I am in Solano County, CA and am looking for a joint venture partner. I have some of the CASH needed but need a CASH investment partner to go in with me. I have located some choice REO's and will be contacting the banks to see if I can get in to see the homes before they are listed on MLS. I am a REALTOR and have been an agent for over 20 years. I recently started an investment company and will be making offers on many homes to see which ones will go for the lower prices that I will be submitting. I will be writing all the contracts and inspecting the homes along with any professional inspectors that are needed. I have a rehab crew when needed. The title company I work with will make sure they have clean title and if they don't we'll go on to the next home.

I have one offer out at this time and would like to make many more offers this week. I have hired an assistant to help sort through the properties and do a lot of the computer and phone work. We will be making more offers on single family homes; if you are a CASH buyer and want to join me let me know. At the time of the offer you and I only need to show the money in our account fo close escrow. Always black out you account numbers before you email or fax a copy of proof of funds.
At first we only need to show proof of funds to close escorw. The actual cashiers checks from both of us would go directly to the title company and hopefully we could close in two weeks if the inspections are clean.

Hi, My husband is skeptical and if I waited until he was ready to work together with me I would get know where fast. My opinion is just get started, and as you succeed she will raise an eyebrow and then hopefully trust the process. Then if she wants to be part of what is happening, ask her what parts she wants to do. I get things going and then try to fill in the spaces with my husband but sometimes he doesn't jump into it quick enough, so I do what I can and try to bring what I find and am doing to him and I still make him apart of what is going on. That empowers him to be more apart of the business. Hope that helps.

We have just started this investing full time and are looking for either family 3 & 2s in middle class neighborhoods or 4 plexs plus that will give us passive income. Our goal this year is to be clearing $10,000. a month. We have good credit and some capital. Our biggest challenge is since we just traded a commercial building (1031 exchange) we no longer can show on the books an income that the banks like.

Our perk is my husband is a semi retired general contractor and when we find fixer uppers we are capable of fixing them without paying someone else. We can either flip or lease to buy. We like the 30 something, second home owner that possibly lost there first house because it went upside down that has a couple kids, and works for an established co. (Like the gas co.)
