I assigned a 4/1 SFR rehab to a buyer on the 25th!
Purchased for 32K, Sold contract for a Fee of 4K! It's not millions but there is more here than meets the eye. This buyer is local and has a lot of connections! I was looking for a fee of 8K or 5K minumum but I did what I had to as Sully would say, to "get'er done"!! (I wonder where he's been?)
It's a great feeling! I had a lot of interest in this house but it only made sense to sell the contract to someone I can benefit from in more ways than just selling to an end buyer, right? I don't have a closing date yet but it will be before April 30th!
I'm soooooooooooooooooo excited! The feeling of confidence is AMAZING! What an experience, this is just the first of many, I'm sure!!!! Whoooooooooo! Hoooooooooooo!

It is truly amazing how confident it makes you feel. This would have happened sooner if I would have really listened to what everyone here was saying. Taking ACTION is the only way to be successful, I know that now! (better late than never) I look back at my journal only to see how many prospective deals I let slip through my fingers due to fear. I've learned so much and truly appreciate everyone sharing their stories of success and triumphs! It has helped me grow in many ways.

Chip & Andrea-I too think it's HUGE! Of course I didn't realize how huge until I got it done! I was a wreck until I saw that signed assignment contract come through my fax...it was like Christmas in March (without the snow)!

You are sooo correct! That is great news. Our first deal we did as a Bird Dog and the investor walked us through the Short Sale process. Then our second and third deal we were able to do the short sales on our own (well, we did call the Success Academy a lot with questions), but our confidence had gone through the roof!

Tricia, keep working at it and never give up. It took me a long time to get this but it was my own fault. I let the fear get to me (and a bunch of bad realtors).
