I just partnered with my brother and bought a really nice 3/2/2 in a subburb of Houston. It's a foreclosure that needs little ($5,000) rehab. We are going to pay cash for it $54,000 and then rent for $1200mth. So we each get $600mth! Now, go ask your boss if you can have a $600 a month raise and see what he says! I'm so excited to be getting back in to Real Estate after so long. I joined the DG family back in Sep '09 and there's so many deals out there it is rediculous! I wanted to buy another, using financing this time but my hubby said I can only do 1 at a time! I'm thinking about wholesaling but still afraid to make that move but I think there are a lot of those deals out there also. I"M SO HAPPY!!!!!

Find a good deal and run the numbers on it. Find a cash buyer that will pay you for leads. Sign a finders fee agreement and if he closes on the deal he will pay you!

you find out exactly what that buyer wants and where they want to buy at. A good deal to most investors is at least 65% ARV minus any repairs needed.

Annette. Getting this house rehabbed will go a long way in getting some positive cash flow. Not to rain on your parade, but remember even if you are renting it for $1200 per month, it is not all profit. You do have to pay RE taxes, insurance, and possibly income taxes on your income. I am only mentioning this because I don't want to see your great profit find go up in smoke when 4/15/12 comes around.

It's very common around here. I just get nervous about the contract. The home we just bought is from a wholesaler. I don't know where to find the contract to do this. Is there one? I don't want to get locked into a deal I may not be able to get out of!

Oh yeah, I know all about "Death and Taxes" er... I mean taxes and insurance!! Isn't it odd now how the P&I is nothing, the T&I are rediculously high. What kind of interest rates is everyone out there paying now? I've looked into getting a loan and it has to be a little higher because I am an investor, but been quoted at around 5-5.5%. I still think that is pretty good.?

Lane, thanks for the hint on the birddog contract. I'm sure there is more to it than that. But I get the idea. The wholesaler we bought the house from just used a regular TREC real estate sales contract and he advertised it on "My House Deals.com".

We are supposed to close this Friday! Can't wait. We are actually getting out of our comfort zone a little by going into another city, by an airport, etc.... I'm sure I will be learning alot from this experience which only helps us become more rounded individuals!
