ANOTHER DEAL !!! 30

just SOLD a property that i bought at the auction.
bought $1000
expenses-taxes,water bill,misc,-approx $2000
SOLD-$300 DOWN-$500 PER MNTH ...
SALE PRICE $4500

this deal is not a big money maker but i did learn a ton of lessons at the auction and talking with investors and about donating to charities.also learned that even thiugh taxes did not have to be paid at the auction....they are due right after the auction by the end of the mnth or it will be re levied onto next yrs taxes.
i immediately advertised this sfh that needs alot of repairs for a low down mnthlt pymnt and got a buyer within a week...on facebook and craigslist .a person saw my ad on face book and told a friend who also saw it on craigslist.
do NOT OVER LOOK FACE BOOK AND CRAIGSLIST as an advertising tool !!!!
another note...i know i am supposed to but DID NOT do my due diligence on thtwo properties and learned a valuable lesson.......if you DO NOT HAVE TIME TO ALIGN A CONTRACTOR to do repairs then DONT BID ON EXTENSIVE REPAIR HOMES.I did make a sale due to the fact that i used a strategy that works in my area !!!

yes just the lessons learned is valuable!!///i look at it as getting pd to learn as apposed to losing $$$$ to learn a lesson.the longer you hold a property...the more holding costs u pay and the less and less you make !!

???? more than i pd for the house ??? YES !! like i said ...lessons lesson lesson..
normally one would get upset and worried that this deal would make them LOSE $$$ well learning other strategies can turn a possible $$$$ eater into a $$$$$ MAKER !!!

Jay way to get her done, I'm still hunting for my first deal, went to a auction saturday, the house was in such bad condition, it still sold for 19,500, it needed rebuilt from the studs up,just no room left to earn any money in the deal. Away I didnt even bid on it for that reason. There was only one person bidding. I spent the rest of the day putting out bandit signs and the phones have been a ringing all afternoon,Anyway did you buy the house at a tax sale? Again congrads on #30 for sure...Action+knowledge=success......Smiling

Dave-- yes craigslist is awesome...u can advertise in ANY CITY OR STATE and get buyers or sellers.heck just run an ad in any area u want to invest in and BUILD A TEAM! !!.

Javron: deals r EVERYWHERE...the nack is FINDING THEM ....this site has ALL THE INFO needed..........although 1000 dollar houses don't come often....ir does happen......just do your due diligence and make sure there r no suprises that will stick u on your first deal.

Even though I've never met or talked to you I can almost feel your energy and enthusiasm flowing through the computer. If you can make some money on a deal then in my opinion it isn't a bad deal. At least you are still going in a forward direction. Keep it up, don't let up and build it up!
