Well, I guess I should start at the begining. After spending six years in the military and marrying a great Korean lady (25 years and counting). I went to work for the DOJ even though I had a burning drive to do my own thing (several small start ups). After several years (13) I had the honor (haa) of meeting a well how do we say, bad inmate that gave me a wake up call. Yea I lost the fight,lost some vision in one eye and had brain surgery (shunt placed in head) and retired medically. Present times: Bought a metal recycling company right before the 2004 olympics and made really good money for several years. Took the money and bought several homes free and clear in Ohio and California (can you say cash flow and ROI). I found that I love teaching what I know to others, that want to learn and to work with them on what I teach them. After I found this site looking around the web one day on vaction in HI when it was raining (12/10) and having read all of dean's books it was time to put it to good use. I have helped a few on the site with my insight on trust deeds, tax leins and others. I teach and invest until i am dead or can't hold my head up. This journal will be a log of what I do every week with real estate. Here we go boys and girls....

Tin deal

Finally sold this trailer today at a non open house...Yes, thats right I was just there painting but I had left the open house sign up to bring people to the trailer so they could get a flier. Three people came to the door and knocked and as if I was still open for open house... One was from the first open house last month and he wanted to close the deal and show it to his wife and sister who controls his bank account (got me there). We will sign docs on Wed and they will give me a check for 11k and the trailer he lives in at the park (3k credit). I will flip that one with owner carry with 3k down and payments of $200 per month for one year. The other deal was really hard to get done so I told them that we could only do it if they outright sold the unit to us. So we will buy for 12k and put her in a unit I just picked up for 3,200 pay the back taxes of 5,700 and sell it for 15k with owner carry at 10% for 4-5 years. I think that covers it all. Wow this was a fun one to figure out..Wait I still have a trailer to sell..crap..lol NOW GO GET SOME

Keith, I called the Mobile Home Park that my seller lives at and they told me that they only had one MH that they were helping a "private owner" sell he remodeled a 1978 3/1 mobile home and is selling for 21,000.00 Owner Finance.

Their park is full and only have a couple lots left for rent as of right now. She was very helful and checked with somone in the office with her to see if she knew of an others for sale that they could refer me to, I could here her answer in the background, none that they new of.

My seller has a 3bd/2ba MH and is only two years old with a balance owed of 26,000.00 I am interested in perhaps just making money upfront and assigning my contract to Investor. I am moving by summer and I dont want to Buy and Hold this since I primarily am just wholesaling to get started. I am not opposed to birddogging it to the guy selling the 1978 MH for 21k. My thoughts are make the subject to the existing loan contract and assign it to said Invesotr? What would you do if a wholesaler like me offered you this deal in your area?

Active Comp: 3/1 Selling for 21,000.00 Owner finance (1978-Remodeled)
MH she purchased @ "OakCreek" she paid 33k New for 3/2
US Bank is lender paymnt= 255.00 Balance 26,000.00
Taxes annual =300.00
Insurance annual =600.00
Rental Space =300.00

Total Paymnt a month =630.00

ALSO, she just wants to get out from under it because her daughter is moving this summer and wants to follow them. But she is not past due and does not care to make any money on the sell, I talked about take over payments and she said she would agree to that. She wants to move with her daughter and her daughter was the one who initially made the call from seeing my bandit sign. It is a nice mobile home and still lookes brand new. I dont have any investors that buy MH but like you said it can be done if the numbers are right. Since the balance is still high, this could be a great buy and hold strategy.

MH can be a funny thing. Go to google trends and type mobile homes sales and you will see what I mean. They are slow...slow...slow. You can however make a deal out of it with the right person. Sell it before you take it over...PM me and I will put an ad together for you..Keith


Monthly meeting

We had our monthly meeting in our new club location today. It was the embassy hotel chain which is a hilton hotel. We have grown so fast over the last few months. In less than six months we have added 138 members to our group and have learned so much from everyone. What a differance the new location has made in people seeing us. We added one from seeing the sign and five were from word of month. We are just 37 days from the edge and that will be a weekend of pure REAL ESTATE fun. Can't wait to see all the people from last year and all the new ones from this one..NOW GO GET SOME

I think I may have once again sold the tin can to a single guy today. I showed him both units..the furnished one and the end unit. The unfurnished one is 14k and the furnished one is 11.5k with new carpet and 11k without. He seems to want the unfurnished one for 14k... We have been down this road two times already so I will let you know what happens..Now go get some

Well I have been on the IE site more than here because of setting up shop there. I had a return call from a CL ad that I ran or a bird dog hung up a bandit sign that he saw in Ohio? The guy lives just across the state line in PA and has a house that his parents left him. The house has a loan of 50k and he is behind in taxes and payments (5.2k). The ARV from what I have seen so far is around 140k but have more to do on that end before making an offer. I am thinking either a lease option or a wholesale on this because it is a country setting. Will update when it happens..NOW GO GET SOME


