OK, so I admit that I have been holding back a bit. I buy real estate really, really fast. I push my self very hard even though I don't have to. I could just take it easy and enjoy the good life. My problem is I love figuring out new things that other people don't know yet. The way I do that is I push beyond my limits almost everyday. Once I am beyond my own limitations and I am doing deals that I can't afford I get backed into a corner and I go into survival mode. Survival mode is a very painful,scary place to be, but it is also very satisfying once the problem is solved. The only way to cure the pain is to push through my obstacles and find a solution to the problem. Once I switch into survival mode I start to learn and create new techniques out of shear neccesity. So like the old saying goes "neccesity is the mother of invention". What I am getting at is this. I have been holding back a few new techniques on how to buy property very, very fast when you don't have the money to put down. I kind of feel bad about not sharing this information but I wanted to have it released in my new book. So here's the deal, I have decided to share some of my new "secrets" at Deans first ever live event when it is my turn to speak on stage. For the record I have done almost 50 deals, starting with no experience and no money, in a little over 3 years and I have been able to learn things even the "gurus" don't know yet because of the amount of deals I have been doing as this crazy market keeps changing. The stuff I was doing a year ago doesn't work effectively anymore (which is a major bummer). However, some of my new techniques are awesome. Like how I bought a $2.4 million building for $1.6 million without a dime of my own money! Not even an earnest money deposit, a credit check, or a financial statement! I even got back over $3000 at closing! Yes, I got paid to buy a building! I will also uncover my "buyers list referral program" that I created that helped me flip a house today for over a $20,000 profit! I also bought 2 more houses today along with selling the house I flipped. Yes 3 real estate deals in one day and I started a little over 3 years ago. I bring this up because I am a pretty blessed guy that gets to spend one on one time with Dean on a regular basis. When I have a problem I get to call Dean That is why I can't believe he is only charging $2495 for the live event. My first thought was the price tag was going to be in the $10,000 dollar range. It truly is a steal. $2495 is less than you can make on a bird dog fee or an assignment of contract. (By the way, I am also going to include my assignment of contract "extra clause" that I include in every one of my contracts at the event. This one clause makes my assignments "unescapable") Anyway, I hope you guys realize how easy it is to make $2495 with one deal if you have the right information. Somethings just can't be taught online-SOMETHINGS HAVE TO BE TAUGHT IN PERSON IN ORDER TO BE UNDERSTOOD. So clean out your garage and sell some things on ebay, cash in your loose change, donate plasma, give up your favorite coffee, but get to this event! I will also show people, if Dean allows me the time, how to flip houses to people that qualify for "no money down" loans from banks. Yes, no money down loans still exist and you want to be the guy with the knowledge and all the buyers to flip houses to. It is an amazing strategy that I have been keeping a secret. Do you still think $2495 is expensive?

I am just starting as I have posted to you before matt. I am hoping in time you and I can catch up. I live less than 200 miles from you and you are in my state and I know that I will be where you are at as far as assignments that is honestly all I want to master and to make it second nature ,,I would love to go to that event but I am just starting out ,,it would be nice if you could let me know how it goes but that is up to you. I have applied as much as I could from our previous pm's and am on my way to my first deal ,,I have talked to a few realtors and am looking for what my buyer needs,,I hope to hear from you soon ,,later.

OK Matt...here is an idea. Dean has this huge marketing budget for his new book and a great publishing deal. So go to Dean and offer to put a couple money making techniques in his book. Then Dean can raise the price of his book by a $1.00 or $2.00 and give you the extra dollar or two dollars for each book sold.
OR if Deans book is already in the hands of the publisher and being printed....he could make you a small book say around 10 pages or so and he could say "As an added bonus if you order my book today we will include this (name of small book) written by one of my top students Matt." etc.....
This extra cash will help you to be able to write and promote your book. $$$

I am struggling with this decision for a variety of reasons. I've been to many similar events, different industry, in the past and know they fire you up if you are willing to be "fired".
The question is am I ready to be "fired" and willing to not be frugal..ha! UGH!!! Off to the gym..need to clear my head and sort it all out!!!

