Just did my first Hostile Takeover and now working on the next!!!

Thanks to Bill O'Rafferty's Edge presentation and forum posts I was able to find the perfect "subject to" property and and found my tenant buyer the next day!

I told a Realtor friend of mine in PA about the Hostile Takeover method of buying that I learned at the Edge and that week he called me with info on a woman who was 2 months behind on her mortgage and had vacated her property because she could not catch up.

I met her at the property and after explaining that I could relieve her of the dept and restore her credit by paying her mortgage for her she was all for it.

Her mortgage balance was 152k and her monthly payments are 1300 with taxes and ins included. After getting the property under contract and before I even filed the deed I had a tenant buyer willing to pay 1500 mo, purchase the house for 180k in 12-18 months and give me 10k down.

I will catch up her payments which are now 3 months for a total of $3900 and still make 6k on the front end, $200 cash flow a month and 20k when the tenants buyers purchase the property in 12-18 months.

IT DOES NOT GET ANY SWEETER THAN THAT!!!

I've just recently joined the site and started reading Dean's books. There is a house on a lake my parents live on that has been vacant for an unknown amount of time. The people who own the house are from New Orleans and lost their house in Katrina, so moved to Baton Rouge and bought this house. He's in the medical field, and she was in law school the last the neighbors knew. They vacated the house when they got their "Katrina" money and repaired their home in NO and moved back down. Have several phone calls to them to try to work on this kind of deal, but I don't know if they own outright or if they are still paying a mortgage. The house is in deplorable condition except for the roof. I've been searching the site to see if I can find the information on how to find out if there is a mortgage on the house, and how much, so I can know how to approach them. I'm hoping for some sort of deal like this except I'll be the renter because I need to move back down here because of recent medical problems and my specialist, who's supposed to be one of the best in the South, is in Baton Rouge. My credit and everything took a hit when the disease came on, and I was actually the perfect candidate for this kind of deal, so my credit is shot and I lost my house to foreclosure. Kind of ironic that I'm now looking at the solution that could have helped me credit wise as the avenue to financial independence again. Once, again. Congratulations. It's so exciting and motivational to read of others' successes.

Wish I could say the same after all the calls, all the emails, all the ads and everything else and still at the same place as day one when I started. Sure I have found buyers, agents to work with and all that stuff just to find out the buyers my opinion are not worth a crap and all that but oh well just one of those things.

Carol! I still haven't gotten to see Bill's presentation on the EDGE DVDs, but I did my first deal subject to using a land trust. You did this so quick and easy! Did you use a trust?

Also, I'm not getting any bites on my Lease Option. I've used Greg Murphy's ads to the T, and I have a big list of T/B but not for the same area my house is in. The property currently has a tenant and the seller is covering any loss per month for taking over the headache and saving him from letting it foreclose. So, no loss, but I REALLY want to get it L/O to a T/B!

What an AWESOME deal! Absolutely Incredible! Wish mine went that smoothly and fast! Great job!

Contact the county clerks office for information on the property. They will have everything you need about the owner's info (being the bank).

Also, keep reading the book.....dont force a deal, let them come to you! Don't focus on one thing that you want so badly...other deals are out there and will come to you and answer their own questions!
