I live in Colorado and have been renting a small apartment for about four years. I found Deans books, started reading, it opened my eyes and I went out, used the techniques, enrolled in the Success Academy and found an awesome deal! Here it is...

Was listed for 160k
I bought it for 135K
ARV is around 195k!
I have no money, mid 600 credit, found a great loan program from a Mortgage Broker who is awesome, built my power team and its all down hill from there!
I am going to pull a HELOC for about 20k immediately to pay off a car loan, credit cards, and then put the rest into the repairs. Should take less than 2 months and will probably do a L/O on it or sell it. My wife and I along with our 14 month old will win a trip, we are investors, and will be featured in a book (or at least that is our attitude) Nothing will stop us and that is the attitutde you have to keep! We have several more deals already lined up with buyers and have set a goal to do all five deals within 3 months so by March 1st...

Actually Regina, I asked for a referral to one that a financial advisor friend of mine knew. I ended up meeting with her and she runs her business exactly as I do, putting people first, and her husband also works for a major city fire department so we had a pretty good connection there. She had alot of ideas for me and we are working together on several projects together so none of it is one sided. I am putting her on my website and she is featuring my company on her newsletter. We both get business!
Find a morgage broker and every other member of your power team that will also work for you instead of just you giving them business...

You can never set your goals to high or dream to big. You know the old saying the sky is the limit and that is how Jeremy and I go at it. Jeremy and I were looking at a potential deal not too long ago and when we were done and went to my house to crunch numbers my wife looked at us and asked, When are you two going to stop doing deals and how much is enough. We both looked up at her with a smile and said NEVER!! That is what I mean when about dreaming and setting high goals.

Always have at least 3 in the pipeline because anything can happen to delay or dead a deal so its always good to have multiple on the scene just in case
Don't get lax; you want to stay hungry. You should never feel like you've achieved anything. Once you've done that, you tend to slack off and thats not good.
