$1000 check on its way to my mailbox today!

Co-wholesale deal with another wholesaler.

I found the deal, he brought the buyer and assigned it for $2000.

We have an agreement to split our earnings 50/50 on every deal.

DONT STOP, DONT EVER GIVE UP!

It took me 11 MONTHS to get my first deal. SO WHAT!

I JUST MADE $1000 out of thin air!

I have 2 more deals soon to be under contract.

Did you make up at contract on the 50/50 split? Or was it verbal? I would also like to do this with a local wholesaler who has approached us but just havent put it on paper as of yet, any advice would be appreciated.

This wholesaler and I have built a personal relationship and we do not use a contract for our 50/50 split.

Network, find the HONEST people in your area and do business with them.

If you don't want to take the chance of someone being dishonest then go ahead and sign an agreement. It can't hurt.

Like you said; so what if it took you 11 months. You knew you could (and would); it was just a matter of time! We NEVER doubted you, for sure.

I've been at this for alot longer (off and on); and have yet to complete a deal. But you know what; it's just around the corner. It's time to pay the piper, and I'm the "piper"!! I've begun to take action lately and lots is happening. It's amazing how that works if you just get off your duff and DO SOMETHING!

I am happy for you and surprised too because I thought you had done a deal long ago. You said you found the deal. Can you share with us how you found the deal? I have been studying REI for a couple of years now and still need to get my first deal badly. I don't think it should be taking me this long to get it done. From the various posts on this thread it seems I am not alone and others are still working to get that first deal. I can only imagine how good it must feel.

It was from a bandit sign, put them out by Mcdonalds, Walmart, walgreens, etc...all of the busy places.

Find the WHOLESALE buyers in your area. Not other WHOLESALERS you want (WHOLESALE BUYERS)

The wholesale buyers have the liquid cash you need to move your deals and move alot of them whenever you need to. I have 2 very big buyers, yes I said I only have two buyers on my list, Yes I will be growing my list when I move into the lease option strategy but right now as a wholesaler all I have is 2 VERY LARGE buyers.

Put your signs out, find the MOTIVATED sellers, not the people that would LIKE to sell, you want the ones that NEED to sell YESTERDAY!

The best properties for wholesale are as follows:

Probate(Estate)Properties
Properties that have been owned at least 10 years.(Lower Mortgage Balances and Low property taxes.)
Old Rentals (Tired Landlords)
Divorce Sales
Job Relocation
Job Loss

Still waiting on a short sale deal to close from 3 months ago.

So if all of these go through I will be up to 5 deals total.

Im headed out to put up more bandit signs this weekend.
