Hi i just finished reading Dean;s books and I am looking for investors in the Southern california region to network with. I really need to get my feet wet and would like someone to help. I really cant afford to buy deans academy at the moment times are tough. So if you will please help me, I would really appreciated...Im looking for help with Contracts for California...Any one HELP!!

Deals!!

I've been reading many posts on here on people making offers on props and not getting accepted...it seems that it's been happening a lot to people... So I am requesting that if you have had success with a deal within the past few months, then please let us know about it so we can continue to be inspired and confident that our deal is just around the corner ..

On the other hand I will be meeting with my RE attorney this tuesday to draw up an assingment contract for California and will be willing to share it with new investor here on this website... Also if anyone has contracts already drawn up and have actually closed on deals using them, please feel free to offer assistance to new investors like myself and others here DG.com..... I know I will!!!... If anyone is in need of an assignment contract for California let me know and I will email it to you... After Tuesday...and I will do it for free even though I'm paying my attorney 200$$$$... LOL but I don't care asking as I can help someone in need of it... Good luck to all and Happy Holidays!!!

Writing the Offers

hello Chris, I am interested in Gardena, Torrance area because I used to live in Gardena and work in Torrance, at the moment I reside in Venice. I have also heard from another REI, that Gardena and Torrance have some REO and foreclosures, if we could find some really great deals, I know investors who would be interested. the trick is to find the right deal, make the offer and tie of the property, there is also another issue, money, I've posted several questions to Graziosi's forum on, what does the offeror do about earnest money and down payment money? if you know the answer let me know, thanks Jim

hello, I thought I already posted this buy maybe not, I am interested in writing offers on properties, single family, in the Gardena, Torrance areas, I've heard there are foreclosures in these markets, if you would like to work together we can do that, I know investors who will buy at the right price, in order for us to make a profit we must buy as Graziosi says, 30 to 50% below market, so we have to find really motivated sellers, and we have to get past the earnest money down payment issue, because at the moment I dont' have spare money, I don't remember Graziosi mentioning the issue of earnest and down payment monies in his book, if you have a clear idea on how to do that, please let me know, thanks Jim

Here's a stradegy, in ur earnest money section of the contract put a clause in it that says earnest money due in 15-30 days that will give u enough time to use the end buyers earnest money

hey, that's no a bad idea, but there remains the issue of down money, I suppose you just write that same clause in down payment area, but here's the real problem, you've got to be able to convince the seller that you can do this deal, otherwise you will be just wasting these people's time and you will get that name, I've emailed Graziosi about this problem and so far no response, what I want to hear from is people who had DONE this, People who as Graziosi claims have bought property with no money out of pocket, so far all these posts are from people who've bought the book and got excited and all that nonsense, but I haven't heard from a soul whose actually done this, if there is anybody out there who has bought property as Graziosi claims without any money, please let me know,


Bulk REO Investor unloading 1000+ Properties at 60-70% of Value

New Investor in Southern California

Hello,

I am also a newbie investor in So. Cal. I joined as a DG student a few weeks ago.
Right now I have been learning alot about R.E.I. I am currently in a tough financial situation that I am trying to get out of. I am looking for new investors to network with in my area(Southwest Riverside Co./Hemet area). I have also been to a Investors Forum a few weeks ago, very interesting. Any perticular reason why you chose the Tmemcula Vly to purchase propeties? I thought Ventura Cnty had higher property values and therefore would be a better return on investment. Correct me if I'm wrong, and please provide reference if you're right, but I went to a workshop that said Assignment deals in Cali are illegal. I hear a lot about Wholesaling, but not Assigning. Could someone please tell me the difference? Thanks.

I am getting ready to put out some offers and was wondering if you had run across any resistance here in San Diego in regards to earnest money issues, Escrow companies wanting to you stay your income generation from a deal, or even as simple as posting bandit signs? Here recently I have been hearing about some stories that are starting to make me wonder if vesting into SOCal is worth while. In addition, I can confirm that Oceanside to Escondido will not allow bandit signs; how where you able to generate a buyers list?

Bandit Signs

All jurisdictions pretty much do not allow bandit signs. Even in LA city, with all its mayhem and confusion, they seem to be good at taking down these signs.

Regarding generating a buyers list...

You can find quite a few buyers on craigslist. Also, try going to some auctions. Even if you don't want to bid, remember that the majority of people there are buyers. Introduce yourself, hand them your card, and get their contact info and exactly what kind of props they are looking for, their price points, and what they want as concerns the percentage of FMV they are looking to pay. A lot of contractors are buyers, check them out. I'm in LA, so bandit signs are definitely out of the question. Aside from having them pulled, there are fines involved. But, you can put your card or a flyer up at any store that has a community bulletin board. I'm targeting ones in areas where I know there are a large number of distressed props or ones that have received a NOD. Which, given the times, include some very nice areas. I also joined a couple of REICs and have found buyers, with deep pockets, there. Call people with houses for rent. They may be investors looking to buy more props. And finally, there are buyers right here on DG.com.

SoCal is definitely worthwhile. Just hang in and keep putting in the effort. It will pay off. Just give it time.
