Best way to find cash buyers anywhere in US!!

Finding Buyers:

I like to go to google and type in:
“we buy houses” + Salt Lake City, UT  Obviously you would use your own city and state
“we buy ugly houses” + Salt Lake City, UT  Obviously you would use your own city and state
“lease option” + Salt Lake City, UT  Obviously you would use your own city and state

Craigslist- Go to HOUSING tab for your city, and type:
We buy houses in the search engine or lease option for lease option Sellers

Call these guys and say exactly the following:

SCRIPT#1
“Hello, my name is ____________ and I saw your ad on ______________, and wanted to run a killer deal by you. I have a property under contract for an absolute steal at $45K that is worth $90K conservatively, and only needs $5K in rehab. I was planning on purchasing the property with hard money and renovating it myself, but no longer have the time or financing to do it. I already have it assigned for $5K @ 60% ARV after repair costs to an investor, but he is supposed to close tomorrow and is flaking out on me. The problem is I need to close in 10 days or there are several offers in backup that will and I will lose my earnest money. Would you be interested in purchasing this property? Would you be willing to replace the earnest money I have already deposited if you decided to move forward? How quickly can you close?

SCRIPT#2
Hi my name is____________ I saw you add on________________, it said you buy houses, I work with a group that buy REO’ s in bulk, normally we rehab ourselves and sell them retail, but that ties up our cash longer. What we found is the more we buy ,the bigger the discount. We are looking to turn our money quicker by flipping to rehab investor's that take 35% equity after rehab costs are included. Does that sound like something you’re interested in? We are going to the bank in the next few days to get a list of REO’s. What kinda properties are you interested in? The whole point of this is to know exactly what you are looking for, because we can only make offer's on properties we already have buyer's for.

OTHER WEBSITES WITH BUYERS:
**** is a great way to network with other investors. Some will be doing what you’re doing, but if they have A LOT of cash buyers, it might be easier to make ½ as much and see if you can close a deal together.

I like your scripts. It's interesting how you've positioned yourself in them. My favorite part of your first script is the innovative way that you create a sense of urgency with the following line: "The problem is I need to close in 10 days or there are several offers in backup that will and I will lose my earnest money. Is the best way....

What kind of deal did you do and what words did you use? I can find deal after deal that is in foreclosure but have no money as I lost all my life savings in an investment with the company that became crooked and took 100's of investors in different properties. Now I am 67 and starting over. I need investors to help me. I need to find people who are willing to walk and let me take over their payments subject to.
What state do you live in? I am in Florida.

Ads are too long....

I'm only bringing my brand of tough love and Plan B options for those out there who are not as experienced when speaking with more seasoned investors.

An ad that long will bring with it more questions and more questions tends to bring more issues which can lead to either they not wanting to work with you or taking advantage of you.

Keep your ads to less than three small sentences; that way it'll come off more generic, but when you start advertising stuff you claim you have and they want to see it pronto and you can't deliver, you've wasted alot of time.

I get these types of emails and offers frequently and while most I ignore, some I try to educate by calling their bluff;

"This property sounds great. How about I meet you to see the property??? I'll bring my buyer and he'll bring his POF. If he likes it we can go to my office, and swap attorney info so we can get the contract and close within a few days"

Now if you posted that on monday and I contact you on monday, and you told me it sold I know you're lying. If I contacted you on tuesday and you told me the same i'd know your lying. What would be your response???

The tail end of the first script really showed me this is most likely from someone new to the game;

Too many questions at one time reeks of desperation. These are questions you ask during the convo on the phone

"I have the contract for another 10 days. Can you close in that time period???"

You dont need to mention the earnest money; add it into your purchase price if need be, but most investors don't speak on it as an additional fee. Rookie mistake.

Keep your ads simple and to the point.

Please at any time tell me to STFU. I tend to speak ALOT when it comes to RE but I love what I do, and while I want everyone to make lots and lots of money, doing it the right way is and will always be the right way.

Script #2 is also even more a deal killer between a newer 'investor' and a seasoned one; you're actually telling them you get regular inventory and that means you have direct, at any time access into them. My reaction to that ad would be;

"I'd like to meet maybe tomorrow face to face. I'll bring all my paperwork for you to see, not keep, but you'll see I am for real. I will need immediate access t any property you tell me about before I can even consider making an offer. To not waste time, I like to see no less than 5 at a time, and they cannot be listed on the MLS. If that is something you can deliver on, lunch is on me..."

What would be your response???

Like I said before, you may get replies to the ads, but until you know and can verify they buyers, they are just names, and most are in the same position as you.

