Well, I wanted to make an effort to get here to this site much more frequently. But, sadly that hasn't happened. I've been working on a deal for the past 11 months that finally has come to fruition. You know me..., its one of Tammy's crazy deals! A short sale with 2 loans that's a divorce with IRS and other liens. Yes, I attract the problem properties, don't I? But I'm not complaining. Laughing out loud I AM A PROBLEM SOLVER after all. And this one, I left in other's hands to resolve the problems while I worked on a few other deals.

Purchasing this one for $645,000. Paying some 'creative fees of $12,500 and $12,900 and a finder fee of $5,000. Rehab will be about $150,000. Holding costs are $15,000. So, that's approximately $840K to acquire and rehab this property. Then it will be about $56K in realtor fees. Mind, NONE, NONE, NONE of my own money!!! ARV? $1.4M! That leaves a profit of $500K. My money partner gets half of that. This is the 3rd deal I've done with this particular partner. He's quite a happy camper. So am I Sticking out tongue

This one required some creativity to make it happen. I'm keeping it and rehabbing it; although I did have a buyer and could have wholesaled it for $75,000. Its in the SAME city my $100,000 wholesale deal was in; which happens to be the city I live in. After doing a rehab in the mountains, I REALLLLY value a property close by that I can keep an eye on. This one is already funded. There's just a waiting period until tomorrow to record.

My strategies and goals this year have changed to that of 'less stress' and time with the family. Therefore, I'll only do deals that make over $100K and I'm liquidating some of my buy and holds to buy a whole bunch of buy and holds in other parts of the country utilizing full service wholesalers. I'll need a few more months to get into THAT part of my goals. Eye-wink But my goal is 75 out of state properties by next year's EDGE. I'm also going to do some wholesaling with a different partner, and working with another partner on a training program specifically geared towards Southern CA investing.

So, if you don't think YOU can do it, think again. If you know a little of my story, by rights, there's no way I should be doing ANY deals, right? LOL I laugh and snicker on the inside about that type of sentiment. I'm making it happen and nothing and nobody is stopping me, God willing. Smiling

Tammy I am so stubborn it's annoying.... And I am a stickler for the law and rules, I finally cleared my LLC so I have my name, my EIN and I will be finalizing it but first a vacation (13 years over due) I saw in my real estate school (renewing my realtor's license and saw a group that focuses on Reo's) so I will be journeying on that initially and fsbo's with price reductions is my idea.... Just have to finalize my website.....

Great job on landing that deal and keeping faith in making the deal happen. I'm starting to think, even from my last couple of deals I did myself. The more complicated a deal may seem the more nobody else wants to pursuit that deal but those deals are the ones that makes you the most money. I had a couple of wholesale deals myself that took months to close, but the payout was worth the wait. Good luck on your new goals

I'm in Southern California as well and have done all that the Dean has in his 30 days ... book and still looking for my first deal. It seems like every 3 months, I have to do a recalculation of the offers I'm making since the market turns quickly. The deals are out there, just need to find them.

By the way, I have a couple of "Luxury" buyers who's been very anxious to get fed. If you have some "bones" left over, I will be more than happy to partner with you.

These deals definitely take time, but the effort I had to put on this one was minimal because I had someone else do it. It was just a matter of stick to it ness and not always knowing if the deal was going to go through or not. But you keep yourself working on a few of them, 3 may not work out, but the one that does... Bam!!!!

Never give up, see the potential out of the problem!

Yeah, those zeroes make a huge difference Sticking out tongue. I met my money partner in the deal I wholesaled for $100k. He was referred to me by the designer I had to come and look at the house in case I bought the house myself (that was my backup plan, though at the time I had no idea how to make that happen; in the end he had to borrow some of the funds and the guy he was working with wouldn't come in board. He mentions to me all the time how we should have done that deal! Lol. The buyer on that one is going to make a cool $900k AFTER all expenses, so yeah, it was a killer deal! He was very impressed with the way I presented the deal to him and how I carried myself and the fact that I wasn't afraid to ask him for 100% of the purchase and rehab money. lol So the impression stuck and I now have a partner with almost unlimited funds. He'll only work on deals with really large spreads and profit margins though, but I'm really good at finding those! Laughing out loud

Remember, I had no idea how I was going to close that deal (which was $975k plus $475k rehab ). I had to be confident, act as if I'd already gotten an investor. I believed and conceived myself into achieving. Sticking out tongue

Dan, out here in Southern California, there's A LOT of tweaking to the material that needs to be done to get it to work. While the basic principles are the same, things need to be done quite differently out here. It took me 3 years of tweaking to get the right formula out here. Laughing out loud Key thing is to REALLY build good relationships with your team and your realtor and goto REIC meetings. I sometimes speak at one in Fountain Valley. I believe he's having one tomorrow evening; I won't be at that one, but if you ever want to join us, we'd love to see you at one of the meetings. This is the best REIC club I've found around here, and one of the most honest guys in the business here in Southern CA which is why I work with him. Laughing out loud
