OfflineHi every one! I have been reading every thing that has been posted for about 3 weeks. Wow alot of good information. I've been working very hard to get my first deal done and finaly did it! I have had some others come close but just did not work. Well I went to a tax auction on Saturday and bought a rehab property. I have private money helping me and plain to do the rehab myself. (over 30 years of construction exp) I bought this property for only $4,000.00 and have a $30,000.00 rehab buget. The FMV. for this house will be $75,000.00 TO $80,000.00 NICE!! Thanks for Dean's book and all the motivation and support you've given me. If anyone is in the upstate NY area investing, we'd be happy to hear from you to see how your doing!

Sounds like a great deal, and you have the perfect background for the work! Were you able to see the house before auction? I have attended several auctions but only being able to drive by and not inspect has scared me away from making any bids.

I've always been impressed with how a rehab investor can take a place that needs work (sometimes a lot) and turn it into a lovely home for someone to live in AND improve the neighborhood.

Yes I was able to see the inside befor the auction. I looked at 25 to 30 properties that would be sold at auction, fond 6 that I would bid on. Did my home work on all of them. Some of them went for moe than I would pay, had to let them go. Most of these property need alot of work and you could get into them, doors open/unlocked ect.

Day 1...Cutting the grass (I mean Hay field) and cutting down thick brush just to find my house! It only took 1 day and three sets of hands but we've filled the first dumpster! What a mess....and to think there are only about 5-6 more to fill. I'm talking commercial size dumpsters here! I can see the finished house in my head though everytime I pull in the driveway so it's all worth it! Thanks for all the KUDOS, my wife and I can't wait to put the "FOR SALE" sign in the front yard...(now that we know where it is). I'll write more later if anybody's interested in our progress...thanks again. will818

Rosefield we used the old strategy of finding the uglest house in the neighborhood, boy did we do good!!! All things are going good, filled our 2nd dumpster yesterday. I meet with a architect today , he will help with floor lay out,also adding a full 2nd floor to the property. I will get my wife to set up some pics. and let you know were to find them. to share the numbers of your flip. What I'm referring to is the costs to do all the renovations, if you don't mind. It will be a good thing to share with those who've never done a flip, so they to the costs involved with taking on such a project. God Bless in your REI.

I am happy for you. I have been seeing a lot of low prices in my area. I have to say that I am still a bit nervous about doing this investing. I am reading Dean's books and free real estate magazines with listings. Thank you for sharing the good news. God Bless You.
