Finally my first deal done! Earned a $7,600 assignment fee

Hello to everyone here and the entire Dg family. Just wanted to share my first success story with all that are still working towards that first one. I just completed my first assignment and recieved my check from the title company for $7,600 on July 12,2012. Not even a week later yesterday on July 17th I picked up a second check for $2,000 for a simple referral to a cash buyer. Didnt even do an assignment on that one. I am extremely grateful to Dean and all the helpful informative post from everyone on the site. I called my dad screaming for joy with this good news, and the first thing he asked me was "IS THIS LEGAL"?? I died laughing, and yes people this 100% REAL,legal,legit, and literally a life saver.If you have NO money and NO credit. Please dont give up and use this to change your life.

Details of my deals.

Hi everyone and thank you. The details of my deal were fairly text book. I posted an ad on craigslist saying WE BUY HOUSES.I Got a call from a maintenance man saying the owner of a property he works for wants out. So I offered the seller in the end $27,500 he accepted.Then a week later I got a call from a mailing I sent out to cash buyers.A cash buyer called and offered me $35,100 over the phone and I didnt even tell him the price yet, only the address.I was only gonna ask for $30,000. So wow lucky me.I immediately told him I accept and asked when could I meet him to sign the assignment papers. We met one hour later. I signed the assignment over to him using Deans printable forms off this site for a $7,600 difference. He closed on July 11th. Got my check from the title company on the 12th. I did not use a realtor in this transaction. I got my own purchase agreement from a friend realtor, filled it out myself with the terms and made an offer.I did not put down any earnest money.I added a clause/addendum stating EM deposits will be wired to escrow account holder upon completion of property and pest inspection reports with 14-21 days.I assigned it 7 days later and the buyer paid the earnest money..Tee hee lol. This deal was done with none of my own money or credit..The same buyer gave me the second $2,000 check for a refferal 5 days later.This is my first deal and I found it kinda hard to work with realtors and MLS properties. And I am not that advanced yet to know how to do short sales and reos. So for now FSBO are best for me. Wishing tons of success to you all. Tiffany

Congratulations on your deal, it's amazing, i'm still working on my 1st. Tried working with realtors and no luck, tried bandit signs and not much luck there either. so kinda struggling. I know eventually I'll get there.
Question for you, do you use a realtor to pull comps for all the properties that you find?

I can see how excited you are/were to post this but how about actually telling people how you did it? All we've been given was the end result.

The no money no credit part is a bit of an exaggeration I think, no offense.

Legality

Some would say that assignment fees are legal, and others would say that they are not, especially licensed real estate agents and your state's real estate commission. When assigning, giving real estate advice, drawing up contracts, etc., unless you are dealing with your own property, you are practicing real estate, and it is illegal, if you are not dealing with your own property. Thus, it is important to make sure that your contract is worded correctly, listing you as a buyer and not as an agent. You are representing yourself as a buyer, and that needs to be made very clear, in writing, in case one winds up in court.

Just remember, you have to be the buyer. You are not representing the seller, and you are not representing your buyer, either. These things need to be clear in assignment wording.
