hey dg family its been soooo long since i posted here as i have been building my dream home with the profits from real estate!!! the edge was AWESOME and i am ready to ROCK the real estate world this yr....i just wanted to say most deals are CREATED and when u make an offer and the motivated seller seems NOT THAT MOTIVATED,,, dont worry just return another offer a week or two later n see if they change? most deals are the result of YOU CREATING THEM by making a second connection and re offering ....remember peoples wants and NEEDS chaqnge DAILEY !! you have to learn to CREATE a deal where none exists and by so doing you can literally CREATE $$$$$ out of thin air.Just as an example i was offered a mobile home the other day for a certain amount.... then a few 2 weeks later they lowered their price10k . i refused then they came down another 10k....when all said n done i asked if they wanted to trade one empty lot...... and another non profit property that i hadfor a yr that was a dud and we negotiated $1000 for a 24*60 manufactured home !!! i CREATED this deal by asking and finding the sellers magic buttons !!!! START CREATING !!!!!!

thanks and it was great to see u at the edge !! i will post some pics this week .its soo exciting to be working on deals again as i have been build and organizing for 7 mnths to get my real estate office and game plan into a more focused state.karen has got me super organized and getting better at it dailey.i cant tell you how many deals are CREATED that i thought wer out the door until i found a way to TRADE or negotiate a way to make it happen....how is it done ???? just practice and ask ,ask ,ask if they want to trade something u have or if they have something to trade or seller finance the deal or assume or subject to or JUST leave them with an option for them to contact u as a last resort .you MUST find out what they WANT AND NEED and then try to give it to them but also u CANNOT be afraid to ask for something u THINK they cannot bend on:)) you may be CRAZZZY SUPRISED what u can get !!

For sure Ray !! To CREATE a deal u must know the numbers. If u r selling and u know the numbers then it's all in your willingness to LISTEN to what others r offering u ... Including CASH , financing / interest , trades as in other properties, vehicles, labor, moving expenses, job creations, business partnerships, material trades , equipment uses, tool uses etc etc etc. YOU can make ANYTHING happen when u develop the mindset of ANYTHING IS POSSIBLE. Think outside the box n this real estate ride will take care of you !! START CREATING DEALS !!!

Being Creative

This is an awesome bit of advice. In this market we really have to search for deals and then being able to create them is imperative. In fact, this is probably my favorite part of the business. I love negotiating deals with everybody. It is amazing what you might get when you just ask. With this being said, you must always see more than one opportunity when looking at a property/deal. If the seller doesn’t like the first option then move on to option number two.

Dean I can't attend your edge advent. But I do think it would be nice to let a few new people in It will be nice for them and the old members I think it will be nice for both as they both will get a few idea's out of it. It dose not have to be many members maybe a contest or first ones who apply.I can't because of health problems but I did flip three houses and now I am trying to assign homes I think there is a lot of money in real estate it is just up to us to find a person like you and act on it. Great info. I think often we forget that we can make a second offer on a property even if it gets turned down the first time. People's circumstances change and someone that isn't so motivated today might be highly motivated a few weeks from now. Thanks for sharing!

Creating the deals

It's funny I just read this post 09/05/2013 and was then offered a home for $80,000. The comps are telling me somewhere around $60,000-$62,000 so I went over and offered $50,000 and was able to get an agreement signed for $52,000. The home is in perfect condition but I knew they were asking for more than it was worth. I told them about the foreclosures & REO's in the area and that was enough to get them to lower the price. You never know with homeowners but I like to bring proof with me to back it up. You are so right about just asking because the buyer was very firm on the price of $80,000 over the phone.
