Well, I guess I should start at the begining. After spending six years in the military and marrying a great Korean lady (25 years and counting). I went to work for the DOJ even though I had a burning drive to do my own thing (several small start ups). After several years (13) I had the honor (haa) of meeting a well how do we say, bad inmate that gave me a wake up call. Yea I lost the fight,lost some vision in one eye and had brain surgery (shunt placed in head) and retired medically. Present times: Bought a metal recycling company right before the 2004 olympics and made really good money for several years. Took the money and bought several homes free and clear in Ohio and California (can you say cash flow and ROI). I found that I love teaching what I know to others, that want to learn and to work with them on what I teach them. After I found this site looking around the web one day on vaction in HI when it was raining (12/10) and having read all of dean's books it was time to put it to good use. I have helped a few on the site with my insight on trust deeds, tax leins and others. I teach and invest until i am dead or can't hold my head up. This journal will be a log of what I do every week with real estate. Here we go boys and girls....

Calls

I sent out 25 yellow letter on Monday and Wednesday I got two calls. The first was an older man that stated he would live there until he died. The second was just starting probate. But, the point is that is a 9.5% call back rate and I am sure I will get more...Always do a few days after...NOW GO GET SOME...


Slower month

April was a slow month for deals only because we worked on company stuff so that we are ready for all the things to come. The student part was great with us opening a new rei club in Atascadero and another one in Paso Robles in the middle of this month. We will help build them up then let someone take over and run them. Signed up two one on one students and we are helping them set up their IRA's and so forth. Now, it is back to the deals this coming month...NOW GO GET SOME


Big Goal Done!!!!!

I had set a big goal when I started doing real estate several years back to become a accredited investor. To reach that goal you have to have seven zero net worth and it has to be verified by a lawyer or ? This puts me and our company on a whole new playing field with banks and asset managers. Fun stuff ahead.... NOW GO GET SOME...


It's time for training

The next two months are going to be tons of brain food for our company. We have training next week (all week) with Brendon Burchard in San Jose,Ca. Then two weeks later we are off to the edge in Az, then we are in Vegas for Russell Brunson so we can get our sales funnels set up better. Have been working more on company set up and laying out agreements with others to partner up on training/educational material. It's a big world out there so you have to tell the masses. NOW GO GET SOME

Freaking crazy deal

I have not posted here in a few months but just got offer approved and thought I would share.
The Deal:
3/1 in Ohio
Great area
arv is 45-50k
rents are 650
Needs maybe 2k in repairs
bought it for $8,500
from bank asset manager off the 400 they sent..OMG
I will lease option it for 2.5k option fee and 700 per month for three years (then sell for 50k) That's a .98 cap rate the first year and I can't even figure the total return because of the other two years and the buy out at the end... Jawdropping!

Great meeting

Hi All
My company hosted it's first REI club meeting last night in a new area (paso Robles) to help build their REI interest up. We ask for some members of other clubs to find new locations in different cities up the coast to expand our reach and to open up new markets. This is the second new club that we have opened in the last two months. It went well last night with 10 people showing up for the first meeting. The room was at the Paso Robles Inn which is a land mark hotel from the 1920's. Room was free when people buy food which I liked. We ended up with a new investor out of the group which was well worth the two hour drive each way. Just wanted to write here to show what is possible if you really want things to happen. Condo

I posted about a condo wholesale that one of our students brought us. Today the home inspector went through and once we get the report back we will close on the 15th of july. I expect to make a great return on this one because of it's location and views of the water from the back of the unit. I think there is only two for sale because no one ever moves or they go so fast (yuppie area). Bought for 77k plus 3,500 to student for fee. Will lease option it for 10-15k option fee and 1,200 per month. Sell at the end for 150k.. OOOHHHHHHH YEEAAAAA

Today we placed 7211 amherst in escrow for 31,500 all in. The list price was 44,500 and for some unknown reason it was sitting on the market (price). Had it inspected and it cleared with flying colors so I made the offer.
Exit Plan: Lease option of 3k, 750 per month lease and a sales price in three years of 50k
Numbers:
3k plus
750 lease for 36 month= 27k
50k - 31,500= 18.5k
For a total of $48,500 plus my 31.5k back
They pay taxes ( i let them write them off), they get to fix their credit (we help with reporting),They pay for all repairs but I will pay for three years of insurance because it stays in my name until option is done. Win , win win all the way around..NOW GO GET SOME

Roberta and I just got back from a two and a half week training and house buying trip in four states. Yes, that is four and yes I am whopped. But, I wanted to share with you that what Dean teaches and what we twist and turn from those teachings works and works well. Below are the five deals already accepted on homes in Ohio. On average we paid 28.2k for each home and averaged a 30 cap rate as far as ROI goes. I used my rules here of, if the house is in a good growing area, is a 3/1 min, is less than 50k, needs less than 7k in repairs and there is a spread in the ask and arv price then I am in. The counter offers came back about 1,500 to 2,500 above my 65-75% of ask offers...really DEAL. They are all going to be lease options with 3k option, 850 per month and a 20k add on at the end. Oh, and they are all no money out of pocket deals... Do you still think that you can't do this. YOU CAN....AND I BELIEVE IN YOU SO GO DO IT.....

Deals

Got another accepted friday night. This one was an offer from our big east coast buying trip in ohio. The property was listed for 54,500 then dropped to 49k the week we arrived. The Average sale price for similar homes $54,434 11% above listing price. We offered 40k and the took it. I would have liked to shaved another few grand off but the arv was in the 60's so I think we are ok with the deal. We will Lease option it out like always. House only needs a few things to be 100% ready. That is six deals on this trip so far and we are working on the big six plex combo now...fingers are crossed booooyaaaaaa
