn it around if possible. The house was a mess and the repairs they paid for were wrong. I walked the house and showed the two what I saw wrong and what I thought they should do about it. One lady was 70+ and the other was a 20 year old new mother. The younger looks at me and says don't think that you are going to offer us a low price and get the house. I felt all the air in me get sucked out and a tear come to my eye. I walked out of the room and took a breath. My partner stepped up and told her that was way out of line. One he came here on his dime to help you and your grandmother out and in no way wants the house (and I didn't). That cut me to the bone that she would even think I would try some BS like that on two women. After taking a few minutes to gather my thoughts I stepped back into the room and finished what I was doing. I made a few calls and had some guys there to give them a good bid to finish it up so they could rent it because they can not sell it for what they will have in it. They should have it done in about two months. It will take 10 years for them to break even.. It was someone I know that sold them the house and that is what upsets me more that the sharp mouthed mother. No good deed goes unpunished.....
So after spending three hours with them we go eat and see my property manager to help them out there after they get it done. We go look at a few houses and my truck will not start. The fuel pump is out...this is the third one i have put in the truck so I am ****ed. Stuck in taft until morning so that I can fix it and drive home. I have a place to stay there so we had our worker pull us there. Understand that the pump is inside the tank and the tank is full (42 gal). 42 x 8lbs per gal is 336 lbs plus the work to get it out...We finished it at 2pm and came home..

I have been on this site for several years now reading, writing and learning what can be done with real estate. I have given as much as I have taken from the site as well. I started a journal that I keep up to date and I have taken a few people here that I thought had everything they needed to close a deal except the kick in the butt to pull the triger (you know who you are). I loved the feeling of being able to help them out and get that first deal done.
Now I am trying to take what I love doing to the next level by working with dean to help as many as I can. I have been mentoring as running a rei club for the last six months and it is a blast. The edge from last year is what pushed me to get it done. I say the following not to blow my horn but to show YOu what can be done with the right mind set. I did all this by taking second place last year so it made me really think what I could do if I won first place this year.
I set my goal to be the highest ranked video on the DG site ever. Matt larson, Carol, chip and others were in the low 100's as far as ranking went so I set out to figure out the ranking system and market myself with the help of my partner Robert Eastman. In just 10 days my goal was marked off my list. With over 127 points I pasted the highest which was chip and andrea at 111. Marketing worked and I was getting emails from andrea asking for some help with the IE site as far as daily wisdom videos. I sent in four video's on mind set. Now is were I need your help DG family. If you have not watched all the video's ( 8 ) you need to. Then vote on the one that you think touches you the most or that you think will help people the most if they see it. Win or not I meant every word I said in the video and I will continue to teach what I know to those that want to hear it. Stress and how to stop it

Ok well I wrote about the breakdown in taft and getting home. On top of that we have the finals on this contest going on. Wife not supporting what I am doing and last night the truck went out again....well all I did was laugh some and say it can't kill me so it will make me stronger. So. truck was towed to a fix it guys house and I am going to a real estate expo with my partner in crime. I think i covered the stress..ONLY a few days to the voting closes and I can't market any more than I already have so..... NOW GO GET SOME

It was good to see you at the Real Estate Expo. on Saturday. It had been almost a year since I last met you in person at the EDGE 2012. I often stop by these even if I can't stay long to get in some networking. I consider you a friend and wish nothing but the best for you in life and in the contest. I know your new partner has helped you a lot, but was disturbed when she suggested you not talk strategies with me because I am not a paying customer. All this while in a room directly behind her people are speaking to and educating investors for FREE. For those of you who don't know Keith, in my experience so far he is the real deal. I get the feeling your partner would be friendlier if she was financially motivated by me.


Missed the Boat

Mick you missed it here. You have a huge misconception. My partner is the last person that is about money versus giving all that she has to give. Is she a business woman and runs my business as a business –YES. No apology for that.

It is about the fairness to others and not about the money. You had ask me to give you a detailed report on how I did my short sale wholesale deals which is a niche that most people can't do and for me to give that up was over the top.

My partner will travel-give up her life and do what we need to do to help others at a loss because it is what we love doing. If you have seen my last video which is up right now then you know what she is all about. My partner and friend makes sure that we do the right thing when helping someone out. Sold the flip for 12k and credited 2k so I could pick up the buyers old trailer so I can flip it for 5k with no work....I will know in the am if he will do the deal. NOW GO GET SOME

I went to Dan's reic last night in santa barbara and the turn out was fair. They had a speaker come in from tx that had one to many glasses of wine before speaking..lol It was one of those nights, sick from the san jose re expo and i coundn't talk so my partner roberta had the floor...She did a great job.

I have another deal to look at in the park but I want to sell the one I have first so that I feel the weight off my chest first. That makes four pending deals after this one is gone...Anyone see rain here..lol

Video moved up to number one discussed

As of today my video moved to the most discussed on the site. Ahead of some that I thought would woop on me this year. This says alot about the content in the video so I am very happy right now. I put some work into making sure that it connected with people and opened their minds to what can be done..NOW GO GET SOME


Sold

Last night I got a call and the party on the other end ask if they could see the home tonight (tin can deal). I stated yes and I would be there in 15 minutes. Nice family there waiting to see the house for there parents. Parents shows up and they all thought it was a perfect fit. Sold it for 14k with 3,500 down now and 3,500 next month (7k) so that will be all my money back and then they will pay $225 per month for 36 months (income stream). I will make 1k in interest over the life of the loan as well. Will sign paperwork in the morning as soon as the park clears them to live here. On to the next one. NOW GO GET SOME


Mobile Home

Hi Keith I am very inspired by you and your journal and hope to some day make as big an impact in helping others and of course in Real Estate as you and others have Smiling

I know that you usually buy mobile homes pretty low and I'm wondering and asking for your wisdom.

First I visited a lady who contacted my bandit sign and wants to sell her mobile home to me, she owes 26,000.00 and has lived in ti for the past two years she paid about 33,000. She refi'd it at 5% and her total payments to include insurance, taxes and rental space are 660.00 I am not sure quite where I should begin with this deal or if it is even worth it. My thoughts are to Take Over Payments and do a Subject to the existing loan with a tenant buyer in place. With single family houses I know where tot start to make the offer but since mobile homes arent like real estate where should I come up with a sold comparable for it?

Your help will deffinetely be appreciated!

Check what units are selling for in the park. These are like unit not 3/2 if this one is a 2/2. If the numbers are right then yes it can be done. What is your exit plan? What do you want to make on the unit? Is it money up front, in the middle and at the end or ?? There are ways to make it a deal but the numbers have to be right..My deal fell out this morning so it is all about the numbers..NOW GO GET SOME
