OfflineLast w/e I had someone contact me who had heard through the grapevine that I am an investor.
She had inherited a house from her mother and owned it free and clear. She is having a health issue and needs money quickly for bills. The house is in WV and seller and I are both in Myrtle Beach. Seller had a very good quality video of the house to use for marketing and a renter with a lease until 2/2015. No repairs needed.
Comps came in at about $151k. Got it under contract for $98K and sold it today for $112,900 cash. I never saw the house and the buyer is a cash buyer from CA who is buying sight unseen using her self directed IRA.
Assignment Contract is signed and $14,900 for Assignment fee has been deposited into my acct.
Easy Peasy!
