This was a 3/2 sf that the seller had listed for $125K with an ARV of $149k. He had done all of the rehab ( kitchen,bath, paint,etc:) except for the carpet. We negotiated the deal down to $85.3k and got it under contract. I assigned the deal the next day to one of my buyers for $95k. The whole deal took 3hrs to include walking the property. BOY-O-BOY does this stuff work!! Hope to have deal #2 by the week end. THANK YOU DEAN AND THE SUCCESS ACADEMY!!

Just finished reading your post. Great job! I am new here and really want to focus on doing the same thing. Look for homes and put them under contract. My only concern is where to look for buyers. Again, keep up the great work and good luck with second deal!

My best advice on getting your buyers list is to go to Google Maps and type in your city and then in the search bar "WE BUY HOUSES" you will get numerous leads. Also look on Craigs list for the same search. I picked up 56 buyers useing this method.

hey,im new to this too and it hard getting buyers list in this town realtors wont giv out names n going on line looking for taxes cant do it here either,so what im doing is getting a list of homes that were purchase 60 days ago by cash only.no names on them but u get what they bought it for and the area.then i go down to the records and look up the properties n see were the taxes are being sent to. i even talk to other realtors who works with investors or who no's somebody that does and let them no that u have some great deals comming up would they be interested in them.that is what im doing too. steve
This was a listing that I got from my Realtor. One red flag was the fact that they were selling $25k under the ARV after just doing alot of rehab.
Sean, you can do this. Don't feel like you have to know everything about investing to be able to talk to buyers. A true buyer/investor will allways welcome the oppertunity for someone to help them make more $$.
yep, just like Mark H did it, step off that curb, say very little and listen-- you'll get over that first fear and the deal will come. That's how it went for me-- I was shy too and afraid and thought I needed to know and understand more, but just do.

Tina's right, you have to start!! The pain of not getting started when you know you can do this is worse than if you try and fail. At least if you try and fail, you educated yourself on what not to do next time. And with all of our DG family members to fall back on, failing has been all but eliminated. I just received an e-mail from my Realtor that I have an offer accepted, so we'll see where this goes. Guys, you can do this!!
