Last weekend I had the opportunity to attend the Boots on the Ground event in Phoenix along with Matt Larsen and I learned a ton about negotiation techniques and the mindset needed as an investor to "create the deal" with your offer as opposed to trying to find that one needle in a haystack. What I was most astounded by was the response the other attendees got from posting bandit signs. Of the 30 attendees that posted 25 bandit signs on yellow perforated cardboard using a heavy tip permanent black marker, they averaged 15 calls/day from real buyers actively looking to purchase real estate in that immediate area.
Those of you that haven't ever put up bandit signs, you owe it to yourself to give it a try....you may be pleasantly surprised at who ends up calling!

I just ordered 50 signs from signwharehouse and instakes and found somebody to put them up for me since being visually impaired and it being dificult to put them up he only charges $2.00 a sign & $500 w/I get deals. I do feel Like I will get deals w/I put up my signs I have a lot of faith for that as well as the other techniques too. I learned from Matt too on the Rock Bottom Blueprint to Google the most traficked areas to know where to put up the signs as well as around all the Walmart's annd McDonald's too since they do the analysis already as to where the most heavily traficked areas are! Bandit signs !! I put them up every Friday and some areas I have to take them down sunday night. I get calls all week long. Its CHEAP from dollar tree and VERY effective.
Bandit signs rock and my boys love to help with them too.
I have to echo the sentiment expressed by those who have already posted here. I am currently working with a client that bandit signs are the ONLY thing bringing them buyers. They have tried numerous other methods because they didn’t want to drive around and put them up and take them down. They were also concerned about having them taken or vandalized. They finally gave in and put them up. Within 72 hours they had received 33 calls and qualified 15 cash buyers.
Not saying that everyone will experience these results, but isn’t it worth a shot?
Just wondered if any one had the same results looking for sellers. The sellers are who i am really after. Need to find more deals. I would really love to find some off market deals to purchase for my self for hold and flip.
I'm new to this and just getting started. I've acquired my first buyer but looking to have a few. Although I haven't placed any bandit signs, I do believe they are the most effective method in finding sellers. Anyone care to share their most effective bandit sign wording?

I have 400 Bandit signs that I have ordered from Banditsigns.com and plan on putting up a couple dozen or so tomorrow morning first light in the 'farm area' where my biggest Rehab Buyer has had good success and is looking to buy more properties. As this is a rough area, I am hoping to get the signs up before the locals living there are even awake!!!
Basically we spent 7 hours last Saturday afternoon running around looking at some properties together and some of the properties that he has already Rehabbed and sold. Now I have an excellent idea of exactly what he needs, where he wants them, and what he is willing to pay. And this particular Rehab Buyer NEEDS two (2) properties a week!!

I put out 25 signs Fri night, haven't gotten any calls and drove past 22 of the 25 places we put them today on my way home from church. 9 of the 22 have been taken, I think they were taken down by the guy that puts out builder signs Fri nights, I guess he doesn't like them anywhere near his area. Some folks say put them out and leave them out, what are some opinions to keeping them out and just putting more out each week? Whats everyones thoughts on keeping them out or picking them up every Sun? I don't want to have all 25 taken by next Fri.

Your original post about Bandit Signs and getting 12 - 15 calls a day, these are signs offering to SELL a home, so they are working for finding BUYERS, right? Any advice about using Bandit Signs to attract Sellers??

I remember when I used to think bandit signs couldn't ever work. Man I'm glad I changed my tune on that thought. I've found some very good buyers, and sellers, using bandit signs. Love 'em!

I have to say that we're using bandit signs successfully in other areas of the country. But right now, Thursday evening, I have over 78 bandit signs out here in my home domain in Southern CA. 18 x 24 yellow 'We Buy Houses' signs. EXACTLY the way Dean tells us to do them. I have YET to receive even ONE call. So, my intern came up with a brilliant idea. We're going to try it and see if it does the trick.
Also, when going out and buying the signs, ALWAYS check locally for companies. www.Signwarehouse.com is the cheapest online by far, however, the shipping will bite you in the butt. We were able to find a local company to provide signs without the shipping costs and cheaper price than online.
I put up about 15 bandit signs on Friday and picked most of them up today. Some were taken down and thrown on the grass so I decided to pick most of the rest up today. Today is Monday so I wanted to leave them for a bit and go see what had happened. I think I will just put them up Friday night and pick them back up on Sunday.
Wish me luck. You guys inspired me. No calls yet though.

BTW, I did a search for nursing homes/Senior communities in my zip code...1 of my new ideas for targeting off market leads.
I place my bandit signs out at 5AM, Saturday mornings...depending on the locations, most stay up till Monday morning.
I have salvaged 2 or 3 of them, here and there. For the most part, they're expendable marketing tools. I expect them to be picked up or confiscated by the sign po-po---around here at least.

I do hear some of the same things. i'm wondering if is has to do with income levels? or demographics for bandit signs.
I hear some areas in the mid west where students are killing it with bandit signs, and other areas other students aren't getting anything at all. Being persistent is the only way to succeed and find out if it will work or not.
Finding a local place to supply the materials is the right move. I have a place here local that will give it to me for way cheap. I get calls from bandit signs all the time. So I know they work.
If it doesn't work, just change it up and keep trying until it does.