What a day

So the deal in bako on the trailer finally closed today (friday) and I made an appointment to walk it with my repair guy who lives there. So, I go over and get out of the truck (we buy houses SUV) and the guy that lives next door step up to me and ask if I was buying it or trying to find the owner. I told him that I closed on it friday and will be fixing it up. e stated I want to buy it because I have been looking for the owner for two years and I want to put my mom in it. I told him I thought it was worth 35 to 40k fixed with an owner carry. The next words out of his mouth was will you take 20k and I said 25k..Deal... Crap that was fast...So monday I will do a contract with him (lesson learned always have a contract with you in you car)which will never happen again I am telling you. So the deal was 22.5k down and $210 per month for 12 months no interest. It is a get deal for both of us. He walks in with equity and I don't have to touch it. NOW GO GET SOME

Just finished a driving for dollars with a student in Ventura ,ca and it went great. We found 20+ properties that we are sending yellow letters too or we are tracking down the bank that is letting them sit. We were told that in the first few hours we had changed her mind set...What more could I ask for !! Just got off the phone with a cash buyer (500k) who is looking for a home. this is a great way to start the day......I sold one trailer this week and closed escrow on two others..AND the edge is in 13 days....yeaaaaaa get go..

I am gone to the edge in the am with my partner. I will be doing a driving for dollars with a student on thursday and then start the edge event friday. We will try to get into the ie party if i can work it....and you know i will work it hard to get in..lol See most of you there...NOW GO GET SOME

The Edge

WHAT A GREAT WEEKEND with the family. This was my second edge of many to come and let me tell you, if you have not been you better buy a ticket because it sells out fast every year. I was in the finals but didn't make it into the top three this year. I did my best by sending it out to over 12k people this year so I am good withthe work that my partner (roberta eastman)and I did on it.
I was able to offer any new person their first wholesale deal because I had a property that I was ready to move in ohio. The 10 fold rule that I always talk about when you do a good thing it comes back 10 times to you. Now it is time to work hard for the next few years so that I never have to work again when i get older...I loved chads story about buy and hold for eight years and then at the end he had 105 homes and now he is done...SMART MAN..NOW GO GET SOME GUYS


This weeks work

I am pushing to get the trailers gone by the end of the month so i can move on to other projects.Been on IE more than here as of late but I will try to keep the journal up to date with my deals.NOW GO GET SOME


Deal closed

The house that I found driving for dollars last year finally closed and I got an extra 1k from the short sale company Saturday in the mail. I made a total of 11k on the short sale that I turned into a wholesale deal.... ANd yes you can do that to a short sale....This is the one that the bank changed the price after we agreed and I got paid..I had to give the flipper back 15k and I was not happy about the bank doing that but I still made good money on the deal..NOW GO GET SOME

I have a call in and an email as off last night. Sorry got side trace with rehab work. On the trailer most banks will not due it unless she owns the land. You could loan her money with the title for the trailer if you could make some money on the interest>>>>>


what a day for sales

Ok so I have had the trailers fall out of escrow a few times due to the people buying them well being the wrong fit let's say for the park..wow but today I sold two for cash and they got the ok from the park as well... one was for 10k and the other was for 13k... I had 3,700 total into the first one and 9,100 total into the second one...Glad they are gone...Will sign deal on bako trailer for 45k on saturday as well..35k profit on this one...homerun...with 15k down and owner carry at 8% for 5 years... You need to GO GET SOME PEOPLE

Dead Bird,,,No really

Ok so I went to check in on rehab (200 wood st in taft) and to look at the touch ups that still had to be done at 5207 in bako (sold one). So, we have a great day of driving for dollars (locate several more) and head back to the coast. Roberta and I are brain dumping about business plans and I had my window down to help keep me wide awake, it started to get cold (8:30pm at night) so i put my window just a little over halfway up. Just about 1/2 a mile later a owl hits my window (the one down half way) flys into the car dead in parts and hits me in the head. I have feathers every where along with blood and so on. Roberta looks over and says oh my god what happened? I stated the bird committed harry carry. If I had not put the window up when I did it would have flown in and hit me or her in the face. I was lucky the owl was small and it hit the window first...The crap that happens to me in Real estate book is filling up guys... New company name is WHO gives a crap real estate..lol I had someone with me so I can prove it.....OMG

Keith--I laughed out loud when I read your story...LOL. Thank God you had put the window halfway up! Smiling I got stopped by a cop tonight while putting out signs (see my journal), but your little adventure takes the cake! Watch out for flying owls...LOL!
