I must admit, When I first started all this I didn't think I could actually do deals O down and with no money. Boy was I wrong. I have now used several different strategies O down. I had no choice but to do this when I first started And now I do them because I can. On my latest deal today that I closed is a new house for Julie and I. After it was all said and done i bought it with a sales and purchase agreement with owner financing. I gave 119.000 He owed 104.000 FMV is 154.000.I am making his payments for him, I owe him a little over 13k NO interest to be payed whenever I can or at closing if I decided to get the loan in my name in 2 to 3 years. I wanted to see if I could find a deal like this and get it done in 24 hours. This is a piece of property that I have never seen of had any contact with in anyway And I did it. So for all of you reading this Take action and fear will leave. I really don't no why but for some reason FEAR does not like Action. All you have to do is try it and see what happens.

It's interesting how you feel like you've knocked down barriers, but as you tread unfamiliar waters and try something new, you get that "uncomfortable" feeling, and can stall out instead of move forward on something.

I am not sure this has been addressed on here, but just in case it hasn't, I went to a local investors meeting last night, The speaker travels around the country and said that storage units are bringing in the money, it was a "cash cow". There are no tenants, no trash and no toilets ! Just a tidbit there, he also runs his business without mangers full time by using an ATM type machine that takes the money for the units needed, spits out a lock and lease form. scans the Drivers license and even a thumbprint.. Makes money while you sleep. Insurance is cheap. And has good cash flow.. Just some interesting news I thought I would share with all the DG'ers out there..Have a blessed week and weekend! Kevin

I actually found him via craigslist.org in every city there is a category that says real estate wanted. Most of the posters are real estate investors i actually have a standard welcome email that i send them and with him he answered in less than 2 minutes i asked my qualifying questions that were taught to me by the success academy some people don't reply to emails so the ones that dont respond i put them on my calling list. Friday will be calling date, im trying to get a list of at least 30 investors and narrow it down to 10-15. Yes it was amazing when he told me hes looking for 30-60 properties every 3 months was a mindblower so obviously his pockets are deep and im hoping to find more guys like that so after a few deals i can actually start splitting profits he puts up the money and we split 50/50 so its looking great!! ill keep you all updated
Ok, went to look a a house it is vacant because the place was sold for 122,000 on a VA Loan the buyer went threw all the inspections and they all pasted he put down deposit money and did not show up for settlement. so the house was put back on the market for 119,000 for about 2 months. Since then the people moved out, thought they had the house sold and now living in an apartment,can't handel 2 payments. I got a call from the Daughter off of one of my bandit signs so i met them yesterday they need 70,000 to settle the morgage ran comps from this site looks like they are around 90,000 not enough for a wholesale so i mention to them about a owner Finance for 2 years rentals in the area are around 900 month Looking for all options

If it was me. On a VA loan I would offer to do a subject to. That way you are just making the payments. On VA loans everything is ESCROW in.

Well that could be a big difference. Sometimes they do a 80/20 and have a lot higher interest rates. If you do the lease to own make sure their is no prepaid penalties. Make sure you file something at the couthouse. That way if they try to refi are take out a second it would send u a red flag.

What i have been doing is going to all free online classifieds sites and there many of them and i go to the real estate wanted section and normally there's 20-30 plus ads about looking for investment properties or they buy houses for cash or even go to the real estate job sections and youll find local investors looking for bird dogs. So what i do is i set up a spreadsheet will all email addresses and my initial form of contact is email. and as you mentioned i send this standard email:

I wasn't really sure I would get this one.like I said early he bought this hose 5 years ago for his daughter. The house next door to him came open and He bought that house for his daughter. so he decided to rent this one out and didn't have much luck with his renters, So when they moved out he wanted to sell it since he had 3 homes now. He was 90 % done with the house and tired of working on it. I talked to this guy for 3 to 4 hours. I had to basically sell myself first. When he started warming up a little I hit him with creative financing to make a win win for both of use. I told him my daughter was moving back and I needed another house but at this time I didn't want to pay the bank closing cost and points. He said he understood that and then the door was wide open for us to work a deal and make a win. win.

Thank you for the response. This would help a lot cuz today I actually spoke to a loan officer that knows a banker. This banker has properties he wants to let go 40cents-60cents in a dollar. All I have to do now is find investors.
