OfflineOK, goofy heading, but for those who haven't been reading my journal this month, I wanted to share this purchase I'm in the middle of. I happened to put a post on Facebook last month about a rental property I was thinking of selling. I had a party respond that actually had just that day decided to sell off all their rentals (5 duplexes and a SFR). They presented such a great deal I switched gears to being the buyer instead of the seller. I was the first one to know of their decision, and knew to jump on it fast after viewing the properties. (ANSWER WHEN OPPORTUNITY KNOCKS! QUICKLY!!!!!!!!!!!)
To make a long story short, if I kept all these to myself I would be raising my net worth by about $200,000 and my monthly cash flow by another $2500. I have chosen to assign at least one (to pull in some fast cash), and have scheduled the closings over the next three months to make it easier to refinance as I go.
For everyone who has had the experience of "a day late, a dollar short" on your REI deals (I had plenty in the beginning that I kicked myself for!), get the courage to JUMP when you know you've got a great deal. ACTION is the only way to WIN!

Hey, guys. Thanks!! Sorry I haven't put in details yet. Promise I will SOON, with pics. I have so much going on right now. Matter of fact, Jeremy, I put a little blip on Facebook again this morning and have already gotten 2 messages for more leads that could mean another dozen or so properties!! Granted, I'll have to see what the numbers say, but a bunch of them are from another family I know in the REI business who have decided to sell theirs. Might be able to pick up THEIR inventory, too. Ya never know. This is so cool!!
Just wanted to encourage everyone, that once you get past that first deal it really does get more and more like a piece of cake. You don't feel the intenseness of having to get past that hurdle anymore.

that is so great, i´m going to have to check out this facebook sounds like a great place network. and i thought i was doing pretty good from peru, which we are leaving tonight
so it is back to work on wed and back to life . we have had a great time here and when we get back we can go look at some other deals i have found on the net while hanging out at the families and just being lazy.