Those scripts for the most part should not be used verbatim, but tailored to your personality and business acumen; say it like it would come out of your mouth. No one else's.

Trying to build a buyer's list...

Thank you everyone for all the good information. It's so nice to be able to come to this site and learn from other people who has done what I'm trying to do.

I just wanted to know if it would be a good idea to contact the buyer's before I actually have a property on contract or should I wait until I have something locked up???

You voiced what my fear was in my head. I've been called out a few times, both on the phone and by email, to back up what I'd been advised to say in an ad. My SA coach started me on the ghost ads then I tweaked it, suggested by others on this site, to not list a specific house but rather my great, experienced service. Both investors HAD to be told I "didn't have anything at the moment" and they were gone. I feel like a phony, have no add on to my buyers list, and aggravated investors hitting the hills. I'm new and can't answer any experienced question they throw at me and therefore, running a line of confident BS is not going to work. Too many ways to blow it for us newbies. So what's the answer? I know about bandit signs, ghost ads, REI clubs, r.e. agents pulling cash buyers off solds, trying to search courthouse records for mult. props in same name...Is there anything new out there to try so I can get past this only 2 buyers on my list rut? I need to get moving and I'm very frustrated!

and I flip houses.

Very simple and to the point. Once you start with the "well i'm an investor who uses secondary funding/I will need your buyers list/etc, etc. you're going to run the risk of being called out.

Say this and maybe it'll make things easier

"How are you i'm Kimmac and I flip houses. Most of them are from investors I generally work with or i'm the middleman from a direct seller."

That small, basic, to the point sentence answers the initial question that most investors have on their minds. It SHOULD put them at ease and make the conversation more relaxed and calm. The first question immediately out of your mouth should be;

"What have you been buying recently???"

That question will normally have them spill their guts, put you at ease and then you can go with the second question.

"If possible let's meet up. If you can, can you bring a copy of your corporate docs and bank statement/POF so I can verify you have the funds??? I 'm not asking to keep it, but want to make sure we are both not wasting our time"

In two sentences, you've asked for their POF and made them comfortable to show and you not wanting to keep it shows you're flexible.

Keep the convo off the houses directly and instead from a logistics standpoint and you SHOULD be in a better place than previously.

At this time I have a great realtor that understands the investor and what it will take to find and get good deals and have currently set me over 60 to look at. I am now working on my buyers list and have a few from people I know and am looking to step out from my comfort zone and find more. Your words of wisdom helped me not start in a bad place and I will follow my gut when looking for advice.

OHHHH....

I got hit up with this exact script the other day. I think the world would be much easier if people just said what they were trying to accomplish. So, if you are reading this reply and you were calling people in Oklahoma City, just know that you are busted. With all due respect, your honesty would've gone further with me, we might've even been able to team up.

On a brighter note, we attended our first REI meeting this past week and it was AWESOME! We are locking up our first deal tomorrow morning at 10 AM. We have a verbal contract right now because the owners could not meet until tomorrow, and I already have a buyer touring the property. So, send good energy that we will be doing our first deal tomorrow! Has anyone else who started the RBBP or 30 days to quick cash, closed their first deal? We only started our REI career when we received the RBBP which was at the end of July.

Very interesting post

Just wanted to say I appreciated the initial scripts AND the follow up comments/thoughts.

In my opinion and experience plain old HONESTY works best.

If you've got the goods to back yourself use the scripts, they're good!

However, if you don't here's what I've done in the past...

I've just come right out and called ads and told investors that I'm trying to get started and am looking for people I can birddog for. I then explain that I understand how investing works, know how to find properties and determine good/bad deals, ask what they are looking for and that I'd like the opportunity to find them deals they can make good money on for their time. No big explanations or 'justification of my existence'... just tell 'em that and they'll ask whatever else they want to know about you from there.

Interestingly enough, in my experience it seemed that it was usually the most successful investors I found to be most friendly and willing to help me learn and work with them, the one's that were less successful were not as helpful or enthusiastic to work with me. Can't say anyone has really ever been rude or mean about it though (perhaps because I was honest from the get-go). Most have been very understanding and helpful as they remember having 'been there/done that' themselves.

I am glad people have been helpful with you. It is the opposite for me. My hometown has some rude and nasty people in it. A couple days ago I had two people that was abrupt rude and condescending toward me and I am not really sure if I will have much luck here. A couple years ago when I was trying my hand at RE I put up signs and people were ripping them down. Not to complain, just not sure what to do about it or how I can be successful.
