Expired listings work!

Hey everyone.

Just started marketing to expired listings sent to me from my realtor. I have gotten the best response rate by far from this than any other type of marketing I've been doing. (Thanks Carol for the tip!!)

I just get the property address, see where the owner lives and send them one of my special letters and the calls start coming in.

Now not all these properties turn out to be good deals, because these sellers still think their houses are worth what they were a few years ago.

When they call I always ask them how come you think the house didn't sell when it was listed. They always tell me some type of excuse. Its never that the property was listed way to high. Which is the real reason why it didn't sell.

How come they just don't get it?? Come on sellers wake up.

Anyways today my partner and I just locked up a pretty decent property from the expired listings for $13k and are going to wholesale it for $17500.

Note: For anyone interested in venturing into wholesaling. Its kinda easy to do, but takes action, action, action. Just remember its a numbers game when it comes to this and closing deals. You may look at many houses before you get one on contract. You may also get many houses on contract before you actually find an end buyer whom is interested. So just hang in there and go through the numbers!!

My Realtor also has it set up automatically for me. I receive expired listings every few days. Get another Realtor,they still want a commission if sell one don't they. In fact you are creating additional income for them,and you are doing the work. All they have to do is set it up once and its automatic.

question on letters

Thank you all so much for posting and providing great information AND Carol's letter. thx! I haven't read anywhere yet why they are called yellow letters? Can someone inform me of this...thx or point me to the explaining link/info.

Because they are actually Yellow on color. Mailers average a 2% response rate.
Phone calls and door knocking is MUCH more effective. We call(if we can find a #)then we mail and then we follow up with a door knock if we get no response. Whether it be pre foreclosures, expired listing, estate sales, probates ETC. When you get out and talk to people you will discover that they have received 50,000 yellow, red, green letters and numerous post cards, but you will be among the few that called or door knocked. Guess who they do business with?
We have a very active mailing campaign, so we do it as PART of our MASSIVE marketing campaign. Phone calls, door knocking, Bandit signs and word of mouth work way better than mailers. So do it, but don't hide out relying on a mailer to bring you consistent leads. Get out in the streets so to speak.

For your advice and direction. It seems the phone calls and face-to-face gets the deals done. I did go find an old thread on the yellow letter marketing strategy and was fascinated. That is a very old technique in other fields and now from what you are saying it may be worn out or at least is not to be depended on... get out and meet the people, right?! Thanks again.

Trouble getting owner info online from LA County Tax Assessor

I'm having trouble getting owner information from the Los Angeles County Assessor website. I'm strongly considering signing up for PropertyShark.com since they can easily provide this information and more. This is the site I'm using: http://assessor.lacounty.gov/extranet/Datamaps/Pais.aspx
It seems to imply more information than the basics they show are available in district offices which are usually far flung and a long drive from where I am. Thanks for any assistance you may be able to provide.
