I found Deans books, started reading, it opened my eyes and I went out, used the techniques, enrolled in the Success Academy and found an awesome deal! Here it is...

I have no money, mid 600 credit, found a great loan program from a Mortgage Broker who is awesome, built my power team and its all down hill from there!
I am going to pull a HELOC for about 20k immediately to pay off a car loan, credit cards, and then put the rest into the repairs. Should take less than 2 months and will probably do a L/O on it or sell it. My wife and I along with our 14 month old will win a trip, we are investors, and will be featured in a book (or at least that is our attitude) Nothing will stop us and that is the attitutde you have to keep! We have several more deals already lined up with buyers and have set a goal to do all five deals within 3 months so by March 1st...

Hello Karen! Good to hear from you again, I actually just contracted up Deal #2 today and have partnered up with Mike Mangham and starting to work with the Weules out here in Colorado! I just got the second deal u/c today... It is a 4/3 3300 Sq ft with mountain views and a swimming pool on almost 2 acres that I picked up for 230k! It needs 60-70k worth of repairs but ARV is 420-440 from everything that I am pulling on it so I am jazzed. It is an REO and I have it under an LLC so weighing options as to whether I want to rehab it or make some quick cash wholesaling it... How are you??

We put 15 offer in for REO's last week... This one got accepted, two more were considered but they were HUDS and only wanted owner occupied. 5 more look good and the rest were not answered! Best part is they are all 40-50% off ARV!!!
