Co-wholesale deal with another wholesaler.
I found the deal, he brought the buyer and assigned it for $2000.
We have an agreement to split our earnings 50/50 on every deal.
DONT STOP, DONT EVER GIVE UP!
It took me 11 MONTHS to get my first deal. SO WHAT!
I JUST MADE $1000 out of thin air!
I have 2 more deals soon to be under contract.

Put at least 1/3 aside of every deal just to be prepared
I believe you told me you were a homeowner so you know about the deductions, and federal taxes are flexible with them, but most state taxes are not.

You have just inspired me. I have been at this longer than you and have not done a deal, but I have not been as persistent as you have. I let obstacles literally stop me instead of trying to find a way around them. I could tell all the reasons why and say poor me, but no more.... I am going to get a deal done before the end of the year come hail or high water. I might try partnering as you did to get that first one under my belt. After that, as Bill said, they will get easier.
Everything works out in the end. If it hasn't worked out, it's not the end.
