Cash buyers needed ASAP

I've put everything into these two houses. My bank account is down to a 0 balance. I've tried selling on this site and Craigs list. No luck. Can anyone help with suggestions or cash buyers list in south Chicago suburbs? Getting frustrated.

What is the condition of these properties? Move in ready? Are you selling to the owner/occupant? Are you trying to wholesale these to a rehabber/landlord? I don't know what to advise because I don't know your circumstances!

What are the numbers?
ARV? Any repairs? Your selling price?
Unfortunately, I see this a lot (no response from buyers) because the properties are not really a deal from a cash buying investors standpoint.
If you are selling retail, I would advise listing with an agent and using the power of the MLS to market your property.

Have you looked at Lease/options - you get out from under the payments. The leaser pays mortguage. If they default the property comes back to you and if they don't a portion of the rents they have been paying will come off the agree upon price. Addvantage the money you get for the house is a retail not wholesale and when you lay out the agreement you include a percentage of increased value that will be the final purchase price

This is a great way to find investors quickly!!
