My 1st deal!!!

I made my 1st DEAL!!!
Talk about addiction... I found mine!!
I know this stuff works but when you actually do it and it works omgosh!!
Searching through some ads I found a townhouse that a
gentleman had for sale that he started to rehab and
wanted to sell for $19,000.00. I called honestly hoping he
was a landlord thinking I could pick up someone to
add to my buyers list. During our phone conversation he told me that
he just lost interest and had enough rental income coming in
that he wanted to sell. So truly in my head bells and whistles went
off I heard one of the speakers from the edge event (sorry I don't
remember who) about packaged deals. I thanked him for his time and
told him I would get back with him. I did a little research and found
out in that area the townhouses have sold in the $60-65k.
Knowing it needed more rehab I tacked on $20k. This is a win win
for everyone. I had my husband (Rob) call and make the offer.
We offered $17,000.00 and he accepted.
I know I can and I know the deals are out there but it's truly exciting
to set a goal and make it happen!! My goal was to make a deal in 30days
after coming home from the edge. We did it!

Hi everyone and thank you.
Hope you all enjoyed mothers day.
I have not joined the success academy and I don't have a
coach. I would like to join the success academy tho.
I do however bring some knowledge from being a Realtor
and my husband has been studying DG for a few years.
As far as the property there are no HOA fees. I'm interested in wholesaling
at this point in the game. Rob has spoken with a member of our DG
family but as you all know until you have a written commitment... There
is no commitment.
I would like to wholesale it for $23,000.00.... if someone has an end buyer and you
would like to partner with us we will split the wholesale fee 50/50. Its actually not a
Townhouse it's a rowhouse.

Ps I'm glad I had the opportunity to meet you Julie and I'm looking forward to meeting

We watched the edge from home & we put 1 under contract last friday we have 1 were doing a sandwich lease purchase because the home owners owe what the house is worth & they are leaving the country in december. We found out what they needed so we will find someone to give us a little more.This is work but were having fun at the same time.

HELP

I have a lot of new and exciting things going. God is
opening doors for me. I have an opportunity to make
an offer on 6 occupied apartments that are bringing in
$3,750.00 a month. It's new renovated in the last 2yrs
with a new roof and siding. It has 2 commercial spaces
on the lower levels. One was a sub shop the other a
laundry mat... That still has washers and a few driers
(I'm not sure of the condition of the equipment). But
this is new to me... I don't know how to make comps.
I've only had a little time to read about residential
Wholesaling. Can anyone give me a crash course??
