Transitioning from Full Time Employee to Full Time REAL ESTATE INVESTOR!

I created this forum to help those who looking to go from Full Time Employee to Full Time Real Estate Investor, as I think this is something that many would like to accomplish but not quite sure how to go about it. I, for one am in the process of fulfilling my dreams of leaving my 9-5 and advancing full speed in REAL ESTATE INVESTING:). (I am giving myself another 6-9 months of the working my job). To anyone that has already accomplihed this, please feel free to leave any tips and/or advice about the endeavors you took to become a Full Time Real Estate Investor. To anyone looking to move in this direction, please post your questions and/or comments. Lets make this a learning experience that benefits us all!

I am dying to do this. I

I am dying to do this. I would like to be out of my 9-5 job by the time my little one goes to Kindergarten. So, I have 2 years. The problem is we can't seem to get this going and we are getting very frustrated. Luckily I'm giving myself 2 years.

One of my questions is what did everyone do for health insurance?

Trying to make it happen

My 9-5 isn't the worst job nor is it the best. I'm just sick and tired of the routine. My personal goal is by July 7th, 2012, to be a full-time investor. Why that date? I started the Success Academy on July 7th of this year. One year from now, I will be a full-time Investor. That feels good to say.

Whatever you do, don't give up! I started a while ago doing flips. When the economy started to tank, I had to dip into reserves. Now, I am looking to re-build my portfolio and reserves. My first wholesale deal took almost 4 months! And took so much out of me Sad But I got it done! Believe you me, once you do the first, the rest will come alot easier. Maybe you can partner up with someone here and get some deals done. I did, and it made it easier Smiling

Looking Ahead

I definitely Will become a full time investor, the question is just when. I haven't did my first deal yet, but I have one i'm working on now and I believe this will be it. My goal is to leave my job within the next 2 to 3 years, but only if I double my monthly income from work with my income from real estate investing. Also by that time, my pension plan will kick in. Smiling Unlike everybody else that's posted, I work 12 hour rotating shifts, 6 to 6. 2 weeks days, 2 weeks nights. As soon as you get used to being on days you switch to nights, and vice versa. I'm so ready to do REI full time. I was sad that I had to go back to work today, because of the real estate investing journey i had yesterday, and I knew I couldn't do more today because I had to go to work Sad. BUT IT WILL HAPPEN! I WILL BE A FULL TIME INVESTOR WITHIN THE NEXT 2 TO 3 YEARS! SUCCESS, HERE I COME!!!


gotta stay outrageous

I 've been looking and reading anything that I could on this site and others for over a year ( this is the best by far ). I took a giant step for me and invested in RBBP. I have a great RE agent in a major University town about 15 miles away, and will meet with her 9/6, we are looking at 17 properties, she showed me over 120 on the the net. She will do as many low ball bids as I want, sends me updates two three times a day, she is the best I could ask for. Now comes reality, I got a job offer to work about 1700 miles away from home ( Indiana to NW Montana ), the money is just to insane to turn down, I am leaving for Montana 9/8 for three months. I worked and had a great program with all of the right people in place according to the 30 day system. I talked to my RE agent, she will work with me from a distance and it will be slower to get done what I planned to do. I have a couple of buyers in place. I am buyimng distressed properties and doing a lease option after rehabing , creating equity.The missing link is me, I am the rehaber. A new plan and more positive energy. The best thing about it is that when I come home I will have a big fat bag of money to invest with. Later ML

I think setting your goal date is half of the job. Many people skip this step and therefore have nothing to aim towards. Congrats in setting your timeline. Stay on track and you are bound to come out on top! Looking to hear of your future success as a Full Time REI Smiling

Congrats! I remember the first of this year when you were bouncing off the walls attempting to get help. Sounds like and looks like you've worked it out. One can set those goals and little steps and they are not always controllable. Best wishes.

Full time

I have already got the plans and goal in motion, I told Jen Gray , it would be July 26, 2012, that would (and is) my Dads birthday, , he passed away 1 1/2 yrs ago, and I knew that he would be so proud of me.
I have a Cleaning Biz now, I intentionally not taken anymore Clients, and I have actually lost some due to the economy, so its all falling into place. I actually get a new Buyer everyday, sometimes 2, I get POF ,from them, so I got great buyers and I am doing very well, I am looking to bring on some team members to help me with my buyers, and I will be splitting the profit with them.So I am leveraging them to help me increase the Business.

Already There

Hello, I'm already full time REI, I lost my job back in 2009, started looking at real estate, start doing it full time 10-14-2011, did my first flip on Dec 5th 2011, working at it least 25-40 hours per week, bandit signing, yellow letters to expired listing on the MLS, flyers where every I can hang one, and a classifiled adv in a large shopper. The phone does ring, when its not i,m hanging bandit signs, calling for rent signs,placing adv's on criags list, and doing follow-up. I'm taking on a new partner within the next few weks, he brings cash investors with him, So i'm looking to ramp up business big time in the coming year, I've just started bandit signing a new town, and have received a lot of phone calls from people looking to rent 2 own, looking for preforclosurer people in the same area to lunch the lease/option program like murhpy uses, if I cant find enough houses thur bandit signing, then I'll buy cheap REO's And Hud house's and writr my own paper, season them and sell them off to note buyer 6 months down the road. Just keep going after your dream you will get there, Action+Knowledge=Success....$$$$$$$$$$...Smiling...just do it.

We've Been Full Time for 11 yrs.

...since I retired & sold my home heating oil company. We've loved every
minute of it, usually only work about about 3 months out of the year!
I think if we tried to go back to working for someone 9 to 5 we would get fired in about 5 minutes...

Thanks Lenee, I get almost 2 a day from my squeeze pages that I use, I market even to retail buyers, because you can assign any contract, so I find the deal like I normally would then negotiate the deal , and put it under contract an assign to end buyer. Even if its a subject to- owner finance- wrap around etc, you can still assign it. So many investors let these go by them.

So in an attempt to make this happen, I realized that I needed to shift gears. Wholesaling is going ok, but I am ready to make more passive income so I have put more of a focus on L/O's and flipping. Determined to get out of this rat race Eye-wink