Hey there.......I'm just a newbie working on my first deals, but I think what the first thought needs to be is "how do I overcome the obstacle of the price".......If price is an issue it's nothing more than that.....you have to make a decision that you need to figure out a way of overcoming the obstacle.
I decided, also being frugal, that I would be determined to closing a DEAL that would pay for this.....Whether it be an assignment or a purchase....set your mind on the goal, and WORK, WORK, WORK....towards your goal. A year from now all of these concerns will be old news, but the question that we have to ask ourselves is ...what would this be worth to my future? How could this propel my REI business into the next level? How much will this give me in the area of confidence that "anyone can do it" ? We all have obstacles to overcome.......winners figure out HOW it can be done....winners make decisions and turn them into effort. Effort is what pays off. I myself am working toward that end. I want to be there and I am working toward that goal today and everyday. YOU CAN DO IT !!....if you really decide to.

what it all comes down to...is this. If you are 99% in the real estate game then you are NOT in the real estate game. It has to be 100%. If you aren't all in, then you won't go ALL OUT!
I am going to write a post later about 3 people I am mentoring right now. I started mentoring all 3 of them at the same time, about 3 months ago. The only reason I decided to take my free time and work with them is because all 3 of them told me they were "all in". Even though they had self doubts they were willing to do EXACTLY, without hesitation, everything I told them to do. I told them part of the deal was they couldn't question anything I told them. If I heard them say anything negative then I would drop them like a bad habit.
Three months later their story is UNREAL. I hope you get to read it because it will open up your world!

Since then my inner demons have been battling if I should be added those costs to my debt list. Today, before reading this post, I decided without a doubt that it was where I needed to be. i was on Dean live call on thusday, and i'm a newbei I'm ready for it. i would like to know the city where Dean event will be, i do live in brockton the city of champion in massachussetts
which is exactly why I am trying to figure out my commitment level before I sign up. I'm sure you have heard of the smoker who went for acupuncture and walked out of the office and lit up a cigarette. Timing not quite right.. wasn't ready.
I, in no way shape or form am insinuating that this will not be worth it. I absolutely believe for those who are ready to absorb and act, they ought not miss this. I think everyone on this site is smart, genuine and giving.
Fortunately, (or unfortunately depending on how you look at it) my "why" may not be as strong as some others at the moment. I have recently been blessed to have achieved one of my major goals as it relates to real estate and am resting and re-assessing a little. I had also planned to get my real estate license in April as I have contemplated this quite a bit and determined that with my personality, I think this would work well for me. I would very much enjoy serving fellow investors in this capacity and as we've read so often on these posts, there is apparently a MAJOR need for this. I'd love to know, CBR what you think makes up a kick a-- realtor. I believe I can be one..we all have a little bit different goals and wanted to ensure this is an appropriate step for me at this time.
I AM really anxious to meet everyone though and think it would be great to network with a bunch of DOERS about a common passion.

I am a newbie to Real Estate. I have really been inspired from listening to
Matt's story and now the latest couple's. I am sooo thirsty for some financial
success..I have been interested in Real Estate for awhile now and am really excited about starting to learn "how"..I love Dean's approach and hope and pray that I can make it work for me..I have signed up for the seminar as well and hope it isn't too premature for my skill level of understanding. I have 3 months to learn/work at it before attending. It will be great to meet everyone in person!
Wow what you've accomplished is truly fantastic and a testament to the human spirit! I wish you nothing but continued success!! Reading your post has provided me with a huge amount of motivation because we can all do this well if we are willing to put in the time and effort!! Unfortunately I still hold my regular day job and can’t get the time off to attend the event but you know that doesn't matter. I'm a firm believer that there are no secrets just undiscovered territories and I will make those discoveries!! You're absolutely right the crucible of back against a wall pressure can produce astounding results. I’m a newbie and I’ve only completed the first three of the Dean’s coaching courses but after reading your post no more holding back. I’m jumping in feet first effective today. I try to spread a positive message and hope. The one thing I am sure of is it is possible to do what you want to do when you make up your mind you are going to do it (despite the fact that it is not easy.)
If I were starting out, struggling at all, needed a way out of a job I hated~~I would ABSOLUTELY spend the money on the seminar or Dean's success academy (I just sent that same advice to someone else in a PM who was wondering how to figure out what he should do to get started.) I believe Dean and his organization are the real deal after reading his book and communicating with so many of the students and participants.
I also know how hard it is to jump in (and that most never will unless they take a major step, like the seminar.) I can remember EXACTLY how my stomach felt the first time I signed a lease to let someone else live in MY HOME. Thank God, I had my mother who assured me it was going to be ok.
