Deals, Deals, and More Deals

I had a pretty good December. I closed on about 2 million dollars worth of real estate. January is also looking pretty good. I have 2 closings next week and I locked up an additional 4 deals on Friday. One is an assignment of contract ($75,000 profit), one is a flip ($15,000 profit-90% chance I already have a buyer), one is a buy and hold (I already have a renter) and one is a potential flip, assignment, or buy and hold (I haven't decided yet). All this in addition to a flip I have closing on January 23rd ($20,000 profit) and 2 other rehabs that were finished last week-both of which are rentals-one already rented in 2 days for a $400 per month cashflow and $40,000 in equity. Plus I am still rehabing the "mansion" I am moving in to. I paid $164,500 for it. I am putting $25,000 into rehab and the current value is over $400,000. It is 5000 square feet, inground pool, separate pool house with bathroom and shower, wooded lot, 4 bathrooms, 4 bedrooms-it's the ultimate bachelor pad!

My point to all of this? I started a little over 3 years ago in real estate, living in a small apartment, with no money and no experiance and everyone around me telling me I would fail or telling me I would never make any money. I just kept going...no matter what happened...I feel like a warrior because I had a lot of battles along the way, some I lost and most I won...but I never gave up even when I probably should have. I had a dream of early retirement that I wanted so badly I could taste it.

I never saw all of this coming. I never saw the multi-million dollar real estate deals, I never saw millionaires calling me and asking me to partner with them, I never realized the potential of real estate. I never saw doing 50 deals in 3 years. I just had a dream that I chased every single day and success started to creep up on me. Go out there and get started, throw out the bow lines, and push away from the harbor. Your ship is safe in the harbor, but it wasn't made for the harbor. A good sailor is never made on calm seas-GET OUT ON THE WAVES!!!

You are doing an amazing job finding and sealing all these deals. You amaze me and are very inspiring.
I too am wondering how you find all these properties?

I find bunches of houses for really cheap prices but my investors are not wanting to pay over 50% of the appraised value now. So I have to try and get them for 65% of appraised value so I can make a little profit myself.
It is really hard to find houses at 65% below.

They tell me that they can find houses all day for under $10,000 nowdays since real estate has took such a hard hit. There are many houses too that are $5000 and some below but they are so vandalized no one wants to rehab that much. It really has to be a deal for me to do any good.

How are you able to find all these great deals? Smiling

Im confused by this. If your investors will only pay 50K for a 100K house.. how do you make money by buying it at 65K??

No.. it doesnt. I realize that she is talking about %- I was just using some example numbers since I have no idea what price range she is working in. But she is still talking about buying at a price ABOVE what her buyers want to pay.

cbrpower - wow, I must say, the deals that you have done and the deal you have on your new home is truly amazing and inspirational. I have dreams of early retirement as well! I want to be retired and financially free by the time I am 30 and/or no later than 35. I've always dreamed of taking care of my family and having a net worth of $10 million+. Today, I had got bummed out because of some personal stuff that happened to me and I let it affect me. I had decided not to do anything to further myself along my journey to accomplishing my goals, but just reading your post, for reason ignited a renewed spark of enthusiasm and belief that I too can be where you are at! where do I find all of my deals?

I have a top secret, leading edge, proprietary system that allows me to locate deals at 50% below value on a regular basis. I would love to tell you guys how I continue find these killer deals, but then it wouldn't be a secret anymore!

or I could just tell you the truth!

1. Multiple Listing Service (MLS)

2. An ad I run in the newspaper

3. Word of mouth

I have a huge abundance mentality. I expect abundance and that is why I always find great deals.

Some people say seeing is believing. I think they have it backwards.

Great story and congratulations on all the success. I do not think that you will really enjoy the 5000 sqft mansion. It may make you feel complacement. I am currently in a 3300 sqft lake home and I am bored with it. For some reason I think I would rather live cheaply in this economy and help out others more.

LOL! I am sorry about the confusion. Rina is right...I did mean 65% off.
I have been up too many hours at the hospital (for over a week) with a 24 year nephew who has been near death since he decided to go out drinking and driving. He crashed and flipped his SUV at 100 MPH.
I am just not at myself for the past week.

It is really hard to find houses (for example) that appraise at $100,000 and buy them for $35,000...then resell to my investors at $50,000. I hope that makes more sense.

I think I need to get my MLS like Matt has. It will cost about $500 to get it started but will be worth it.

I post some of my deals to inspire people to act. I'm not the smartest guy on this site but, I try to learn and grow every day. I push myself very hard and I realize my time on earth is limited.

Most people don't realize how close they are to success when they quit. Had they just pushed for one more day, just one more day, they would have had success. Never quit! I used to tell myself this all the time when I first started in real estate--I'm not that smart and I admit that, I don't have any money and I admit that, and I don't have any idea what I am doing and admit that---but I will never, never give up! You can knock me down and hurt me real bad but, I will still get back up--everytime! Never Quit! I used to always tell myself when I was putting in offers and I was competing for houses where the other investors were cash buyers and I wasn't, I would say "He might have more money than me,but he won't out work me-I'll get the next one".
