I blasted a few ads on craigslist and got a lot of responses from sites that buy homes fast. for example this site here....
http://jipassociates(DOT)com/site/cash-for-your-home
This person sent me an email telling me they close on homes within 9 days. The thing about this is I don't trust these emails or sites. I sent the person a reply and as soon as I sent it I received an auto reply to go directly to their website.
My question is can you do assignments with these types of buyers? Or should I stray away from emails like this?

Just because you enter your information on line does not mean you have to do business with them. Its great practice to learn what you will want on your web site as your business grows. You may also find out you have a quick cash buyer for your buyers list. If you have no money to start with you will learn to be creative
Learn by exploring. Use a friend or family member home as a test for this site to see what happens. As you become comfortable with the site it will become another tool in your tool box.
Remember you need to gather buyers, sellers and money sources all the time.
Good luck

Find another buyer
We have been told to use ads to get buyers/investors using
Sites like Craigs list etc. So.. Isn't this an example of a buyer,
one who says he can close in a short time ? If not then I am really
getting confused
I would assume this person with the website would be like
on of us,.we also have our websites for buyers/ and or sellers to go to.
I need some enlightenment here.
Thanks
Donna E
They would have supply you with a (pof)proof of funds letter.
Frederick,
I'd recommend you try to get a phone number to talk to said buyer. That way you can get a voice on the line and then, if you want, meet them at a restaurant or something (if they're a local buyer) to talk with them and find out how they work.

Gottcha, so bottom line is there is no possible way to make money with these types of buyers.
@ Vincent I sent them an email reply and I got a cheesy auto bot response, not only that I don't think their local buyers. So yeah your right unless they give me a physical phone number to call its pointless.
when you place your ad, don't give an email address or allow them to reply to the craigslist ad through email. just use your phone #. maybe that will weed them out.

Most Internet responses will be wholesalers, whether Craigslist or a google search on "we buy houses" etc. If you have a good enough deal, there will be enough profit spread for you to wholesale to a wholesaler. Example, we tried that for the 1st time & got a bunch of emails, one company offered us
45K for a house appraised at 69K, we paid 41.5K ... now if we just wanted to do a quick wholesale & make $ 3500 that wouldn't be bad, but of course they want to lock it up for 60 days so they can find a buyer. So we just held it for 3 or 4 weeks & found a 1st time buyer at 54,500 with 20% down & good credit. We'll close the end of Sept. & gross $ 13K; better money in less time.

You are right Vincent SECURITY!!!! Fredrick was asking a question about online cash buyers. I'm sorry to say Zhang but you are out of line! You can't be pitching or trying to sell anything on DEAN'S WEBSITE!! THAT IS A NO NO!!!!
This blog was supposed to be about cash buyers on the internet. Why are we talking about shoes? If your advertising your product, should it be in the classifieds?
Hey! This site is for Real Estate ---Buying and selling homes and
investing techniques!
You certainly need a good pair of shoes to walk around houses to check them
out; but keep shoes in the shoestore ads.
