Still waiting to close my first deal, but hopefully will have it wrapped up from a buyer who called me but using partial cash and promissory note. Drove for cash and will start calling leads i have from birddogs. Time to move on to the next one. Thanks for keeping it real.....and simple!

It can be done and its really not as hard as you think so don't get overwhelmed and get caught thinking too much because it will freeze you into not taking any action. So just make things happen and you will be rewarded.

The best part is that later today I get to drive up to footlocker where my friend works at and give him a check in front of his boss for $1750. Thats more than he makes in a month working there!! It's gonna be great..LOL!!

Went to footlocker and dropped off my friends check earlier along with a copy of it so he can put it in a frame and title it his first real estate deal.

May sound funny but it actually motivates me every time I look up on my wall and think back to my first deal! So I figured maybe it will do the same for him!

Excellent Jason. I love how you are motivating and inspiring your friend along the way. That's the true sign of a great investor - learn and pass it on.

Since joining this site a few years back. I've helped 2 people from this site that lived locally to me close their first deals. Now I believe they are wholesaling lease options and are doing pretty good. They were good people and I lost touch with them unfortunately.

Talked to so many via messaging on here and even talked to a bunch of people on the phone that asked I call them.

Helped another guy that contacted me after I was asked to speak in front of 200 plus people at a Rich Dad Poor Dad wholesaling class in Cleveland.

Now am teaching 3 other people from my previous place of employment.

I'm not mentioning this to brag by no means. I just remember being new at one point, having a horrible bank account balance and wondering if there was something better. Thankfully I found Real Estate Investing through a stroke of luck.

Now, it's exciting for me to see the look on peoples faces when I help them close their first deal!! It gives them hope and they realize that all is not lost. All you have to do is ask for help from the right people. Ask and you shall receive right??

On your deal but you will not find a house in this area for that price unless it needs 30k in rehab or more and then with the numbers you might as well tear it down and start over. People here are needing the money and will not settle for less even if they say bring them all offers they still say no.

We started at just about the very same time. We are living proof to all you new people that if you just keep working and studying and doing what Dean tells you, it WILL happen. We are just normal, regular people, but special in the way that we refused to take "No" for an answer!

Yes, sometimes it takes a VERY long time! I didn't get a deal for 1 1/2 years but once they start, they start coming faster and faster! If you quit, well then, it never will happen.

It is inspiring to see new students changing their lives. It is amazing to go from not knowing much about real estate to now starting to make money. That is the possibility with this business and they are endless

Writing just to give everyone a heads up that my team and I have just received 3 potential deals here in the Akron area to wholesale. I'll keep everyone posted with the details on how these deals work out.

As of today one offer is accepted and the other 2 offers will be made tomorrow. For the offer that is accepted we already have a few cash buyers lined up.

I have this secret technique I use on Craigslist to find REAL cash buyers quick and have a specific property sold immediately. I'll also clue everyone on how to do that later on. Can't give away all the trade secrets....lol.
