Beating the fear to post an ad on craigslist

I have posted on craigs list a few times. Most recently my house for rent. Because we bought a new one at a great deal but thats another story. We have had a several calls from craigs list. But the problem is you had better be ready to listen to the callers life story. They want to tell you all of their problems and you just have to take it with a smile. Not that thats a bad thing. Also we have had two Parties that sounded verry promising on the phone and they made appointments to come look at our house and never showed or called back . So far we have got alot of responce but nothing that has played out. I think it will eventully. Good luck to you I beleave a big part of it is your heading. You have to have a heading that is going to intrest people to click on your add. I hope that you have sucess from it as well.

I have posted many times on craigslist, but have yet to received a single seller interest. I must say I have received numerous other solicitations trying to sell me other get-rich-quick schemes. I'm not sure if it's my area, but thank goodness it's free, otherwise I would have invested a small fortune by now.

Thanks for the uplift.It is like a hit or miss site.But you also could get someone that you been waiting for.

I found some of my list of buyers on Craigslist. When you post your property on craigs, you will really get a lot of calls. Not all (perhaps all) of them will like to buy your property but you can still add them on your list of buyers. The more caller who says "no" to your property, the more prospects you get, and you can then ask what specific criteria of the property are they looking. LA

Congratulation in overcoming the fear to do what some will not do.

Ever consider redirecting callers to an answering service that will pre-screen your calls?

It will free more of your time and allow you to find the deals and let others do the minor stuff.

Dean makes reference to this in his books. I don't recall exactly which but I believe it was mentioned in his second book.

Congratulations on facing your fear and taking that step! I remember being afraid to talk when people responded to our ads. After you've done it for a while and learn more you WILL gain confidence and it will become natural for you.

It all depends on what you want to accomplish.
Are you running ghost ads to build a buyers list?
Do you have a deal you are offering and looking for buyers?
Whatever you run can't hurt at all, and when you get a call it is time to come out of your comfort zone and tackle this business head on, that is how you make money out here.
Sooner or later the right call will come and you have to be ready. Deals come and go and it happens very fast at times.
So be ready when that phone rings, you never know what opportunity is the other end of the call....Jan

Don't be shy, getting out there and doing it is the only way to make things happen. So what if you don't speak well on the phone, you are learning and will get better as you go. Action = Results!

Yes the I got two calls today. I was so nervous when I got them.The one call the gave me great description of what he was looking for.I emailed him back for some more info.I emailed the guy back,I haven't heard back yet.Thank you for the encouragement.

Chris we all had that fear at one time and some of us still have it come back over and over. Let that fear work for you. I post a ad on Craig list and got a buyer for my buyer list. Now I'm looking for property so I can make my first deal. Good Luck

And in 1 day I have had 23 responses.....WOW!!!! My ads were ghost ads to build my buyers list. I am meeting a property owner about a house he has for sale. I am looking to do a lease option (like Greg) or an owner finance with the "and/or assigns". I am going to give him 2 offers....one for each stratagy.

I will say just do it....talk yourself into doing something scary. I played around with ads for about 3 weeks....always deciding that was wrong, not what I wanted to say, etc. Talk about making excuses. On Friday I did my ad (3bdrm/2ba, nice views, owner finance)and clicked on post ad....oooooops to late to take it back

I will post my progress with the owner and the possible buyers.

After posting on craigslist got like 5 response. None were promising. But today I recieved call from someone who was serious about buying. At first it felt like he was testing me on what my part is and how I was getting paid.I got scared at first because felt like I was caught in a way,and not only that I my kids being very loud in the backround.

It was okay though, it made me more comfortble because there the reason I'm doing this. So we talked some more I got his info and like and dislikes.
All he kept saying he was a good deal.He was the price that the ecomony giving.

I going to put in overdrive for this deal.Thank You

to keep reposting your ads so they stay fresh. I repost my ads every 2nd day so people will keep seeing them. I keep getting replys to my house for sale ads....not many for my houses wanted ads. I am working on locating houses for sale by owner and others by the newspaper, craigs list ads, the "thirfty nickel" (that is a good way to find properties in your area)
Keeps you motivated when people respond and want something you have. I for one don't want to let people down and therefore this keeps me motivated.

So far I put out two ads on craigslist in the past week and I got like 10 buyers good buyers. Now I'm very happy and overwhelmed at the sametime.

I 'm happy because I see my self, that its real and that I'm moving forward.
Overwhelmed that I got these people that want a great deal and I'm the one thats going to give that to them.

Try to be careful and avoid the scammers as much as you can from this two sites. When they hit you back, don't get too excited to give out all the details and information right away. Get there names and phone numbers or even the Business name and try to find out if they are legitimate. Some people have nothing to do but to play aound and scam somebody. Don't get me wrong, this sites are the best in finding leads, buyers and sellers at the same time. Hope this helps. LA

Just checking to see how you are doing with your ads on craigslist and your fear of putting them there. I have gotten over my fear of posting ads....it has been replaced with a new one....calling on FSBO and other properties that offer owner financing.
I have to call on a property....now what??????
I have to know what to say, what if I mess up, what if I look foolish, what if they don't like me????
All the "what if's". Then I remind myself to just cowgirl up and get up on that horse....most times that horse is safe. If I get thrown to the ground...get up and dust off and be more prepared the next time....but get back on.
I can do this.....I WILL DO THIS!!!!!!
Fear will not beat me.

Hey chris, if your that nervous, take a piece of paper and write down your questions on what you want to say and ask. sometimes when your nervous you forget to ask things. Its sort of like a script for yourself to follow.congrats on taking action and good luck.
